Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I noticed that construction has stalled for about the last three weeks at the top. Does this mean that the tower is about to get started from the top of the base and just takes more time? Sorry if I missed it, but I hope no miscalculation has occurred.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
No they have been continuing the march upward pretty much continuously, the only thing that stops them is rain. They pour concrete every day. I did notice that they are reaching the top level of the garage and are setting the support columns for the top of the podium but that just started today while they are pouring the concrete for the last garage level.

I see a little sign for Annex, nice little coffee shop. Costs a little more than Starbucks but it's worth it.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Lots of activity this week as they have starting work on the residential tower while they finish up the base.

This is so exciting! i am seriously considering moving into this tower.. but i bought a house.. darn.
the base has reached the 10th floor? or is the 10th floor the tower part which means the base is at 9th?
hope that makes sense

Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
There are 8 garage floors so the top of that would be the 9th floor if that makes sense. The outdoor patio garden and pool look to be on 9.

Looks like we got another peek at retailers coming to this development.

That's a very solid slate of restaurants IMO
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Wow, that's actually pretty awesome! I do feel like Twisted Root and Cane Rosso seem to have gone down in quality (especially Twisted Root), but, that's neither here nor there, because I think those two, along with the rest are very welcome additions to Downtown.

Cool casual selection. Le Madeleine is rather forgettable. I'm sure the others will do well with the work crowd. The real question is... will these retailers stay open for the residents?
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
They have been taking some measurements on the exterior of the garage. Hopefully they will get started soon.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Pretty sure the restaurants listed are hypotheticals on what appears to be a sign permit submittal drawing. I doubt any of those are committed yet. Except Ascension of course.

Very cool list of retailers
I wonder why Eatzi's or Ifratelli haven't done more expansion in the urban core. These are more of the casual establishments we need.

I bet you’re right. CBRE/UCR’s marketing collateral (which is updated frequently) shows all the space except for the Ascension Annex available.

Also there's already La Madeline at 2100 Ross, so unless they plan on moving it's unlikely that they would open a second location.
Still waiting on Chipotle to reopen downtown somewhere.

I thought they might be temporary placements as well but usually, when developers do that they put in fake variations on real brands they almost never put in place real brands due to the confusion and trouble it can cause. Real brands like those pictured above don't tend to like to be shown coming to a development they have no intention of opening a location in. Of course, all those brands listed are in one typeface and not the logos so it could go either way so I posted it anyway.

I asked today when I was in the Annex, guy said he wasn't sure of any specific names but knew they wanted a nice sit down restaurant.
To be honest I don't see a lot of room down there for 4-5 different restaurant types, I would think that the remaining space alone would be a tad small for a La Madeleine. If they want a nice sit down restaurant they have enough space for one. There is a nice patio space on the far end closest to Ross that already has fans in the ceiling and looks like its just waiting.

I want to point out in that rendering above the garage is not completely covered on the Woodall Rogers side. Mind you I am glad they are covering it on the Field street side and most likely the water gardens side but just so no one is flabbergasted and clutching pearls when the end product comes to a close.

Grotesque. No building should be allowed to have uncovered parking in Dallas; especially a building as prominent as this one will be. There are cities were this isn't allowed. It's just cheapness from the developer and Dallas'fear of displeasing the developers. At the very least they should try to have something that masks the garage. Seriously, we have skyline full of exposed garages.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I don’t understand the point of only covering a portion of the garage, just to leave the rest uncovered. It just cheapens the hell of out a nicely designed building. I reallyyyyy don’t want to see cars AT ALL parked in the garage...sigh. At least it would look good from afar or at least from one side. Right? (LOL I kid)Tivo_Kenevil wrote:Grotesque. But seriously, if they won’t cover it, they should plant English Ivy and let it grown up along the exposed side of the garage. Hell, anything is better than the current design.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I'm surprised by the lack of coverage on this one and if you look closely you can see they will only be covering a portion of the Field Street side, the part that faces the plaza which would eventually disappear behind the residential tower where the glass would end. I assume they won't cover the back side of the residential tower parking garage either. Will most people notice? Probably not but those things bother me. Always makes it look unfinished and cheapened a bit. That area between the garages is wide enough to be a nice walkway.

Are we really surprised though? Look at AMLI design district building. They pulled that same crap over there. Half ass projects.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I think eventually it will get covered, they just want to finish the tower and maybe because they don’t want the glass to be damaged during the worst part of the construction is my guess.

Plenty of chances between now and end of construction for that glass to get broken (or any other stuff that might have to be redone in between).

Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
I think you're missing the point. The renderings, showing the final product, do not show the glass wrapped around the building in it's entirety.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Speaking of, they are setting up some equipment to scale the side of the garage, looks like they are close to starting the glass project, looks like the Ross side is first up.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
On a more exciting side note....the first residential tower floor is being poured today. I believe this would be the 9th floor which is also shared but clearly separate from the garage roof. From here the residential tower should start to emerge.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
The 9th floor will be the pool/amenity floor from what I understand.

That's where they are, no pool in sight yet but they have a lot of garage podium roof to complete.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Another busy week, the pool is taking shape as they pour the roof of the garage. They started lifting the supports for the 10th floor this morning.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
It's funny to remember all the angst and anticipation we had while Azure was being marketed. That one project marking what many forum observers saw as a significant threshold, rounding the corner leaving stagnant on the way to verdant. Even Amli Quadrangle seemed like something of a baby step. And now here we have Amli Fountain Place rolling along without much hand-wringing at all. A project ~twice the size of Azure!

Does anyone know of a webcam to watch the construction of this great tower?

Now I am unsure what floor they are on, was down there earlier and started counting and the garage roof looks like it could be the 9th floor or the 10th which would mean they are on 11.

I really wish they would stop building skyscrapers with parking garage bases...

But doesn't that potentially make them taller?

Taller isn't all its chalked up to be. Its how you use the space that matters more including the ground floor. Any developer with half a brain can build a brash but bland office building with parking, glass facade and a traffic snarl at quitting time. It takes a real developer who knows what he is doing who can not only build an office building that leases up but one that attracts companies for years to come and has the bones to last beyond the first round of leases.

Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Im terms of how space is used, the AMLI Fountain Place tower has a large above ground garage space and a narrow sculpted tower that probably doesn't maximize space all that well. I wonder where people that live here will work, will it be nearby and downtown or will they drive?
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
Awesome shots of the AMLI tower, workers have been doing some work on the south end of the parking garage. It looks like they are preparing to install the glass but no confirmation on that.
Re: Downtown Dallas: AMLI Fountain Place (562 FT / 46 ST)
The glass curtain wall project is definitely under way, they are busy installing the brackets on the south side of the garage.
