Developer plans 40-story apartment tower on high-profile downtown Dallas site

Developers are working on plans for a 40-story apartment tower that would be constructed on a key downtown site.

The ultra high-rise residential building would sit next door to Dallas’ landmark Fountain Place tower at Field Street and Munger Avenue.

Chicago-based apartment developer Amli Residential is eyeing the project, which would be built on land now used for surface parking.

The building site is just a block south of Woodall Rodgers Freeway and near Victory Park.

I'm trying to imagine exactly where this project is going to be. There isn't a ton of room between the planned Perot Tower and Fountain Place -- especially with the Fountain Place parking garage going up. Will this block be too crowded?

Why wouldn't they (or anyone, frankly) consider one of parking lots on the other side of Fountain Place at Ross and Field?

There's plenty of room for a residential tower there. It's the exact same footprint as the existing fountain place. Remember, the parking garage was relocated to the lot along Freeman.

Still waiting to see what Headington has in store for those Ross/Field lots... But maybe this will help get that into gear.

Downtown Dallas apartment skyscraper could start next year

Real estate brokers say that Amli has contracted to purchase the tower site from Fountain Place owner Goddard Investments.

Amli's Taylor Bowen said the sale is scheduled to close next year.

The planned apartment tower would be about 350 units and would be on land that was originally planned for a twin tower to the green glass Fountain Place that was built in the 1980s.

I am happy with the upward trend with towers with three at at least 30 and now two at or near 40.

Height looks good from a distance and all, but I'm hopeful that new towers engage surrrounding streets and adjacent properties in the best ways possible. This will actually add to the urban fabric, create a better pedestrian realm and lead to a healthier tax base as retail would be more likely to thrive.

It may be reaching some, but I hope for some pretty decent architecture for this development since it is adjacent to one of the most recognizable skyscrapers in the world by a world-renown architect. Then again, it is a rental property so I won't get my hopes up too high.

Just look at Amli history when they develop their own properties instead of buying a property like the Hi-Line.

562' structure height? Hey now! That's more like 45 stories, no?

Crazy thing is that even if this lot and the Hillwood lot next to it get filled in with 40+ story buildings (or whatever), the area is still an insane surface parking wasteland. So many more of these could go in there!

Yep, that's essentially the same height as Museum Tower, which is fantastic news!

Re. the vacant lots, I completely agree. The South Asian Museum (and its corresponding residential high rise) is intended for that big lot across the street from the Hillwood and AMLI towers, and it's just a matter of time before that awful four corners of parking lots receive buildings as well.

Thats awesome if it gets passed.. for reference museum tower is 560' right? Also on the abandon lots, does the private family who had plans for the south asian museum still own the lots parallel to these lots? Whats the latest on that?

Unfortunately I still see field st as being very anti pedestrian...

That unnecessary off ramp from Woodall to field and the single use Garages and the fountain places fortress and it's lack of a frontal sidewalk facing field. Very ugly little area.

It would be awesome if that street were redone completely. Take it down to 3 lanes from six. And have mix use structures with reatil facing field all the way to VP / Harwood.

Oh well hopefully this apartment brings life and change to the area.

I was thinking the same thing with respect to the proposed Hillwood office development on the adjacent site. The location does not seem compelling at all, at least for anyone seeking an urban, walkable, location

The parking lots are atrocious, but if there's 500 foot buildings replacing them, it'll be worth the wait.

Ross Avenue is stuck in the '80s--- large monumental buildings occupying whole blocks, limited retail, not much residential and certainly no neighborhood services that make a walkable, livable environment.

Unless the Ross property owners can transform this area into something more appealing, they will never overcome the discount in values that comes with crossing the Park from Uptown.

The residential coming at AMLI, TC, Hall and Flora is all good, helpful stuff, but so far we haven't seen signs of the livable infill we need to make Ross Ave competitive with McKinney Ave.

Turning some of these thoroughfares into landscaped boulevards would go a long way toward this goal, as would connecting Ross to the human-scaled neighborhoods like EMC and the West End.

The City won't pay for these things. It's up to the Ross Ave property owners to undertake these and similar projects, just like the Uptown PID has done in their neighborhood.

Looks like the FAA approved the proposal the other day


Description of Proposal:
46 level residential tower at 1800 N. Field St. Property will be concrete/steel with curtain wall glass facade. 9-level concrete podium garage extending 97' above grade. Resi tower on top of podium is rotated 45 degrees. Tower has 6 corners extending up to 562' above grade.

This is exactly what many of the property owners along Ross Avenue are doing. They see the change and they are jumping like flies on honey with investments. To give an example of a recent development, the Trammell Crow Tower is having a major redo on its first level that includes extending it out to the street with retail amenities open to pedestrian foot traffic. The Chase Building is also having a major overhaul of its Ross side plaza. There is also Phase II and Phase III of the Hall Arts Project that still has yet to come to fruition. (Phase III is possibly another 50 story plus tower that will stand next door to the Chase Tower)

However, I wish the city would invest in its 360 Plan that includes beautifying the avenue with trees and adding a trolley line to it. That would do wonders for Ross Avenue. Then again...Dallas has one of the most notorious track records in the country when it comes to road maintenance. Just look at the conditions of most roads in the city. Even in Downtown the roads are a deplorable mess. The city really needs an overhaul of upgrades to its existing infrastructure.

So is this 55 stories all in? I would have expected someone to try something this big in Uptown before Downtown.

No. It's 46 stories all in. Sounds pretty nice. Looking forward to renderings.

Generally, I think view obstructions rules are best left to the Capitol Building in Austin and the Alamo (I guess).... but Fountain Place is my favorite skyscraper in Texas, and this would be one time I'd rather see much shorter buildings flanking the skyscraper, but if that's what Amli has in mind, that might be just fine.

Would this be the tallest residential building in Texas?

At 562 ft, it appears it would be 2 ft taller than museum tower (google says museum tower is 560 ft). That rendering above does at least match the general description in the FAA approval letter. I hope it ends up something like that.

I totally agree. I mean, the lack of color leaves a lot to the imagination, but the shape itself will fit perfectly.

That does seem like a nice compliment to FP. The crown is interesting, lots of steel and glass, could be beautiful if well lit.

Wowza! This could be very cool. I'm hoping that the structural parts we see and the windows will all be covered by glass, in the same style and color as Fountain Place. It seems that way from the animation video. If this happens, big huge kudos to AMLI.

I Can't really judge it.. the rendering isn't detailed enough for me to form an opinion. I can't tell if it even has retail. Which I critical IMO for that part of downtown.

At least it looks like it will be wrapped completely in glass.... which makes it pretty unnoticeable actually. I would imagine that the pool deck will be on top of the garage in that triangular space not covered by the tower. Regarding retail, they'd be stupid not to include some facing the plaza and one of the biggest office buildings in downtown. This design is such a breath of fresh air compared to all the rectangular box towers going up everywhere.

I also recall there being some dependencies on D2, as potential route and station could be right through their property. Perhaps that is something they are working through as well as it could drastically alter their design.
