The final completion of the AMLI Tower is at hand. It appears the glass covering will be completed in the near future. The building is certainly an impressive addition to the Dallas skyline, complementing Fountain Place as well.

Can’t believe it’s been more than half a year since they started on the crown structure part. It has been a slow process but finally glad to see we’re getting there.

And people wonder why we don't build buildings with tops like this. Flat tops are much easier than slanted glass to build and assemble the needed rooftop equipment.

Yikes! I remember when the West End was the cheap side of Downtown, and even then we'd get mailers for subdivisions out in Prosper and Duncanville saying we could buy one of their houses for what we were paying in rent. For what AMLI is asking on the 2 and 3 bedroom plans, you could literally buy something double the size in State Thomas or Bryan Place,or spend significantly less on a house out in the burbs.

Plus parking is extra, there is a pet fee if you have a pet, not a deposit but a $425 fee plus pet rent at $25. Amazing what they can get people to pay for.

I'm pretty surprised at the price point, I really thought it would be cheaper than Uptown pricing.

I suppose there aren't that many new construction residential buildings in Downtown, so if you want to live in Downtown and want to rent in a new building, your options are pretty limited. Perhaps there are enough of those people to occupy this building?

Using 40% of pre-tax income as a benchmark for housing affordability, renting the cheapest unit would require a salary of $65k. That's not unheard of for entry level white-collar professional jobs, but there's no way you'd be able to live there *and* afford the lifestyle they're selling on that salary. It's like being house-poor, but without the appreciating asset :lol:

Does AMLI do corporate/furnished apartments? That same unit works out $100/weeknight, which is better than what you'd pay at the big downtown hotels if an employer were paying for someone to travel to Dallas each week. Maybe that's their plan to fill the inevitable empty units.

Most properties use the benchmark of 3 times the monthly rent to qualify for approval. So a person to qualify for that 1 bedroom mentioned above would need to make at least 6450 a month. Couples are what usually can afford that market price. That would be pre-tax income and should include any discounts. The Pet fee is standard for the actual luxury apartment market. That pricing is basically what we see for apartments around SMU/Highland Park area. Also, keep in mind they are likely to have specials which could bring it down to 1600 to 1800 a month. Can I afford it, no but I know I'm certainly not the market for this highrise.

You can get a 2br at Skyhouse VP for that price, plus 6 weeks free. Throw in the more walkable immediate area, and I think these guys may have a tough sell.

^You've obviously never seen who walks into these projects looking for apartments. There are a wide variety of types that will gladly take the iconic and available units here vs waiting for a building somewhere else that's already 93% leased. The Dallas apartment market is has been staying very tight and I deal with calls daily from people from New York to California who just need a place to land for 12 months to figure out where to live in the future. The price is cheap for them in many cases and is more closet space than they are used to. Some will move to the burbs eventually for a home but many tend to just need to see what each neighborhood is like before they make their next move.

The prices listed in the post about at The Star in Frisco are higher, even though The Star 1br is slightly larger at 850 sq ft vs 645 sq ft. $2700 vs $2100 starting for a 1 bedroom.

I echo what CowboyEagle05 pointed out. For instance, Texas is importing a LOT of physicians to respond to our growing population, many of them finishing training on the comparatively expensive coasts. It's not recommended for an attending to purchase a home right away after a move to a new location. We rent for 6-12 months until we can case out neighborhoods and make sure the job is viable.

This would be an ideal situation for a new attending, working long hours, and needing fast access to Baylor/Southwestern/whatever--along with building amenities to make life more efficient. Especially if they're single and need to spend their limited free time dating in the urban core, or just plan to lay the career groundwork for a few years in TX before moving on (doctor job-hopping is very common in late training/early attendinghood).

Good points from the both of you. I have no problems with the rents they are charging. Sure this is way out of my price range, but if they can make it work, then more power to them, as that really shows how strong demand is to live in Downtown these days.

Insane price point for a 1 bedroom. I live at The 23 in Victory Park where 1 bedrooms start around $1800 for 700-800 sq ft. VP also welcomes a new restaurant seemingly every month. I hope AMLI does well, but could be tough sledding out of the gates.

One thing that has been consistent with all the clients I have worked with in recent months is everyone has complained about Victory Park being too busy. They hate the constant large events and being too in the middle of it. They like the views and retail access. Most of these residents I speak of are not long time Dallasites with previous knowledge of VP's ups and downs but they just didn't realize how much they were getting into. I wonder if Amili speaks to those who still want to be in the area but not right on the arena traffic pattern. Plus they get better access to Klyde Warren which is a premium. Any residential or office project that is within the viewing angle of Klyde Warren will get a good asking price.

^ That describes what is becoming a well rounded city environment, living situations exactly what Dallas has needed to become. Some people will want to be in the middle of all the big event busyness, some next to it, some a few blocks away. Dallas is growing a downtown scene, thankfully.

Correct it's not like I think Victory Park is doomed!! It's merely not the place for everyone but those same people still want to live in urban Dallas just not next to the Arena. Having other areas like Knox Henderson, Design District, Oak Lawn, Medical District, etc provide that counterbalance.

An email circulated to tenants today stated that the Field Street exit ramp of the FP underground parking garage will be closed from February 18 through the 23rd to remove the crane.

Great! Even though the second Fountain Place tower was never built back in the eighties and would have been taller, this tower very nicely filled it’s place. In fact I think it looks different from more given angles than Fountain Place Tower.

Maybe this has been brought up before but is the glass on this new building less reflective than Fountain Place? From many angles in the photos, the interior is very apparent seeing the interior (and things like blinds down) sort of breaks up the exterior sleekness. It may just be the difference in angles, which causes different reflections.

A very, very minor critique on a fabulous looking addition to our skyline.

Thank you for posting this question!

I have also been wondering why this building is so much more transparent, especially since there was such a big deal made over installing several panes of new glass on Fountain Place to try to match its glass from the mid-1980s. Did it need to be less opaque for residential use or is this just a factor of more modern glass manufacturing?

It's noticeably more transparent, more noticeable up close but from a distance and at the right angle this tower is such a striking new addition to the skyline.

Well after many months, the construction on the AMLI Tower has finally been completed & the work on its crown is finished. I'd expect the openings on the upper floors will be closed and the crane will be dismantled fairly quickly. It's been quite a show to watch.

I see the spot where the Bank of America drive through bank is and i would love to see a big tall tower go up there. It would fill in nicely.

That tower would also cover the exposed parking garage on the north side as well. Haven’t seen any activity on that lot in awhile though.

Question, when I see ALMA with blue glass and FP with green glass, this difference is due to one being less transparent than the other?
