This. Stil surprised there is no pubic skate park here. This part of town would be a perfect fit, would also draw a day-time crowd, think Venice Beach Body Building :D :D

Such and easy observation, but I don't think the sentiment is quite accurate to the natural function, disposition of each part of town. Uptown does appear to be cooling down, but that's after overheating for some time. Deep Ellum is heating up after a chilly hibernation.

Uptown will settle down a bit and big crowds wont be as numerous, but the party will carry on; the Deep Ellum history of ups and downs has been tied to the inexpensive warehouse(y) component of the area. The big area with small, slowly increasing population has pieced together a community but as we see today the next decade will bring a dramatic residential increase mitigating future ebb and flow. The physical core of old buildings -- the setting -- is generally protected under single ownership and will grow in popularity eclipsing the heydays before the turn of the century.

There's no guarantee Deep Ellum will not be overwhelmed by a scene that is Uptown buttoned up, stocked by fops and fashion plates simpering in finery, but the whole reason Deep Ellum exists as a destination is because people want a scene that's attended and directed by the hip, groovy, dope, cool, grungy, edgy, tattooed whatever. This is a scene can be just as pretentious as any other with a different look. The two scenes go together but need some space.

A skate park would be awesome. I'd also like to see one of these parking lots turned into a food truck plaza.

Not quite Deep Ellum, but it looks like they have a skate park planned for Carpenter Park

The lack of skateparks in Dallas has amazed me since I was a 14 year old (I'm 33 now) little skater. I've always thought Deep Ellum would be the perfect place for one. There used to be a home made one built by skaters tucked away in the area

Ha! I was thinking the same thing... I was one of those skaters back in '88. When I look at skaters now, I shake my head at how much it has changed. I almost want to go into one of those... "Back when I was a sk8r...", old people rants.

Have you been to City Hall? They act and live in the 1988 Dallas state of mind so yeah skateboarding is a nuisance of bad behavior and bikes are for tykes.

It's actually not city hall. Cities want to build 'programmed' parks and skateparks are easy to program and relatively cheap to maintain. It's public input - ie 'skaters are too narrow a demographic to spend money on and they all do drugs and skateboard on stuff and are all thieves'

The brick warehouse style is what the developers are doing in Deep Ellum yes. Is it too West End like? I am not mad in fact I like the fluid use of brick over EIFS anyway.

Deep Ellum and West End were both warehouse districts. I like the ones with gigantic windows better, and it'll be a nice contrast to the space-age modern architecture inevitable to join the East Dallas reboot.

Good based on what I hear things have been getting out of hand with these clubs again. This time though you open and if you can not manage problems then you get shut down when your SUP comes up for renewal. I just hope there are a few more discouragements to clubs like this. I have been to Bottled Blonde as well and I wish DART was starting D2 already and shutting it down.

I'm not a fan of Bottled Blonde, but why would it need to be shut down?


I'm guessing he means either it will be a victim of its own atmosphere, or that it will be in the way of the path of D2.

Nice find! I've been dying to see something happen to the Lula B's space, and this looks pretty incredible. Hopefully we see more of the surface lots turn into patios or more walking space for pedestrians.

My wish list for the empty lots would be small hotels that fit with the scale and look of Deep Ellum. Allow visitors to naturally experience the neighborhood, then in turn tell their friends back home, and bring more tourism $ to Dallas.

Deep Ellum should "create" a holiday event along the lines of Mardi Gras. NoLa has Mardis Gras, San Antonio has Fiesta, we should take some random historical event and turn it into an excuse to drink and party.

Can we just steal the St Patty's Day parade from Greenville? It's just way too big of an event for Greenville Ave, and it could be a much better party in Deep Ellum without annoying any nearby residential.

Those events are uniquely tied to New Orleans and San Antonio for good reason. Dallas used to have a similar celebration that, if it had continued, would probably be as big as Fiesta is in San Antonio today. It was called the Kaliphs Ball and it was tied to the State Fair of Texas.

In 1899 Charles Mangold proposed a gala civic event that was launched with much enthusiasm. Another event idea could be TX/OU weekend? Honestly, I wish they would change the State Fair so it didn't coincide with the game, and just turn Fair Park and Deep Ellum into one big tailgating party and also keep the party going after the game.

Maybe they can just connect the State Fair activities into DE, I mean we already have a three week attraction adjacent to DE that could be marketed as a reason to expand your trip to the fair to include exploring this area of the city, especially if we had more hotels in DE (as mentioned earlier on here). I do like the Charles Mangold idea.

I meant more of something that would draw tourists from around the country. TX/OU weekend, St. Patrick's Day, and the state fair don't do that. Maybe some festival related to Bonny and Clyde, the frozen margarita (invented in Dallas), Deep Ellum music/jazz/blues, etc.... Although running it around the same time as the State Fair would be a good idea to cross market to tourists.

Ya'll, make it sound like the bars don't already open their arms to TX/OU fans after the game with banners, posters and beer promotions with orange and maroon marketing materials. I assume what you mean is the Deep Ellum Association should block off streets for a big street fair type of experience to capture those fans in DE. Even though when OU loses they tend to head home right after the game. If TX wins they stick around and party. If you are gonna capture the crowd it would have to be the day/night before the game.

Not to go too far off-topic, but with all these large property acquisitions in the news (Dunhill, Dell, Hoque Global, Todd Interests) I'm surprised nobody has tried to purchase a majority of Expo Park and turn it into a single-ownership branded district with enough capital to anchor the entire thing with a hotel.

I know Madison Partners owns property there and they were leading the HQ2 pitch for Expo Park, but something along the lines of what 42 Deep Ellum accomplished would be a game-changer. The hotel is just a no-brainer that would be booked solid during the fair, of course, but would survive the rest of the year on the popularity of Deep Ellum. Make it Art Deco with a pool deck that overlooks the Esplanade and this becomes the exclusive VIP box seat to the fair that rich people wish they had.

Consolidated ownership would make it easier to put together the events we're discussing, like closing Exposition Ave for a street festival during the fair, or Jazz Fest, or whatever other party they want to throw.

The Mavs' building off of Malcolm X just got a quick coat of new deep-blue (team color) paint. If they are moving to the ex-Levitz across from the AAC in the Design District, I wonder why they decided to paint their up-to-now Deep Ellum spot? I guess they're not completely leaving DE after all?

I must have missed this earlier. The concept doesn’t sound as ominous as the headline implies. 2600 Main St. has been empty, nearly derelict, forever. Now we get some bowling lanes and punch bowl cocktails. Another hang out for the Bottled Blonde crowd, but it all adds to the critical mass for DE.

That building has been collapsing on itself for a long time at the entrance of Deep Ellum from the CBD. Even if the place loses favor and closes at some point it will have a solid roof and reinforced walls for the next occupant which I will be thankful for.
