A vintage building in Old East Dallas that used to be a Tex-Mex place is about to become a neighborhood bar.

Called The Peak Inn, it's from two local bar veterans: Joel Morales, co-owner of Adair's; and Marc Hooper, formerly of Sundown and Elbow Room, and currently a partner in BoLeo's Taco Shack and a coming-soon backyard bar called Parry Ave.

Located at 132 N Peak St., this is the space that used to be Peak & Elm, the restaurant-tamale shop owned by the Moreno family, who relocated to Bryan Street in March.

During the 90s heydays in Deep Ellum, East Dallas had a small but muy potente Latino bar and club scene along a stretch of Fitzhugh-Bennett between Central and Ross. I would imagine some of the club spaces are still around, just itching for rebirth.

East Dallas is going to need another drinking destination anyway, more for locals, with a much much higher level of cool, entirely disconnected from the suburban excursionists in Deep Ellum and Uptown.... Oak Cliff is just too far.

All I can offer you in links is their website which shows nothing specific in terms of projects but I know they are buying land there because of people who work there. Also, they are in the process of hiring more people to help manage all their expanding Cedars portfolio.

Assuming they keep this building intact, I'd say this is fantastic news!

I never would have imagined that we'd see so much demand for office space in the Deep Ellum area. I'm pleasantly surprised by this announcement and I certainly expect more going forward.

I'll say it again when the city wakes up and realizes that all that land they operate in Deep Ellum between Canton and I-30 is a gold mine for a developer looking to make a splash without historical buildings getting in the way of their plans. It's separated enough and could really help improve South Dallas if the city made the right deal.

Finally looked this up on a map, the property is larger than I thought and is also closer to Uber than I thought. Wonder how tall they could go here?

Didn't they offer this land up when Amazon was hunting for their HQ2? It seems like they are aware, they are likely just waiting for the right deal.

The city is notoriously glacial when it comes to selling property it's not using. Imagine how long it would take them to sell something they do use?

I really do believe that these developers need to focus less on fancy glass facades and more on industrial, brick and ornamentation architecture instead.

Here's what I like about it: The residents and workers it will attract, who will get out into the street, make Deep Ellum safer and livelier, and who will spend money at Deep Ellum's businesses. That's what I like.

Here's another anecdote about Deep Ellum from last weekend. My spouse and I like to bike from our home in East Dallas all the way down to Deep Ellum via the trail network, through a part of Old East Dallas that is particularly blighted and depressed.

For the first time we saw several of the same oversized, ultra-modern and colonial-esque homes being constructed that you see in other, more gentrified areas of East Dallas. Not many, but a handful. Looking at a map, they were most clustered around S Munger Blvd and the Old East Dallas Work Yard Park. The gentrification of low-density residential most immediately adjacent to Deep Ellum has definitely begun.

Definitely a growing crowd of office workers but the office worker of today is probably not a bunch of suits and I would not expect as much of that in DE as there might be in downtown proper. I wouldn't mind having an office closer to DE, the dining options are great.

I like this rendering. It could use more brick though. I like the mix of old and new in Deep Ellum, similar to what we would find in London and NYC. The neighborhood is evolving and this is not a bad thing. The old has attracted the new and the neighborhood will be better for it. It can't live in the old 90's glory days forever. Just don't Uptown my Deep Ellum. Where do we draw the line?

What's good about the office worker is that it gives the neighborhood daytime customers. Bar/night clubs cater to the rowdier late nighttime crowd. Bar/Resturants can actually build a decent day business and stick around vs only catering to a crazy late night time crowd. Plus places that are more daytime, in general, can open and stick around vs places that have to make most of their money off the 10 o'clock plus crowd. It helps change the density of entertainment based bars/restaurants vs other needed neighborhood services places. Deep Ellum deserves to be a neighborhood that has more than a drunken mess that shows up there now for the late hours.

Yes, it has been a longtime home and neighborhood for a select group but that group wasn't enough to sustain a serious day time crowd. They have long needed stuff that appeals to residents and not just dependent on attracting people from the suburbs who come down get drunk make a mess and leave without a care in the world.

Westdale – which is now one of the biggest owners and developers in Deep Ellum – is now working with apartment builder StreetLights Residential to construct a mid-rise apartment building and a residential tower on the block adjacent to the Adam Hats Building.

StreetLights Residential officials showed plans for a five-story building that would be constructed along Canton Street next door to the landmark Adam Hats Building.

Behind the two Canton Street buildings along Taylor Street, the developer would build a high-rise of about 20 floors.

I was really hoping that Downtown would be the 'next Uptown' in terms of development, but Deep Ellum certainly seems to be on fire these days. I guess it helps that it's a smaller district and there is less available land, so whatever land is left is likely to get snatched up and re-developed pretty quickly.

It should be an interesting next few years for Deep Ellum.

I also like that the majority of these projects in Deep Ellum (and our other upstart neighborhoods in fact) are mixed use. Past neighborhood busts and hangovers were driven / exacerbated by single-use mentality (entertainment / nightlife for Deep Ellum, Lower Greenville, West End or office for Downtown). Not to mention the vitality and retail sustainability that all-day foot traffic drives (obviously a protection against said busts).

I'm also surprised to see this much activity in Deep Ellum, especially compared to the slow pace of construction in the Design District which a lot of us were betting would be just as hot.

These deals take years to complete, so I imagine we haven't even started to see the full effect of Uber's decision on Deep Ellum.

I've had that same thought, kinda wondering what that full effect will look like? Seems like a fairly rapid increase in activity.

Well Westdale Properties who made the Uber deal has certainly been working behind the scenes on a few projects for the area. I am sure they showed Uber that other residential would be built nearby as part of the larger plan.

Deep Ellum is starting to feel similar to the early days of Chicago West loop area when Google moved in. I think this area will follow what happened there which is a great thing.

Development team talks design features of 475K-SF tower in Deep Ellum

A representative for the Chicago-based company told the Dallas Business Journal Friday that the 2.5-acre site the company purchased at 301 N Crowdus would eventually become a 13-story, 474,200-square-foot mixed-use tower.

The site is currently home to a parking lot and a vacant 70,000-square-foot office building.

Designed by HKS Inc., the tower is expected to feature more than 10,000 square feet of ground-floor retail, four floors of above-grade parking and eight stories of office space totaling more than 425,000 square feet. The building's two main office towers would be separated by an amenity deck on the seventh floor. The sixth floor will feature a "super floor", which will span the entire length of the building.
