I like the fact that a developer from the New York metro area has brought this style of architecture to Dallas. It's going to be a big draw, IMO. I expect the second tower will go up in a timely fashion as the first tower fills up.

Like everyone else, I hope this succeeds. But one or two towers like this in an area that has yet to prove itself is very aggressive. I wonder what they see that everyone else is overlooking. Maybe lower land cost makes for an Uptown caliber tower at a lower price point?

This is hardly The Cedars or Fair Park. Granted it appears to be lowly warehouses, but is smack dab on top of Turtle Creek as it wends it's way to the the river. And it's not as if it is surrounded by "disadvantaged" neighborhoods that dampen it's future investment appeal. What's not to love about an upscale new Turtle Creek highrise adjacent to Stemmons? On to the riverfront!

Plus the Design District is controlled by very few landowners. Look at The Cedars for another example of the same thing. Matthews Southwest owns so much of the actual desirable property in that area he is literally sitting on it cause he wants to wait for the "highest use" and most profitable projects. I have seen the same in the burbs as well. Around Garlands Firewheel Mall all the surrounding land outside of the mall is owned by the same developer there and they have pressed the breaks on that land for years as well. Part of the practice is also because the developer wants to ensure they don't over build too quickly and ruin the value of the whole project area. Harwood District anyone? Developers when they have a lot of control are willing to go slower when they know they can control development for decades around a initial investment. Breakup the ownership and you would see more development as developers compete for their part of a desirable pie. The slow development of the Design District is largely by intention not for lack of interest.

People often overlook the Design District's greatest assest: The best views of the city. One can get great views of both Uptown/Downtown and parts of Trinity river and bridges.

Not to mention unlike Deep Ellum or Uptown its quieter for now so you get that urban bedroom community aspect while still having easy access depending on what transportation you prefer.

A great addition to the Downtown skyline. The view from the top of this hotel will be incredible. You will not only be able to see the bridges, but you will get awesome views of downtown and uptown.

^You mean the already built Virgin? The Urby is a rather large residential project, not a hotel.

It actually has a nice presence. I like it. It turned out well, along with it's neighbor the Virgin Hotel. Can't wait to see what else the Design District will cultivate and grow.

They are probably going to start leasing this tower and get it a percentage leased like 50% or 75% before they even file construction permits. Its not like the DD is a hot market. Every project that happens there seems to have long grace periods before the next project starts. Plus that market is getting lots of new units in nearby Oak Lawn. The Aster Turtle Creek is now open and will be my new home very soon. The one next to the Warwick is quickly starting to show progress plus that Crescent Turtle Creek tower near Oak Lawn and Avondale is open for residents I believe. Streetlights tower at Lemmon and Oak Lawn hasn't started yet though.

Ok they are going full throttle on this one looks like. You have to give it to them they don't just put out a fantasy rendering and walk away for 18 months and sort of build something. They build what they pictured and do it full throttle.

From what I hear, Urby II will be under construction by the end of Summer. This is what New York developers do. They don't sit around and contemplate the circumstances. They committed to build in Dallas and they are following through. Good for them.

Nobody's too sure about Urby. In the description of YT video regarding Urby Design District's construction (from the construction firm), they said "three tower project." Some other publications say "first/second of three towers." Other publications say two towers.

We've all been unsure about this for about a year and a half or more. All signs point to 2 towers thanks to the renderings, and most write off the "third tower" as just being the 8-9 story parking garage. But, with how many times "three towers" has been said... Hmm....

How big is their real estate foot print in the area? Could it accommodate a third tower? That would be the best way to determine if they can build another tower. Is there open land adjacent to the current pad they own?

I think a third tower would have to be on top of the parking garage. The current renderings show both towers meeting on the ground floor with the large cafe ground floor amenity and a large pool area outback. I can imagine the third is probably the tower they would wait on building until both 1 & 2 are leased out completly.

I agree, but if the Dallas market continues to be low on apartment inventory, I'd expect a third tower to start fairly quickly. My sense is that Urby won't pass up a good opportunity to expand its presence in the Dallas market.

Just hoping that if there is a third tower it will not be 27-stories, it will be kinda odd to have three towers at the same height all together. Hopefully it may be taller as the center piece of the Development. I’m sure the developer is going to wait to see how fast or how well the leasing will be.

That Colin County mistake is odd I would have thought the database software wouldn't allow that kind of mistake to even be possible.

Indeed. New York area developers keep things moving forward. They don't second guess themselves. It's full-speed ahead. I'd love to see these guys build some 35 to 45-story apartment buildings on Downtown's Eastside. That would shake things up.

Like the fairly new worlds tallest res. building in NYC the “Central Park Tower” they really don’t mess around up there. I hope Dallas adds some global flare to its skyline at some point in my life. I’m only 38. But I’m not holding my breath.

But realistically speaking, if other residential developers looking for sites can pick between DE, EQ, DFM or DD, why would they pick DD when sites are still available in those other neighborhoods? Don’t DE, EQ and DFM have to build out first before we can take DD seriously as a residential district?

The almost 1-acre site is on Ross Avenue between Lamar and Griffin streets.

Great news to see an empty lot gone downtown...but let's hope a decent looking product is built! Please not another bland box apartment complex.
