A New Jersey developer that has major projects in the New York metro area plans to build a high-rise residential building in Dallas’ Design District.

Urby – a unit of Hoboken-based Ironstate Development Co. – is working on the luxury rental project on HiLine Drive near Turtle Creek Boulevard.

The two-tower development is right across the street from the new Virgin Hotel.

Urby recently bought the almost four acre vacant block which fronts on the Trinity Strand Trail.

The property is one of the last large vacant development sites in the Design District, which is seeing a wave of construction and new projects.

Nearby property owners expect Urby’s residential tower to reach almost 30 floors.

“I can tell you that phase one is 381 rental units,” Urby representative George Cahn said in an email. “Construction will start in March, 2020.”

The tower will take about 26 month to complete, he said.

Urby is know at home for its sleek modern designs, high-end amenities and affordable apartment rents. The company has new projects on Staten Island, in Jersey City and near Stamford, Conn.

Thanks for sharing! I'm curious to see what this will look like, and they also mention that 'phase one' will be 381 rental units, so I wonder what phase two will entail.

I'm very happy to see yet another tower going up in the Design District and glad to see this one fronting the Trinity Strand Trail. I think that's definitely an underutilized asset and hopefully if we get enough development in the area, we'll eventually get someone to clean it up and make it look a bit nicer.

It seems like it's been a great week for Dallas so far. Could this, in part, be because of the Uber effect? I know Dallas has been doing just fine even before Uber, but I'm sure they definitely helped provide more confidence for developers in our city.

I only see ONE high rise on Urby's website... But, it is one sweet looking building. Glad to see some new blood in the area. It doesn't look like they have done much at all.

yaaaay. I especially want to see the Trinity Strand Trail begin to pop. I live so close to the Katy Trail that I never have the urge to go down there, especially when it's as un-vibrant as it currently is. But with the KT becoming downright crowded on weekends, there's no reason why we can't start spreading the love to our other trails.

Wow 30 floors and then don't forget the planned tower next to Cabana which could be close to 35 if I remember correctly. Maybe DD is going to be a bigger player going forward.

Does anyone wonder where the next natural transition of the retail that is in the design district will move? As the pSQFT rents start lifting, it will make less economically feasible for some of these galleries and showrooms to stay in the area.

Not against what is happening - but where do we see this retail moving to? Further north-east towards Mockingbird / Love Field?

I really wouldn't mind seeing a shift of the edgier galleries to Deep Ellum and Expo/Fair Park with Design District trending toward the higher end galleries.... the flow from Design District thru Victory Park to the Arts District is a fantastic corridor of citified experience catering to the art world, with East Dallas and Fair Park providing a big kicker of emerging art trends.

Deep Ellum seems like a natural fit, but that neighborhood is changing way too rapidly at this point. Expo park might be a possibility. Perhaps even the Cedars?

To some extent this is already happening. One of my favorite galleries, Maestri, is now in Exposition Park.

To be fair, the initial article said "almost" 30 stories, and it wasn't even the developer saying that... it was nearby property owners.

Kind of looks like office buildings off the Southwest Freeway in Houston (built in the 70's by Ken Schnitzer)--Greenway Plaza. Also a slight resemblance to the new Hines apartment tower in Victory.....It's good to see some additional projects in the Design District although I would have preferred a 'sleeker' design myself.

Hoping these will actually look better once completed. I mean, they're fine. For 5G Studios these designs are pretty bland. Those guys do some incredible work! Was really hoping the 2nd tower would have a different look. Not a big fan of having 2 towers that basically look the same!

Agree with Kelley here. 5G guys do some great work! And as we all have painfully learned over the years, almost always the final 'product' shown in the initial renderings is not what we usually end up with. And that's pretty normal too. Great to see the further residential expansion there though.

What's the base look like though. Will it bring New York sense of street life is a valuable asset or will it be a huge parking garage with a tiny lobby and lots of parking frontage. The one rendering we have is above the tree line.

Its interesting to see Design District getting some height now. With Virgin Hotel, Amili Design District and now these there will be a little skyline to start bending with the rest of the stuff that's been along Stemmons north of the Design District

Found this photo of the Jersey City Urby on that site. Looks like maybe this Dallas one is going for that offset levels look, just with much shorter buildings.

^That tower just looks like Jersey, hope what they do here comes in much better. I think it will just based on the renderings and it is nice that the skyline is being pulled northwest a bit.

The tower design isn't my favorite but it's not bad either. It looks like 99% of what's going up in Austin and the gen Z seems to like that look.

This would certainly would help solidify the high rise potential of the Design District. The Hi-Line Tower and Virgin Hotel are nice additions but many are eager to see the Design District go vertical.

I suspect, like most developments that haven't broken ground, they won't proceed until the pandemic has subsided from impacting the economic climate in the country.

I was on a webinar with someone from the contractors office building this tower. This would have been in October or November but I did ask about it. I thought he said they planned to break ground in the first quarter.

Super exciting to see another tower rising in this immediate area though, especially one that is going to be right up against the trail entrance and creek!

What's the deal with the surface lot next to the Virgin Hotel? It sounds like there aren't any current plans for that lot at the moment?
