Urby didn't sell the towers, the plot of land next to the Virgin Hotel across the street from the Urby towers was sold. As of now, it's a surface parking lot for the Virgin Hotel. Urby owns the towers.R1070 wrote:Odd that they'd switch owners during construction!

Drove by it earlier today. Concrete pouring is almost at the halfway mark. It also appears that the garage podium was extended? At least the scaffolding suggests that they are building something on its north side.

Photos from early this afternoon.
I certainly hope the ‘they’ clean up the undersides of that concrete up above on the first tower and reciprocate that action on the second one. That’s a bag of ass on an otherwise fine-enough looking building. . .

These Urby folks don't kid around. When they announce a project, it's full speed ahead. Unlike most of Dallas' weak developers who can't get their projects off the page.

I hope they build a 3rd tower.

I hope they are wildly successful with lease up and it encourages them to do more. The locals could use a little example of how it can be done.
Re: Design District: Urby Dallas I + II (~308 FT | 27 ST)
I don't like "copy-cat" designs but these towers would look good attached to NorthPark Mall. Smart modern designs. Either hotel, office or residential buildings would provide a needed shot in the arm to the mall.

We had brunch at Meddlesome Moth and then walked around design district. The Urbys already have some great presence. It will be a nice connection for the neighborhood once construction is complete and the street access is finished. Really nice addition with "The Meteor", nice Art Deco design.
We were able to tour, great coffee (intelligentsia), bakery and wine room with breakfast, lunch and dinner offerings.
Also Bike shop..

Will come back to check it out. They may be open today.

They're planning to build a 3rd tower according to this report Q2 2023 report. It's listed at #109 Urby Dallas III - 153 units (Page 1). It also has projects that I thought were dead, including the planned high-rises in Preston Center and the replacement of the Preston Center parking garage with 300 units.kingpin wrote:I hope they build a 3rd tower.

Re: Design District: Urby Dallas I + II (~308 FT | 27 ST)
Would love to see Urby do a 45+ story tower Downtown.
Re: Design District: Urby Dallas I + II (~308 FT | 27 ST)
153 units sounds significantly shorter unless they plan something with it, or maybe they will place all those units on top of a garage.

Fabled 83 story North End tower also listed as well as 4 phases of SoGood and obviously canceled Kroger mixed use project on Hall St. Looks like they just added every proposed project in the last few years. Probably good for archival purposes. But that image of all those red dots in and right around downtown is beautiful. I've gone through a lot of other cities' reports and few have that kind of concentration of projects. And those cities have just as many prospective probably never happening projects. At some point the massive number of proposals serves some kind mild planning function so every developer knows what every other developer is working on.dallaz wrote:They're planning to build a 3rd tower according to this report Q2 2023 report. LOL I didn't even notice those projects. So, yeah that makes more sense the way you put it.thelivingworld wrote:Fabled 83 story North End tower also listed as well as 4 phases of SoGood and obviously canceled Kroger mixed use project on Hall St. Looks like they just added every proposed project in the last few years. That's what I noticed too. It is good to see the majority of the new/proposed multifamily concentrated in the core of Dallas (around Downtown).
Re: Design District: Urby Dallas I + II (~308 FT | 27 ST)
Same!!!rono3849 wrote:Would love to see Urby do a 45+ story tower Downtown.
I wouldn't even mind if they decided to do the same in other parts of the city like Deep Ellum or Downtown.

Urby did not sell. It's the lot across the street.R1070 wrote:Odd that they'd switch owners during construction!

Urby II has topped out, correct?
Does anyone know how healthy leasing is in the first tower?

They are offering 8 weeks free; not usually a sign of great health. But per their website, they appear to only have 22 available immediately, which would only be about a 5.7% vacancy.Dallas_Uptown wrote:Urby II has topped out, correct?

These Urby guys don't mess around. They wouldn't have build a second tower unless there wasn't a market for their apartments. I'm hopeful this company will do more projects in Dallas. The believe in moving dirt and building towers!

The Urby development is quite impressive. Where would a third tower go?
Re: Design District: Urby Dallas I + II (~308 FT | 27 ST)
This developer needs to build a lot more across Dallas.

I have. It's only ok. I asked for a burger it came back barely cooked. I think they were still working out the kinks.Tnexster wrote:Great picture! Anybody been to The Meteor since it opened?
