As Deep Ellum project wraps up, developer eyes Turtle Creek for 20-story tower

Though Charlotte, North Carolina-based developer Crescent Communities is still a few months away from finishing up work on its 231-unit Novel Deep Ellum, the company appears to already be planning its next Dallas development.

That next development could be a 20-story residential tower near Turtle Creek, according to a document submitted to the Texas Department of Licensing and Regulation.

Called Novel Turtle Creek, the tower would be located at 4223 Irving Ave. on land currently owned by AT&T. The land has not recently changed hands, according to the Dallas Central Appraisal District.

Being designed by WDG Architecture, the tower could break ground as soon as February 2020 and could cost $75 million, according to the document. No information was given about the number of units or additional features, like ground-floor retail.

But not too far away from Street Lights which is proposing some height at the corner of Oak Lawn and Lemmon. Seems like the Oak Lawn/Lemmon area is seeing enough demand now to convince developers to propose highrises.

The view is good and its within walking distance to Tom Thumb and Turtle Creek. A lot of the people I am seeing moving into these new buildings are brand new to Dallas. They simply want a decent view and in an area that looks kept and the view north from this tower would be mostly treetops and skyline in the other direction. The neighborhood is quiet and at the entrance of the Park Cities so it will lease just fine with Turtle Creek as part of the name. The developer will say they are in Turtle Creek and they will get away with it just fine.

Bring it on would love to see more towers on the west side of Oak Lawn. More density less Oak Lawn committee suburban zoning.

I tell you this much I have noticed there has been some more movement on older smaller complexes on both sides of Lemmon. More of them are getting purchased by larger operations and renovated to compete on the lower end of the high end market. Demand isn't quite there to tear everything down but town homes and rentals are still steadily moving on both side of Lemmon on properties that are currently under valued.

Agreed. Lemmon Avenue has looked bad for a number of years. It once was a street with nice shops & eateries between the Tollway & Oak Lawn. Now, a few nice buildings still line the street, but there are a number of run down retail establishments & open plots of land along the way. The Eatzi's Tower pad is one ugly spot, so maybe the nice tower will eventually be built there. With retail & restaurants in the tank now, who knows if Lemmon Avenue can ever recover to return to its former glory? I do applaud Mia's on their recent move.

I'd forgotten all about this one until I was in the neighborhood yesterday, but this thing is flying up. Looks to be around 12 stories. I'll try to take a pic if I get over there again soon.

One bonus for city living, these beauties with nice views are making the view from other buildings better.

It'll be cool when we can see taller buildings in Harwood and victory, framing and balancing the view from the north.

This is the best residential building built in this city in a while, imo. I would have thought something of this caliber would have been built on the hill off Oaklawn above the famous beer sign (I forget what that apartment disaster is called). Oh well, it's good to see a developer who actually cared to pay some attention to architecture. This building truly stands out amongst the sea of stubby residential boxes surrounding downtown Dallas.

I think the Oak Lawn/Turtle Creek area is one of the most underrated areas for residential architecture. My family and I walk around this area every morning and we love looking at the towers along Turtle Creek, especially near Arlington Hall Park. This one, the Oden Hughes development, and the Toll Brothers tower are all good looking additions too, imo.

Is underground parking confirmed as part of the plans here? The description mentions a two-story lobby with a pool deck on the fifth floor, which would equate to six levels of parking being built behind those spaces, and the few renderings that include the entire structure have what looks like a ramp apparent on the side facing toward Oak Lawn.

I'm not sure I remember 100%, but, I recall one level below and 4 above w/the 4 above being on the back half-to-2/3 of the building which for the above ground part seems to check w/chart w/that circled part of rendering above.

No confirmation. My comment about underground parking is based on the rendering which appears to be 4 levels above ground. The blurb says 6 story garage. The pool being on the fifth floor is confusing unless there is only one garage level below and they count that one. I do kinda remember a hole being dug, but not absolutely certain how deep.

Here’s the thought that made me wonder:
There’s a two-story lobby on the front which would make each floor above that space a level above the parking garage that would be built behind it. First floor, two stories tall, would be tall enough to match two floors of parking garage. Above that, second floor then walks out to level three parking. So fifth floor pool deck is sixth floor of the parking garage built behind it and none of the parking is underground. It makes the large rectangular podium at the bottom of the tower portion make sense.

Construction is already at least halfway vertical. It’s going up dizzyingly fast. I think they only broke ground in February but it has to be 10-12 stories tall. Writing that makes me think those speeds imply above ground garage. I’ll try to get a closer look than just whizzing past in the car.

I drive past this everyday for work and when they started they did not go down. They turned the surface level and started building up from there so unless they magically dug down under cover where no one would notice I doubt anything is buried on this tower.

Progress on the Novel Turtle Creek Tower is extensive. It appears this is already standing at 10 floors. This one will have terrific views of the city.

I'm clearly not getting out much these days, because I didn't realize there had been so much progress made on this one despite it being only a couple blocks from me. To be honest, I had completely forgotten about it, but I'm glad to see it's progressing pretty well!

Basement is for Valet Parking. Parking on levels 2, 3, 4. Spaces are dual parking. 8-)

Its interesting to have lived in Oak Lawn for so long now that now almost every major thoroughfare you drive down you now see a high rise. Before it was just if you faced Turtle Creek but if you head towards I-35 you Virgin Hotel and the UTBY tower rising. You head towards the north curve of Oak Lawn you see this tower. The only thing we haven't seen demand push for high-rises towards the airport yet along Lemmon but honestly I don't expect to. Still no sign of the Street Lights tower on the site of the Pizza Hut.

Now that this one is “in the books,” there is another one just a couple blocks north at Throckmorton & Herschel. I cannot for the life of me remember what it is, but there are two cranes on-site. Anyone remember what the other site is going to be?
