I thought the same thing, but when I drove by the Victor construction site this weekend, it’s apparent they are adding what looks like a white plaster finish on the concrete. And as poor as the concrete finish is, I’m really relieved. (If Tadao Ando were the architect, he would have punched someone.) ;)

I agree. It has a Miami feel to it, which I understand is not to everyone's liking but it does add a small spot of brightness to the CBD. I will admit it would look out of place if it were any further away from the arts district/uptown.
I like the building but will also echo everyone else's sentiment that the top portion looks stubby.

I like it too, and I think it looks very different in photographs than it does up (very close). I remember being wowed by the facade last time I walked past a few weeks ago.

The lower level is covered by a white brick facade. The original artists' renderings of the building were done with a light tan/muted white appearance. The bright white really stands out. The nearby Trammell Crow parking garage on Ross Avenue & proposed JW Marriott Hotel, which will top out at 25 floors (15 floor hotel on top of the 10 floor garage) also has a white facade.

This rendering has five floors in the top grid row and a bit of a cornice projecting, so maybe there's a little more cornice material still in store.

Very good point. You must be in a design field, because this is the type of observation I get from talented design professionals who notice things that I don't...until they point it out to me. I will think about this every time I see this building in the future!! :D

Every rendering I seem to find still, including the older city hall pdf presentation shows 5 floors up top. Clearly that isn't the case anymore. Good call on that and the treatments. Also, the base facing Museum Tower and Pearl/Olive exit loop received a different garage facade treatment and also a footprint alteration by Pearl it seems. I think the latter was mentioned as a change possibly years ago, though. Not sure anymore if it was said here or at City Tavern w/some of you! :D

There is a cornice projecting on the top of the tower on the Southern facing side of the building, but not on the Northern side. Very odd.

Indeed. I think the Hall Residence Tower may be slightly taller, if not, they are fairly the same height even though Flora & Olive Tower has nine stories more.

Actually 12 stories more (39 vs 27) and (according Emporis), one foot taller.

When I took those last photos, the sky was partially overcast, so that's why the white might appear somewhat muted. I'll take some photos this coming week and post them.

All of the sudden we have street life in the Arts District. With this building, the TCT renovation, 2000 Ross and the Hall hotel and restaurants, the change in the feel is quite noticeable. You also feel like the Uptown mood has finally come to the south side of the park. It’s a remarkable change. All we need are a few good anchor restaurants in these spaces and the Arts District will become a pedestrian destination.

I wonder how much longer the Dallas Bar Association will stay at Belo Mansion /or/ I wonder how long until the Dallas Bar Association scraps the pavilion and really upgrade the Flora Street side of the property.

Other than Moody Performance Hall, there's no more developable land on Flora Street, right?

When is the Flora Street/Arts District master plan due? I think we are all curious what the total recommendations will be. At minimum it will describe what upgrades should be done to pedestrian infrastructure. The plan wont have much to offer as far as redevelopment of land parcels since everything is mostly accounted for now. The biggest hole is the additional phases of the City Performing Arts Center.

I drove by the tower today and it's white, but it does seem the white isn't as bright as it once was. As it nears completion and the windows are put into place, perhaps the impact of the white is diminished.

As scaffolding is coming down on the Flora & Olive Tower while the top floors and a few middle tier floors are finished off, I noticed concrete work on inbound & outbound driveways is being worked on the ground level. This would facilitate more interior work inside the tower as the facade and exterior nears completion.

I thought the same thing when I drove on Woodall Rodgers last Sunday. For someone who worked downtown from July 2006 to March 2020, it's been a combination of shock, happiness and nostalgia to see the changes after an absence going on 6 months.

Well, it appears that the leasing office is open. Along Flora Street there are some "Future Resident Parking" signs, the FloraLofts sign is lit and the lobby is well decorated.

That looks nice. The website has a lot of detail about available units.

They have separate branding for the Flora Lofts on the lower floors and the Atelier apartments in the tower, with corner units in both portions priced at a premium to their neighboring apartments. Small studio spaces in the Flora Lofts and some of the Atelier apartments don’t show rental prices but the ones that do give the building a range of rents from $1,710 to $14,305.

I believe something like 43 of the 52 lofts were supposed to be affordable housing targeted to artists.
