Yes!. A retrofit. Like how IM PEI put the louve pyramid amidst the older Louvre buildings.
Or somehow keep the shell of the mansion and build underground.

...as the Belo Mansion exists today, retro-fitting it as a History Museum and Library seems to make more sense... presuming of course the Arts District became home of Dallas City Library collection of historical documents and things (including an original copy of the Declaration of Independence) and Harlan Crow puts his collection on permanent display in the Arts District.

The DMA next door has a solid restoration department that could expand with document preservation and strengthen the collections of both entities.

I think, however, a History Museum and Library would be better housed through an expansion at the City Library. That side of town needs a significant venue - new bright and shiny!! - to increase the flow of philanthropic billions into the city's array of cultural destinations. The Municipal Auditorium and The Black Academy of Arts and Letters both need a gigantic boost to become more relevant as regional destinations.

So, ya, Belo Mansion retro-fit for Modern Art.

The Belo mansion just went through a major remodel in 2018 I doubt they will be up to sell unless whoever owns it now needs the cash after this Corona thing is over. Obviously they aren't making any money with events closed for now. Mind you I wonder who owns it? And is it protected unlike most historical buildings in Dallas.

The city has written off the downtown library. It exists now only as a homeless campground. Have you been by it lately? They have to keep cops stationed in front of it 24/7.

I assume its a big cash cow for them plus they can hold events for the Dallas Bar Association members for a discount.

So moving on from that idea. Flora and Olive tower though. I wonder if we will see any ground floor tenants announced or if the quarantine may have slowed talks on anything new for awhile.

The good thing is that there is plenty of retail space on both sides of Flora between Olive and Pearl for future tenants. Hopefully that will make the Arts District a little more enjoyable. Flora Street beyond Pearl still needs work in terms of street life. Ideally the hotel and residential would help.

The Flora & Olive Tower is beginning to take shape as they start on the 36th floor, with 4 floors remaining. The bright white facade will make it jump off the skyline.

Nice shot! I love how Woodall Rogers barely looks like a barrier from that angle, and that will just be more true as both sides continue to develop.

True to the assumption that Dallas is about highway based visual attractiveness over the reality. A highway does look like a minor thing from far away just like Fountain Place looks like a perfectly great highrise but when you get up close you see things start to fall apart. Walled up, closed in, and very much disconnected from anything around it.

Looking great! Any word yet on projected rents and floorpans? Interested to see how this project stacks up vs. AMLI Fountain Place. Hoping for a speedy and profitable lease-up so we can see more projects on the empty lots just down Ross.

Same here. Those Headington lots would be a great locations for high rise residential buildings like this and Amli. It could be a really cool neighborhood.

Flora & Olive Tower's structure is just about complete. It's white & glass facade makes its presence stand out on the skyline.

Studio: $1,860-$2,100
1 Bed: $2,205-$2,875
1 Bed w/ Den: $2,605-$3,970
2 Bed: $3,370-$3,870
3 Bed: $5,596-$12,120

Seems in same chunk rent ballpark as AMLI Fountain Place, but they haven't released unit sizes yet so hard to directly comp. I think I'd side with Atelier as a better value to the renter at this point (knowing next to nothing about it) based solely on its proximity to the park. It seems like AMLI is trying to charge KWP frontage rents while being a decent hike away.

Worried Atelier has potential to be a long, drawn-out lease up. On the other hand, if they can actually achieve these rents investors should be flocking to other dev sites in the arts district.

The Flora & Olive Tower continues to progress as the skin is added to the base of the tower. The white & glass exterior jumps off the skyline as it continues to climb. The tower is quite impressive from the street level on Flora Street.

The curve is actually an angle & you are right. This enables the view from those apartments facing the Museum Tower to have a Western view of the city. I imagine the sunsets will be spectacular.

This is probably an unpopular opinion but I really wish they had used brick or stone on the upper portion of the tower, incorporating more than a single color and/or material. Hopefully there are aesthetic details they still intend to add because the white-painted concrete, without any other visual detail, looks half-assed to me.

I would have liked to see the siding be done like the flat iron building in NYC

Even more so, because Hall Arts Residences is 27 stories, not 30.

According to Emporis, Flora & Olive is 1 foot taller than Hall Arts Residences.
