Well Spire's HQ was in Bryan Tower so I wonder if they have moved or just selling their HQ for the check.

So, the bluish color covering the glass appears to be peeling away in many spots.

To bad Flora Street will never be an active pedestrian oriented corridor. The institutional, monolithic buildings there prevent opportunities for creating an active street front. It will always feel like an underwhelming area.

That's true. The backside of the Belo Mansion does not lend the street to any storefronts for an entire city block on Flora.

That blue is typically a protective coating only.

The Flora & Olive Tower is moving on rapidly. It looks like the final 15 stories will make quite an impact on the skyline.

Flora & Olive Tower continues to rise at a rapid pace. They are now under 15 stories until they top out on the high rise.

This one is finally starting to peek through. Nice infill.

I've heard that city officials are shutting down construction sites Downtown due to the size of the construction teams. Too many workers. Does anyone know if this is true?

I wouldn't believe this to be true, but you never know. I have a buddy that works for an electrical company on big projects. They haven't heard anything. He said that for the most part workers are pretty scattered on the job site. I would bet that people are probably closer together in all these DT offices than the construction workers are on a job site. But I guess anything is possible!

There are workers active at this site and at the 1401 Elm building. I'm not saying the city won't do something, but they haven't even shut down City Hall yet.

They are doing it in Boston.

CONSTRUCTION SHUTDOWN

Boston Mayor Marty Walsh is shutting down construction sites across the city.

Beginning Tuesday, he said, sites will have only enough staff to make secure them. Emergency repairs such as utility hook-ups and street repairs will be allowed.

The site is currently active as of 3.20.20 Workers are all over the building.

I wonder if this crisis will leave us with half-completed towers like the last one did. Anyone remember the Stoneleigh condos?

There were several in Austin after the dot-com bust.

It wouldn't surprise me, but if the money has already been committed, they'll probably finish them. I doubt if they fill up though.

I guess it partly depends what prices do during the pandemic, how long it lasts, and the state we're in once it's "over."

I'm curious how many employers are going to ask themselves why they have so much office space when so many people can effectively work from home. I realize it may not be going perfectly, but its def working well for many.

The biggest problem is apartment leasing staff are still working cause they are considered essential jobs but movers are closed down.

My opinion: most companies did this pretty grudgingly, and f they are considering distributed workforces, then wider distribution than just major US cities (ie: additional outsourcing and job consolidation) is the long term planning thought, at least moreso than 'hey we don't really need office space'.

Well, the spread of coworking has established some places that could allow this kind of flexibility. The problem is there is still lots of value in having teams in the same area. Not all departments can work remotely and lots of companies lately have appeared to make a serious effort to push offices together that were previously distributed to improve collaboration.

Even DISD had a study tell them to combine offices under one roof so that's why they sold their old HQ and bought a bigger building to bring IT and other DISD offices into the same space. I'm sure cost was also related to this move. Should they have eliminated those offices altogether and just bought everyone coworking memberships or told people to go work from home?

I actually like Working in person.. there's always that one guy who doesn't reply to ur emails ... It's nice to go over there and confront them face to face.

Yes; it has been shifting in this direction for a while. Many new tech client projects (especially in cities where real estate is expensive) are shifting to the hoteling mentality -- there are fewer desks provided than number of employees and all desks are open seating. Employees are encouraged to work a few days at home (or from another office) and can store their personal items in a locker when they come into the office for special meetings or functions. Offices also have more "flex seating" options -- lounges or kitchenettes with power/work surfaces, phone booths for meetings, etc.

Even over the past two weeks in San Francisco we're hearing word of cancelled/delayed expansions and reduction of work space as some employees may never return to a physical office (employers have given them money to set up a personal home office). People will develop new working habits and routines if this continues for months. It saves the company money, eliminates commute time, and allows people to work the schedule that best fits their lifestyle.

That's happening here in DFW too. One of my local clients has a few dedicated offices and cubes but the remaining ~75% are for employees and vendors who happen to be in the office at any given time. I actually share a cube with former Cowboy Emmitt Smith since we're both rarely in that office.

This is one very wide building!

Thanks for posting, rono! That first photo shows the broad gap F&O is filling. There's not a lot to be happy about these days but this building and its continued progress, for me, is definitely one of them.

While work appears to have slowed, the tower continues to rise with only 9 more floors remaining to be added.

So happy to see this one continue to rise! This will be pretty with those 9 additional floors!

This angle of the photo makes me wonder how much longer the Belo Mansion will survive. The mansion itself might be historic, but all that stucco add-on was done in the 1980’s and wouldn’t be missed.

How about a Mix of new and just the mansion ala The Epic just down the way?

^Belo mansion should be morphed into a museum of modern art.

Yes, we need a great modern art museum in the district.

There were alot of workers here on site today.

This tower is starting to make a big impact when you drive down 75 and circle woodall rogers.
