Finally some interesting news coming for the 4-acre site on Routh and Cedar Springs

Remember on the old forum, we had a thread titled "Uptown is over". Uptown is clearly still on fire. This is across the street from the proposed 30 story tower.....right?

So this is the replacement of Concrete Cowboy, Kung Fu, and Clutch. I wonder if it will start next year as planned or will fizzle out and we will be left with empty buildings or worse torn down buildings and an even larger parking lot.

I wonder if they plan to align this with the entrance to the Quandrangle courtyard. That would certainly be nice and would hopefully bring more foot traffic to that development as well.

Hope so. I know there's been rumors for years of knocking those down. I'd personally love it.

This is a larger development than what they were previously planning, and it sounds like it could be a great addition to the area. None of the proposed Cedar Springs projects have gotten off the ground but maybe the dynamics of this one will be different.

Can anyone snap the photo from the article? I'm not able to read it.

The other candidates, DD, TG, DE, EMC and KH have all made great strides since then, but Uptown has gone national, maybe international, in attracting capital.

It strikes me that The Union and Park District now set the benchmark for large scale development in Uptown, this one being an example of what is to be expected now.

Yep, seems that way. You also have the Central Market development which didn't set the benchmark, but is definitely continuing the trend.

That rendering looks beautiful. It's about time something glorious filled that gaping hole right in the heart of Uptown. I'm still sad to see the Idle Rich and Gingerman buildings go, but once those are razed and replaced along with the Nicle & Rye building, there will be a crazy amount of density in this little area.

Also, even the Epic also meets a similar benchmark being a residential, hotel and office project all in one but it's in Deep Ellum.

That's a great looking cluster of buildings. Exciting stuff.

I wonder if this means the old Sunstone building will be raised. It was one of the few buildings in that area that looked like it had a past.

Ya, and along those lines, we have reporting that always seems to mention "one of the last developable tracts of land in Uptown" every time a new project is proposed.... but really much of the slice of Oak Lawn called Uptown holds potential for new development - not a vacant property or a surface parking lot, but relatively easy to prep.

So this one seems to keep with the template of large, multilevel, mostly contiguous parking garage topped off with an amenities deck from which multiple highrise buildings are positioned --- and in this case the multilevel parking garage is underground.

I wonder if that new drainage tunnel is making Uptown real estate redevelopments more likely to have below surface parking...?

FOR SURE, the city and DART need to come up with new, fixed public transportation corridors/circular from Love Field through the city neighborhoods. As the downtown area continues to gain population, entertainment destinations and offices, the most excellently convenient airport should come with equally convenient, affordable and efficient public transportation. Perhaps dedicated BRT lanes could rent access to ride-sharing services, the focus being congestion reduction specifically for trips between the airport downtown.

Historic preservation needs to guide the direction of this new wave of Uptown and Turtle Creek redevelopment. Consolidating parcels of land for large-larger-largest mixed use masterplans will need to include the past....

Nothing official has been stated yet, but Lakewood2Uptown had mentioned Gingerman will shut down at the end of the year:

Looks incredible, thanks for sharing! My only (minorish) gripe about this, is that I was hoping the pedestrian walk-way through this development was going to align with the Quandrangle. I get that these two are coming from two different developers, but it's a shame there isn't a little bit of cohesion between the two. I'm guessing a lot of that might just have to do with the fact that they are both on a similar timeline, so it's not like these guys could have known what was going to happen at the Quandrangle until fairly recently.

Lots of "gathering" about to happen here, it seems.

It is also the gateway to Turtle Creek which means they know the extra cost of making things actually look decent is worth the investment cause IF they ever build this they will be able to lease it. Try to convince the same developer to put the same amount of money into another part of town by burying all parking underground and they will laugh at you in the face.

Dang we're really going to lose a lot of the last bastions of nightlife in uptown. BBC going away with the Quadrangle redevelopment, and now 3 of the last large bars in the area with this, if it goes through as planned. This doesn't personally effect me as I do not frequent these places any more, but a large pull towards uptown for the younger, just out of college crowd was, of course, this easy access to nightlife. Over the next 5 years it'll be interesting to see if Uptown can continue to attract this cohort when there isn't nearly as much nightlife around the area. Not to be dramatic but I wouldn't be surprised if this started to have an impact on occupancy rates. Would be interesting to see how many residents in uptown are, say, 22-28.

Maybe it will transition to a demographic of slightly older empty nesters with more restuarants, shops, etc. along with that new Central Market and other stores. I would love to see some of those towers go condo towards a mid level pricing and let the area get dense. The party scene can move onto Deep Ellum or downtown and drive more apartment building around those areas.

The party scene is already tearing Deep Ellum apart but it will pass by there too. The difference is uptown has lots of office and residential space to lean on. When the party scene leaves Deep Ellum you are left with empty one-story buildings.

I can not wait for this project to start but the developer has publicly said its too early to discuss a start date. I think we will be waiting for at least another year.

Haven't been down that way for a long time, but according to Google Maps, at least as of February, the existing buildings were all intact. Also, I can't find the project mentioned on the developer's website.

Yeah they are all open still. The retail spaces though seem to be slowly emptying out. Kung Fu and Concrete are of course operating differently since COVID regulations are putting a stop to some of the wild behavior. The one positive here could be that COVID restrictions could kill off the bars faster but the developer doesn't seem to be a rush either.

Yep, soo much more important than height right now. We are overrun with podiums and I'll cheer any project that avoids building one while we still have parking minimums.
I'd be happy if we never built another building over 5 stories if it meant never seeing another podium.

I'll happily take this development. This and the upcoming Quadrangle development will drastically improve the pedestrian experience in this immediate area.

I think this is a win. 3 towers with retail/restaurants below, large park, AND buried parking.

Great project all around. Was just walking around this area today- it’s gonna be completely transformed with all of these projects happening. And honestly it’s already a pretty pleasant neighborhood

Does GFF work with Skidmore?

I would like to see SOM. We have lots of GFF in this area. Look at that rendering. GFF office is LITERALLY in the foreground. The middle building design looks famiiiar. Haven’t we already seen the “broken zipper” look in another proposal? I’ll stop complaining. This is a great add!

I don't think that rendering is accurate because that is a hotel at CS and Fairmount, which isn't mentioned to be included in the project moving forward. I imagine that space is now where the office building will be and both residential buildings will be on the other side.

Those rendering were the earlier proposal by, I believe, a different developer.
