Dallas City hall is ugly. I loathe any building build with concrete as an design feature. Burnett Tower in Ft. Worth is the same kind of ugly. They all look like Soviet buildings.

The two themed buildings seem to be turning into a thing... party on the bottom, business on the top. Isn't there one in Plano/Frisco on tap?

It was designed by one of the greatest architects in the 20th century, I.M. Pei. What's not to like?

Once they finish this floor they're working on the project will have topped off.
Driving into town along 30, this building really makes the core visually stretch further east.

Thanks for the picture! I haven't been to Deep Ellum in months, so it's great to see the progress being made here.

Also, it appears that they're only putting the fake brickwork on two or three sides of the parking garage. The south side is plain old concrete. Another FU to the neighborhood. Can't tell yet what their going to do with the west side, but I'm not optimistic since they haven't shown any drawings of that side.

This is looking very nice! I'm looking forward to this one being completed, The Epic, and Good E, I think this area will be bustling when all of these projects are completed.

Yeah, I have to agree. Why not just put up the fake brickwork on all sides? I think there are plans to build condos adjacent to the Adam Hat factory and that development will face a concrete wall. Not a great view at all, IMO.

Maybe they can authorize a mural? Idk. Either way a blank wall is ripe for graffiti.

But i meant the wall opposite to the faux windows. the other long side of the building.
It is completely blank It would have made sense to continue the brick work to that side as well.
Although i understand given that it is basically an alley on that side. Facing the bomb factory.
That wall is very prominent from the highway, so a large mural, even if peppered by windows would be very visible. Maybe they can do something like on the Sheraton. a giant poster.

Its giant and gray. Perfect for a mural, window cutouts aside.
Being that it faces an alley, I understand why they wouldnt put money in it.
But it is so visible from miles away.
They'd be better served to making use of that space advertising, a cool mural.
People drive from all over to see deep ellum's murals.

Per ALT+CO... At the moment, plans call for no further enhancements to that part of the building. They think it makes for an interesting zone for a mural, perhaps directed by the anchor tenant. As the city increases its density, you won’t see the base of the building from the vantage spot you sent the photo. Plans are for another Streetlights residential tower between your camera shot and the building. A mural if there is one more than likely it will be left as is.

Also, they state everything between your photo vantage point and the Stack is in the designated “opportunity zone” - a Trump tax designation which is driving driving several multifamily developments, Streetlights is already in advanced stages.

Great!. saw it driving by, was waiting until they finished to post a picture.
By his estimate that would be tomorrow? or the day after?
Now if someone would do something about the other giant wall....
Someone said it would be blocked by encroaching and existing developments, at least from the highway
I'd have to say, someone living in Adam Hats lofts wouldnt particularly appreciate looking at a blank wall when it was once a view of downtown, nor would anyone else renting at the new apt developments that keep popping up.

What an improvement. The blank back wall significantly detracts from the building, and I would say including its value, given its visibility from I-345. Another mural, or even a giant iPhone ad, would make a big difference.

I actually don't mind the blank wall. In fact, I kinda like its raw and light contrast. It's not terrible. The windows give it an aesthetic break compared to a blank wall of concrete.

Okay, yeah, I definitely went too far with my words because I don’t hate it as much as many people, and in a weird way, it works, but I’d definitely rather see a mural or brick on that side for the sake of lower levels being cohesive.

Eh, I don’t think you’re wrong, but I kinda understand it a bit in this situation. Location is great, brand new, amenities galore, etc. Plus, they moved from Chase Tower, so probably works well for them financially.
But I still agree with you overall, just think it applies a little less here.

Would usually agree, but I think this building will do just fine given the location, demographic and product. If the developer were the same building the Spire I would be worried, but this is Hines.

Ideally something simple, either brick color, or blue like the sky. With some clouds.

I believe the Adam Hat factory flats are going to be expanded, which will block this wall eventually. Now when that ever breaks ground is anyone's guess.
