Riverfront Blvd Hotel / Residential Towers

Postby Kelley USA » 14 Feb 2019 15:18

From the DMN... A new tower is proposed on an old industrial site off Riverfront Blvd. It will overlook the Trinity River. If you look closely at the rendering you can see a Hard Rock Hotel logo, although the article mentions it's an unnamed brand.

"We are planning to build a hotel with condos as well as a (rental) component," said JMJ Development CEO Timothy Barton.

He said the lower levels of the garage might be wrapped with a row of townhouses.

The developers are working with a yet-to-be-named hotel firm to operate the property which will have between 150 and 250 rooms.

I'm guessing by 'condos' they are referring to the Townhouses. Unfortunately they don't seem to give specifics on exact location, but this sounds like a truly incredible project, which means I'm going to be pretty skeptical for the time being.

Great find though, and thanks for sharing!

The rendering says Hard Rock. Interesting.

If you've ever driven by the fast food restaurants around Riverfront and Continental, it's easy to see why this would be prime development land. Those shabby restaurants have one of the most incredible skyline views in the area, even from ground level. The city just rebuilt the lighting and sidewalks in this area too, and it connects to the Continental Bridge Park. Incredible site for a future residential neighborhood.

Based on the rendering, it looks like it could be near the intersection of Riverfront and Parkhouse. How great would it be to get a Hard Rock Hotel after the Grand Prairie plans fell through.

^^ Great sleuthing! The article does mention it to be on the site of a print shop, and both M Press Printing and Dallas Letter Press are in that location. If it is on that site, the only downside is that there are massive powerlines that run right along the side of that property. You can't really see them in the photo above but a quick Google street view will show you what an eyesore that could be (especially if this development has a condo / townhome component.

This will have an interesting impact on the skyline dynamics.

Yep. That’s about all we can muster here in Dallas.

Looking at the developers website - it looks like the address is 148 Pittsburgh.

Also, looking at the developers website, it doesn't seem like this is a real project. They seem to be a brokerage firm that is trying to play developer.

Wow, totally small world... I was actually inside 148 Pittsburgh yesterday. This company, Supreme Printing, actually manufactured some displays for the company I work for. It's a large with only 3 or 4 employees. The kind of place where you walk in and wonder how they're still in business. Makes sense now after re-reading the article.

Where are people seeing a Hard Rock logo (or any logo) in that rendering?

Look at the tower on the left. At the midpoint of the tower on the right there's a white logo.

It was clearly visible in the DMN article yesterday, but I clicked the link just now and the DMN has changed the photo. I guess the developer called and asked them to change it. But yes, you can still go to the developers website www.jmjdevelopment.net and see it.

^^ Thanks guys. It is indeed clear when one clicks on the photo.

Next question: Why is anyone excited about a Hard Rock Hotel? The project looks nice, but Hard Rock? (YAWN)
