Uptown's landmark Quadrangle complex sells to Dallas' Stream Realty Partners

I used to eat at 8.0 and Quadrangle Grill back in the eighties and then it was the only real semi urban experience in Dallas as there was really not much else down there at the time. I always thought that it would get developed first with dense high rise apartments and mixed use yet it has stood still while everything else grew around it. Would love to see this dream fully realized.

I'd love to see them find a way to eliminate all the surface parking spaces surrounding this development and connecting it better with its surroundings, but I have a feeling they will just update the interior of the office space.

They will probably play around with patios facing outward and modifying the parking plan to accommodate valet and Uber/Lyft pick ups and drop offs better. New landscaping and maybe a big new tenant of some sort if they can figure out how to put in some big name tenant and still have easy access that tenant wants for parking. I doubt they could ever get a Trader Joes sized tenant in there but something with that kind of everyday use certainly would make it a go-to spot for more daily trips rather than the evening dinner & bar scene it a part of now.

Is the Sigels a separate parcel?
A more aggressive plan would see them tearing down the back half replacing it with a denser development with more parking underground to accommodate something else like residential or more office space.

Stream Realty plans to build a 335,000-square-foot office tower at the north end of the Quadrangle site. The building will replace a section of existing retail space on Howell Street.

The surface lots that now serve the complex will be replaced with new construction and wide, landscaped walkways.

One of the biggest changes is planned for the corner of Routh and Howell, where the existing retail building will be replaced with a collection of small freestanding eateries and shops.

Stream Realty hopes to start construction in the middle of next year and have the project ready for tenants by 2022.


This sounds like an excellent improvement! When I heard improvements were being made to the Quandrangle, I set my expectations low thinking they may just re-skin the exterior and upgrade the interior, but I'm so happy to hear they plan to re-develop the surface lots.

Also, does this mean BBC is being replaced by these smaller eateries and shops?

Yes, I love it! I was hoping they would do something like this ever since I heard about the development across the street (which will also have some sort of pedestrian corridor running through it).

This part of Uptown is going to be completely different once these two developments are finished, and we also potentially have another development replacing the Gingerman and another replacing the former PL8 building not too far away.

Looks like BBC, CrushCraft, TNT and Siegels will all get booted out.
And that rendering almost looks like the Amli Quadrangle apartments will be replaced by the office tower, although there was no mention of that in the article.

You can see the Amli Quadrangle in the rendering between the new tower and the existing one. It took me a while to realize it, but the corner depicted here is Routh and Howell looking toward the Ginger Man.

Per the DMN story, "The existing eight-story office building, Theater Three and the retail buildings on the Laclede Street side of the project will remain in place," meaning everything from BBC to Sigel's is what will likely be demolished.

Yeah, honestly I love me some BBC but doesn't mean they would permanently leave. They could be built in one of the new spaces.

I hope Crushcraft reopens somewhere else in the area. It is my favorite grab-and-go restaurant in Uptown.

In some ways, I am almost more sad that the liquor is going away. I personally go to Goody Goody on Oak Lawn but I like easy access to liquor stores in urban areas like this and I doubt they will be a returning tenant in the new configuration.

Also, what's interesting is they appear to be keeping the section on Laclede Street which right now is the most unappealing section. At least Tacos & Tequila, BBC and Sigels are actually actively used despite the suburban design form. Really the only thing they aren't seriously touching is the office tower so the Quadrangle as we knew it will be a thing of the past.

Goody is my go-to liquor store as well and I honestly forget that Sigel's is an option. I'd love to see them move to the Medical District if they're looking to relocate. And remember that Total Wine is under construction nearby.

Agree, although Theatre 3 is staying and that's a big part of the Quadrangle as we know it. Hope the displaced restaurants return or relocate nearby.

I had never heard of Theatre 3 until now. I can't figure out what it is. Is it like a performance space, or an actual movie theater? Event space?

It's a live performance theatre company that has been in the Quadrangle since 1969. I haven't been in years, but saw a performance of Avenue Q there not that long ago. Check it out: http://www.theatre3dallas.com

One thing I didn't know until now is that it was established in 1961 from the downtown Sheraton at Southland Center.

I'll have to hit up BBC one last time. The building itself isn't anything special, so I don't mind that it is being razed, but I do like the bar, and hope they can find a new home somewhere close.

Yeah, if you look closely at the sitemap versions it looks like there is sidewalk leading up to the doors on the street side. Honestly, the restaurant buildings design-wise seem not finalized. It kinda appears like they are getting a new concept/site plan approved. The office tower looks more detailed and the retail/restaurant space could be designed to final specifications after construction starts on the massive garage.

I heard today that BBC will be closing in July. I don't know how reliable my source is, but does anyone else have any information on this?

I'd love to see this project move forward sometime this year.

Interesting to hear, but a welcome stay of execution non-the-less. The original timeline was for BBC to close down at EOY 2019. Wonder what this means for the development overall.

I honestly think Uptown needs some of these new projects to get started or risk a slower recovery on the ground floor where restaurants and retail could be coming back to replace all the old places closing. The last thing we need is for Whole Foods to be a lone survivor if things continue to close. Even if a few of these new high rises start it will attract more new investment and honestly I wonder if we will ever see any serious ability for the lower section of Mckinney to develop any retail or will it always be restaurant and neighborhood service driven?

I didn't realize there were any Quad-related projects intended across Howell St; none of the renderings I've seen show anything new here. With the already empty lot + the former Ginger Man spot though, they'll have a good amount of space to build something that could have some height.

That's a shame, I really liked that bar and the building it was in. I had no idea this building was going to be a part of the Quadrangle development.

Dallas developers are only good at one thing. Honing in on ANY remaining building with any sort of character left and doing everything they can to demolish it for something nondescript and cold.

That building was what, 100 years old? What will replace this particular site, surface parking?

Thanks for sharing! This is a very sizeable development right in the heart of Uptown, so I'm really looking forward to it being completed in a couple years.

Yep! Not even mad about the office component. I like the approach they've taken, and I think the type of tenants this will attract could be similar to something like The Stack, so I'd welcome more of those companies in Uptown (and the urban core as a whole).
Plus, just based on the renders, the views are going to be nice thanks to its location so I might have to consider it for office space in a few years myself. :lol:

I drove by this today and it is fenced off with a proposed zoning sign up. It sits just behind the Quadrangle project at 2731 Cole Ave. Don't know what they are planning.
