Drove past this over the weekend a couple times, really up there now but looks like they are still adding floors. Does anybody know what floor they are on?

I would say mid 20s. Announced height is 30. Should be getting close.

Cool shots. This one really turned out a lot nicer than all of us expected. I remember some pretty funny speculation comments on the old thread. Anyways, this tower has a lot more of a presence than even I anticipated.

I think they might be on the top floor, when I drove by yesterday it looked as if maybe they had arrived at the top level just based on the way it looked. Not sure. Even so, it's tall and rising so close is Blue Ceil which will be taller.

This one is turning out much better than I had anticipated. I remember how much concern we all had because they wouldn't release a rendering. Not saying it's anything spectacular but it's nice enough and I love the height!

Definitely agree. Not gorgeous or anything special but definitely a nice addition in a unique spot that helps extend the skyline outwards. I'm pleasantly surprised with this one.

I don't know that it is taller than 310 but it is an impressive sight now when driving on 35.

I love that they're including a bicycle rental & repair service (to what extent, I'm not really sure... but it's in there). That is something that has been desperately needed along the trail. Now we just need to improve the connection to the Trinity Strand to help spread out some of the congestion.

So the large lot directly east of The Katy is considered "Little Mexico" and is here to stay?
Just curious because man would that make one hell of a greenspace. I realize this particular space is where certain people/businesses have been for decades, so I'm not suggesting they be kicked out or anything, but the video clip you provided just really shows how perfect a park would be there.

Looks like some action should take place this year for Little Mexico Village.
The Authority anticipates submitting mixed-finance proposals for Cedar Springs Place Addition (to be renamed Fairmount Crossing), Brooks Manor (to be renamed Los Encinos) and Little Mexico Village prior to the end of 2017. Approximately 366 mixedincome units will be developed at Fairmount Crossing. The number of units for Los
Encinos and Little Mexico Village has not been determined at this time.
The Authority anticipates submitting a Request for Disposition approval for Little Mexico Village by mid-2017. The proposed disposition via long-term ground lease will facilitate the redevelopment of the site for mixed-income housing

Wow, if Little Mexico were to be developed in to several 10-15 story mixed-income towers that would be huge. Dallas is in desperate need of more centrally located affordable housing.

I think you can comfortably fit another Camden Victory and Katy tower inside the Little Mexico footprint and still have room to expand the Katy Trail with a couple of plazas, especially if the buildings are up against Harry Hines.

Clustering the poor, whether high-rise or low rise, doesn't provide them any real help. It's the clustering that's the problem, not the height of the building.
There are currently 102 low-income units in Little Mexico Village. You could easily improve that to 150-200 units out of 800-1000 total units in a redevelopment, and that isn't even going very tall at all... There is so much land there that is drastically underused.
The mix of incomes in such an arrangement would be more beneficial than maintaining the development as it is, both for the people living there, and the tax payers.

True, and as several cities are starting to do it is best to mix and match low income families/individuals throughout regular neighborhoods. I've seen most studies done on a neighborhood level where it's a home or 2 here or there throughout several neighborhoods instead of clumping them all together.
For Little Mexico Village, if DHA, the city and feds threw in some money with a private developer that had a well thought out plan I don't see why you couldn't extend Pike Park up to 2 Ac on the South side of LMV and then put in high rise 15/85 split (affordable/market driven rates) in a couple of towers along the Katy Trail and then develop mixed-income housing in the middle of the development with something more on the lines with a 25/25/50 split (low income/affordable/market driven rate). You could easily add 2 towers along the Katy Trail with 450-500 units (70 or so affordable) and then you put up to 4-5 10-15 story towers in the middle and along Harry Hines and split it with something like 1000-1250 units with a 20/25/55 split which more than doubles the low income housing and overall adds around 350 affordable housing units along with 850-950 market driven rate units.

FWIW... The 102 current units in Little Mexico Village reside on three parcels totally about 20acres according to DCAD (not including Pike Park). Keep in mind, that land goes right up Katy Trail and those fancy townhomes behind Magnolia Station. Assuming you'd want to leave most of that existing green space green (60%?), that give you 12 acres to work with.
In comparison, North End Apartments (which nobody here considers urban high-rise) is about 11 acres and totals 540 units.
So you certainly have room to increase affordable housing AND add significant market rate units into the mix without getting too crazy. I'd also argue that added services will greatly improve the quality of life of those using the affordable housing.
It almost seems like a no-brainer.

I've been looking forward to what comes of the redevelopment and mixing of incomes within Little Mexico Village for a long time and for all of the reasons stated above. I think a lot can be done with it that will go a long way to improve all around.
While I am thinking about it, this reminds me of something probably better for the General Victory Park thread, but maybe not...
I've often jogged past the Magnolia Station Lofts, while coming from Katy Trail and circling around behind the Garage next to Moda. There is a small plot of land that has had a for sale sign on it for quite some time and that recently changed realtors. Before noticing the sign, I'd always that it was part of Pike Park and it appears that way in aerial maps. However, it seems it isn't. It fronts Lyte Street and is between the entry to Magnolia Station and the steps down from the park. It is a rectangular piece of land up on the hill and it seems the size would only be suitable for a slender high rise; considering what it is likely priced at. For comparison, its footprint would allow for a Skyhouse sized tower, but all of the parking would have to be below the residential on the same plot.
Does anyone here have any idea about that little gem of a property tucked away on Lyte Street?

I am familiar with this property. It is on DCAD as part of Pike Park and I think was either used as, or intended for a soccer field or something for the park. But, as you mentioned it has always been kinda isolated. I once spoke to a maintenance guy at the park about this property (a couple years ago). But I never realized it was for sale.
It's funny you mention it, because when I was reading earlier references about expanding the park in posts above, I was chuckling because we don't even use all the land it has. Seems weird that the city would sell it...

It's making a nice bookend to VP, shielding off the DART tracks and all of the freeway stuff. And the orientation at the base suggests a connection to the DD via Highline. It has really tamed the north end of VP.

La Réunion was more towards West Dallas, "on the south bank of the Trinity River...a short distance north of Interstate 30." The only remainder from the colony is their cemetery, which is near Fish Trap Lake.

With most of the cement poured at Cinepolis and some of the new residential coming on line, I am looking for the buildout of the new retail to get started.

According to their website http://thekatydallas.com/ Local Press+Brew as well as Richardson Bike Mart will be opening on the ground level. Can't wait to see the view from this place!
