That's my experience as well, it's all blending together. I could see the VP area up to the edge of "official" uptown being dotted with much taller towers and a very dense downtown feel.


Honest question—do the believers in Greater Downtown think that Hillwood or Headington could build S of WAR and get Uptown rents? 1900 Pearl did well, but it is right on the park. These other sites are not.

willyk, rent rate is not proxy for desirability because most businesses and citizens are not in the market for new office space. You're only discussing desirability to a relatively small subsegment of firms and folks, who ARE, by virtue of membership in such a subsegment, very image-sensitive. They're buying that public posture at the same time as buying convenient access to HSR or DNT or whatever else. They are usually waiting for someplace to be "trending" before they want to be seen onboard.

I don't think it's justified to act like things with differing levels of desirability have to be considered separate communities for anybody outside of CRE. Inside CRE their goals are different than our civic goals. It seems obvious to me that people can want to be part of someplace that has multiple tiers and entry points - a real downtown neighborhood is a large umbrella, not a version of the exurbs where every price level is named and sold separately -- the Lakes of Woodall Rodgers segregated from the upper echelon in the Pointe at Woodall Rodgers and the senior living communities in Sunrise Heights on Woodall Rodgers. Applying exurban logic to the central Dallas neighborhoods demonstrates, to me, the brittleness of the exurbs' small-umbrella approach.

Too bad the other side of 35, nearest the river is a sea of concrete with very little vegetation. The difference is noticeable. Come on investors/ landowners, plant some trees.

You can also see how much potential there still is for development between Victory and Uptown/LoMac, with all those parking lots and apartments which will eventually, inevitably be built upon.

Is it mainly concentrated in just three sites with three owners—Harwood, North End and Triton? I wish it were more fractious. Things would happen sooner.

Harwood is moving forward, but very methodically. North End is asleep at the wheel. At least Triton is for sale. We might see something big happen there.

Drove by today and happened to notice how quick this has changed, this will be gone in no time. Always thought this was the ugliest building.

I don't personally think the building was ugly, I think it was just horribly maintained and was left to basically rot away. Maybe it was nicer when it was brand new. It must have been a pioneer in that area in its heyday.

This corner of the Christopher has the largest units in the building and they're listed for about 7K/month. Is that the discounted rate?

According to the locators I talked to no they haven't posted the discounted prices. They are probably offering the discount when someone wants to rent but shows some reluctance after seeing the unit.

I guess that would be a net negative to most people, to me having a birds eye view of a high rise going up would be a net positive and I would probably pay more for the view.

It's a noise problem. Since that direction doesn't really have a view to be blocked. Double pained glass doesn't stop all noise particularly when the construction will be ongoing and less like highway traffic noise which usually maintains as a constant buzz compared to varied construction noise.

Unless an overall domestic slow down / recession creeps upon us, we should all expect more than what we've had. The cycle Dallas is riding right now will end up being longer than a generation, maybe even three. The office building continue to get bigger, the residential buildings continue to get bigger.... the only marketable difference is the leap-frogging neighborhood sites of construction.

Nice looking building. I just wish the new buildings in Dallas would take the ground level open design, retail-restaurant spaces or common/shared offices all the way up to the second floors. It would contribute much to the creation of an active, pedestrian feeling environment.

I honestly can't stand how every building in this area is the exact same height. It's because of FAA height restrictions from Love Field right?

I wish this area broke up their lots and had some height variety. Every building in this area is a full block and the exact same height. There is minimal retail. This isn't the most pleasant area urbanity wise.

I can't stand how the height of so many of these new buildings is half parking garage.

Love Field does have an impact but so does demand. While demand is high in Uptown for commercial office space demand isn't high enough to necessarily need taller towers. Sure there is enough pricing demand to make it worth building a concrete garage and a few dozen stories of office space on top of the garage but even in areas not under the Love Field restrictions demand hasn't proven there is a need for more space in one project. Harwood seems to be the most successful knocking on the ceiling but even they keep teasing the market with bigger projects with no biters. Hillwood has proposed taller things as well but without a big name to sign no one can see enough demand to build something more massive.

Didn't we establish that the 20-23 story max height has something to do with elevators? You need extra banks or express elevators once you go above that range, so going any higher introduces a lot of added costs by now requiring entirely new banks of elevators.
