The Victor has finally topped out. The construction crew has placed a tree on the completed roof. It will be finished off inside & out in the coming months.

Love the stone covering the podium and the glass higher up. I haven't yet seen how they're going to cover the tower's concrete portion so I'll reserve judgement, but so far so good on this one!

I think you’re right. On the north side of the tower, facing Nowitzky Way, there appears to be a sample of the final finish going on. You can see it in the photo above. Should really make the building stand out.

Agreed on boring. Hines' simultaneous "The Preston" underway in Houston is far more worthwhile.

I was in Houston last week and let’s be honest, Houston has been putting up better looking high rises (office and residential) than Dallas for years now.

They also build a lot more than we do. Dallas isn’t a big high rise area.

Its the economics of land development here in DFW that affect that. Houston is just a one big city town. DFW is D---------FW. The city of Dallas can not force signature design elements they can try to regulate materials but if developers here don't see value in more significant designs they aren't going to spend the money to have a firm design something with truly epic visual impact. Plus the city of Dallas itself is not the center of the universe since DFW is arguably even more decentralized that Houston and its suburban neighboring cities.

Some of you guys overrate houston so much on here its laughable.. i guess its a grass is always greener type deal, I work there every other week, its very bland, most high rises are no different than here.

I don’t think I’m overrating Houston at all. It’s just my observation and opinion. In Houston’s downtown, Galleria and Energy Corridor areas, the taller buildings built in the last couple of decades are more attractive than ours. I didn’t say they are architectural masterpieces, nor do I know the reason for it. But for some reason, bland box has become the style here.

I am there frequently too. I think the future is brighter for Dallas than Houston, but I find it puzzling that there's more risks taken financially if not aesthetically there than here. Case in point is the Victor and the Preston, the exact same design architect working for Hines in the exact same timeframe. Perhaps cowboyeagle is right, that DFW's job corridors are too far apart to together amp each other up synergistically. And Tucy and others have noticed that office vacancy is significant inside LBJ in recent years. But office vacancy is omnipresent in Houston lately also. Maybe developers are just betting on home run lease rates next time oil price volatility moves the price up again.

Addendum: Gerald Hines passed away this past Weekend at the age of 95. He built a number of spectacular buildings & developments over the years.

^ Gerald D Hines was one of my childhood heroes. He built One Shell Square in New Orleans in 1972 and introduced me to the concept of the modern skyscraper. RIP.

Hines, once they complete a couple projects in progress, will have (I believe) developed 10 of the 20 tallest buildings in Houston, which is pretty wild. And all the while, his company was developing projects coast to coast and across the world. If Gerald Hines is not the industry gold standard, he’s dang close. RIP good sir.

I think that exaggerates it slightly, but his impact was certainly enormous and unequaled. In Dallas, too, to a lesser extent of course, but still big. The Galleria development alone (in both Houston and Dallas) ...

I came up with 8, but close enough. Hugely influential developer without a doubt.

I find this building to be a real standout for the skyline. I expect this tower will be followed by others that will be taller.

I think the building will look fine on the northern part of the skyline, but certainly not a stand-out by any means. For a Hines development it appears sub-par by their own standard. I wish the height was a solid 500 feet (or taller) as that would help "sleek" out the boxiness. Also, I don't like its relative size with the W, but I do like how it covers it up in certain views because it's the better looking of the two in my view. I never thought the W looked good.

Preleasing should begin in November for Feb 2021 move ins. Studios should start at $1900+, 1 bedrooms at $2500+, 2 beds at $4600+.

Thanks Matt. About a month ago I heard second hand from a friend who spoke to the building's leasing that they'd be ready for move in this November, and thought that seemed way too optimistic given the amount of construction left to do, so clearly she was misinformed!

What is funny is you can get a 730 sqft studio with walk in closet, gas oven/range, granite counter-tops built in 2019 etc in Knox/Henderson for $2100 so if anyone is curious how this stacks up in pricing to other areas.

A few top floors remain to be completed on the exterior as The Victor's progress continues. While the parking garage facade has been covered with a cream granite brickwork, there looks to be no change on the color of the concrete facade for the tower as of yet.

It really isn't a bad arch. visual play off of the W Hotel & Residences Tower if you step back a bit and contemplate in person from certain angles, not nec. all angles. Yet, it still has it's own characteristics in being somewhat complimentary. Weathering will help as well, although it might go unnoticed for a long time. (Base excluded from this thought process.)
Think One Arts Plaza, it doesn't look spectacular on it's own.(It needs friends, and, so does the ground-level life). But, it book-ends Flora St. with a lighted square that's darn near perfectly aligned with the width of the street when you stand at the end of Flora at DMA and look towards it. Close enough. But, OAP would look better accompanied by a few other structures to accentuate it's lonely stature. The Dude always did say the rug tied the room together. There might not be a lot to build on Flora anymore, but, one could stand to look along it from the DMA and see a little more somethin' somethin' at that other end and think to go stumble upon it. Hopeful thinking, anyhow. . .

Such a disappointment. The W building is much better. Hopefully some lighting scheme will cover the aesthetic deficiencies. The old smokestacks wrapped in neon would have been more visually "aahhh" inducing. Lived in Kessler Park and Oak Lawn for 25 years, now live in Houston, this isn't worthy of any Hines involvement. Travel back to Dallas frequently and was there over the Labor Day weekend and I always have Lyft drive me down Stemmons towards downtown to enjoy the lights. This blocks the W and it's cool overhang lighting. Perhaps the Cabana development and it's exterior lighting design will distract from this mediocrity. I love Dallas.

The Victor's upper floors appear to be finishing out with pre-leasing about to begin. The building's facade is being painted a light tan. About half of it has been completed.

What is funny I had friends argue with me about this tower cause they insisted it must be office and residential since the way its windows are setup. They assume each floor was split between residential and office space. In my head I was like well that would be interesting work life combo. You could truly work across the elevator lobby from your office.
