New Victory Park tower will be one of the tallest outside downtown Dallas

Construction is about to start on a centerpiece tower in Dallas' Victory Park project.

The 39-story skyscraper will be one of the tallest Dallas buildings outside of downtown.

Called The Victor, the almost 500,000-square-foot high-rise project will have 344 luxury apartments.

Designed by Houston architect Munoz + Albin, the 453-foot tower will sit on the west side of the block between at Olive and Victory Avenue. An 8-story section of the project that covers most of the site will include 10,000 square feet of retail space plus a parking garage.

Seems like a fairly nice looking building, will have to see how it looks as it goes up. I can't get a real good feel for the height, seems fairly close to the W or maybe taller but not by much.

Ok so closer examination, looks like the W is 439 feet while the Victor will be 453 so it will be 14 feet taller.

I'm happy something is being built here, however I really do hate the building. I don't like the design, and I think the name is just comical. Seriously? The Victor at Victory Park? That's gotta be the lamest thing I've heard in weeks.

All being said, it will be nice to haver more density and more retail here. Just wish they could've maybe built a taller and more creative building. Especially considering the site is one of the few ones in the area that actually allows for a taller building.

I'm sure this will be a success economically. Hines makes money. I dream one day Hines will care enough to build a nicer looking building that also makes money in Dallas. Sigh.

The Victor, Victory Place and Cafe Victoria are just competing for least creative name in Victory Park.

Have they even started digging yet? How many times have we seen a tower rendering that is generally viewed as "hate it" turn out to be pretty nice and let's not forget how many times sometime was loved in the rendering and turns into something less attractive. Maybe we should see what it really looks like when they start putting in the glass.

I wonder what type of assumptions we can make about the leasing rates at The Ascent and Skyhouse 2 if they are already going ahead with this project? Does anyone know what the occupancy rates look like at those two relatively new buildings? I take it that they must be quite good if Hines thinks they can move ahead on an ultra luxe building like this one.

Good question and I am curious who is leasing apartments in these towers. Are they younger, older, middle aged? I really have no idea.

I don't think the building itself is bad. There just isn't any type of creative crown at all.

I wish developers in Dallas would master the transition between the private and public realms. The corners of buildings and the associated street intersection present opportunities to blend these spaces in a way that activates the street and that can bring the pedestrian realm “into” the building and the building into the pedestrian realm. More buildings should present concave and/or rounded facades, two-three story lobbies and/communal spaces, pedestrian and practically designed open spaces and plazas at intersections. This would do wonders for street life, retail sales and sales tax generation per sq. ft. This is one of the hurdles in Dallas to achieve a truly sustainable, urban environment that achieves the outcomes many of us on this forum desire. Just my two cents.

These building are walled gardens for the residents who live in them. Having lived in a residential building downtown I can attest that people that live in these spaces do not want to share their buildings with the public. Perhaps it can be argued that these building can pull off a mix of restricted spaces for the tenants and open spaces for the public. On the lines of something like the Mercantile building which has retail on the ground levels and a separate non public entrance for residents. Even then it's lobby does not exist for the pleasure of the public.

Not really sure what's going on here but it looks like the underground portion of the garage and some kind of retaining wall.

That's the best rendering we have seen, looks great in that shot. It's too bad Hines hasn't built that office tower, it would likely be filled by now if they had.

Banks just don't want to lend on a hopeful guess the market will absorb what they build.

It's not the Mandarin, but I think this looks better. Glad to see VP filled up! never would have thought it possible back in 2005.

I am just disappointed the garage wasn't incorporated into the design as well as the Mandarin project was.

Yes I remember that video...Oh my! How time goes by! But I am glad to see that all worked out.

Everything was built as planned except for the second office tower, the Mandarin Oriental hotel across the W and the water fountain shown on the video!

At the time I kept mentioning how they had nothing planned beyond the Mandarin Oriental Hotel project. All the renderings showed generic boxes on the rest of the parking lots. You could tell they were running out of steam.

I keep wondering which company will be the one to stake a claim in Victory Park with a giant office consolidation.

Uptown and especially Victory have no track record to indicate that that is their appeal, tamtagon.

The kind of urban Deep Ellum / Discovery District office product is not there. VP is as sterile as Austin's Domain. But without the lower cost higher choice home options for relocations that then come with Domain, Las Colinas, Cypress Waters, CityLine, Southlake or Legacy. As a result, it primarily signs small relos (new out of town law firm or ad firm local offices) and relos from firms that already have a reason to have staff commuting downtown, right? Who from outside Texas *would* Victory be a sweet spot for? I can't think of any who wouldn't immediately find somewhere else in the county slightly sweeter.

I read Whataburger (who moved from Corpus to SA a few years back) may be exploring a sale to private equity. I could see them -- or a Houston/OKC/Tulsa firm that's not in oil & gas -- or small-city-Louisiana-based CenturyLink, perhaps, making something worthwhile for their organization's national recruiting out of a consolidation in the Victory Park subsubmarket. It still seems like this location will remain a niche unto itself until the West End and Design District are more walkable to and through it.

The Victor looks to have finished its base at seven stories and now the rest of the climb upward begins.
