I have never been in that Fiesta but its definitely in that perfect to become a good crossover store. Appeal to the newbies who are looking for a reliable traditional suburban grocery format while staying true to the existing neighborhood culture.

I agree. The better Fiesta's seem to do a good job of serving a number of different communities. They're really unique in that respect.

I certainly enjoyed the Garland location when I visited it back in the day for the sheer variety of some ingredients that are regulated to one small section in Kroger.

Certain Fiesta locations are good, but other locations are a TOTAL miss. The Fiesta in South Oak Cliff on Lancaster Road and Kiest Blvd is nasty. My mother happens to live in area and I was just going to pick up a few groceries for her. The whole store smelled like rotting seafood. Yes, they do have a fresh seafood department but the whole store smelled absolutely terrible! Mind you, I’m a pretty simple shopper and I can deal with most things...but the uncleanliness and the foul smell turned me off. Instead, I went to the Kroger in Wynnewood.

I agree with the poster above, Fiesta does a great job serving different communities. The SOC store has a majority African American clientele and the product selection reflects that. I just can’t believe the store management would allow a store to operate without much care.

I was reading a thread about the Wynnewood Kroger on one of the Oak Cliff Facebook groups, and several people mentioned the rumor of a Sprouts coming to the property that currently houses El Fenix at the SE corner of Colorado and Beckley. Anybody here heard anything about that?

I guess this is moving away from the direct Bishop Arts area. I'll post in the grocery store thread as well if mods need to delete this.

Novel Bishop Arts is almost done, and on the other side (not pictured) crews are working on the streetcar plaza facing Victor Prosper.

Wow, I haven't been down to this area in months, but this intersection is looking very nice!

So far only Exxir has been signing new tenants for their development: Tribal, Macellaio and Azucar Ice Cream are all new, with a ramen shop by the owners of Lucia and Macellaio coming soon... I assume it'll also go into an Exxir space.

I don't think any tenants are in a hurry to take space on Zang and Davis until those apartments start to fill up or Central Market breaks ground. Maybe west of Madison is the safest bet because it feels like a seamless transition from the main activity in Bishop Arts.

Go to the website and watch the video on how Novel Bishop Arts will look at the ground level. It looks pretty nice to me.

Didn't realize this, but Reagan Elementary is on DISD's list of buildings to demolish, which you can find here: https://www.boarddocs.com/tx/disd/Board ... rkshop.pdf

That land should sell in no time to a developer wanting to build the next 300 apartments in Bishop Arts.

Will be exciting to see this area once all of those apartments being built are filled with people. This are should be very energized even on Monday evenings and will end up a cool destination on the streetcar.

Well, the developer is in the process of building the Bishop Arts Village project now and since he got the zoning he wanted I would assume its still a part of his planned tenant mix.

There's a lot of lovely old schools on that demolish list.... really? Do we even have the money for that? What kind of crap are they going to slap up in the place of these gracious older buildings? Travis elementary in Uptown is on the demolish/sell list.

I wouldn't exactly describe Travis Elementary as a lovely old building. Now if they were going to demolish North Dallas High School, that would be another story.

Not terribly surprised that Travis is on that list since it's probably the only one that can be replaced by a high-rise, and at least they're proposing to build a new Travis on Fitzhugh and Central.

I have no idea how they came up with this plan and how close to final it is, but I know it'll make a lot of parents very upset.

Nora is moving from Lower Greenville to the Exxir Bishop Arts development. Middle Eastern and South Asian food is sorely lacking in Bishop Arts, so I think this will do well.

Drove around Bishop Arts today and when passing the Alamo Manhattan buildings I noticed a couple of signs for businesses that are coming soon.

The other sign simply said "Sidecar" or at least that's all I noticed. I suppose it's some kind of tavern.

White Rhino started in Cedar Hill.

Wonder what Marcel Market, Jeremiah Jo, Tejas, La Reunion and Paradiso are all about. We already know Nora will be a big draw.

I'm especially curious as to what Paradiso (building F on the map) will be. That is a really unique space so it's got to be something special.

I did not realize that the existing building at the NW corner of 10th and Bishop (building H on the map) was part of Exxir's project. Looks like they're rehabbing the existing building. I think that one could end up being pretty cool too.

I drive past this development at least a couple of times a week, and I have to say that I am really super pleased with the work Exxir has done. What they've done fits in with the buildings already in the area, but also brings something new to the neighborhood. None of the other BA developers have taken the care that they have.

This was a late addition to their plans as I understand it. The building seems to be in decent shape with dedicated parking and a large backyard/patio, so I could see this becoming a beer garden or something similar.

“We’re converting a 110-year old home into a restaurant, which means lots of construction delays and permit issues, but we’re getting close to the finish line,” Dodds told me.

The name of the new place? “We’ll probably call it “The Mayor’s House,” says Dodds. The Mayors House is located at 635 North Zang Boulevard at Neely St.

The good news is that most of these businesses don't have to choose between staying in Bishop Arts and going out of business. Having Tyler Station as an affordable option for Green Pet and others is fantastic, and I hope more developers see the value in attracting these shops with creative locations in less desirable areas like Jefferson Blvd, Elmwood, etc.

You really should! North Oak cliff blows every other Dallas neighborhood out of the water in regards to traditional urbanism (at least in my opinion haha).

I would 100% agree with that. I feel like other neighborhoods don't do as good of a job at 'blending' all the different components of an urban neighborhood (retail, residential, parking, etc..). Most other neighborhoods feel like they try and segregate everything a bit too much. What I mean by that is, people generally arrive by parking in the neighborhood, there is usually one strip or one block where people generally hang out, if you leave that immediate area, you'll find that's where all the people live and there isn't much to do.

I'm generalizing a bit here, and not all areas are guilty of this, but I do feel like the North Oak Cliff area has managed to take it to the next level within the past few years. Previously, Bishop Arts was sorta guilty of the same thing, where you would park somewhere on the outskirts, walk in the same general area for food/drink and leave. But now you have development happening all the way down to Jefferson Ave, and some heading West towards Tyler St. Soon you'll have the Deck Park to the east, which might bring more development on the other side of Zhang, and to the north you have some development going as well. Basically, there is a lot going on, and it seems to blend together fairly naturally. I've heard the area is relatively bike friendly as well, although I've never personally biked in the area.

I went down to Bishop Arts for a date night last Friday and it was awesome as usual. For me, it's great to have a well-rounded set of options in one spot. You can eat anywhere from casual to upscale, there's cool retail (Wild Detectives, various boutiques, art, etc), and some good watering holes as well (which I feel is a relatively recent development too).

As a resident of Oak Cliff I have to disagree. People see Bishop Arts and think everything is like Davis and Jefferson. Reality is large portions of oak Cliff are like anywhere else. Uptown offers the best urban experience
