Trammell Crow buys block on Ross Avenue just east of downtown Dallas

Another big block on downtown Dallas' near east side has been snapped up by developers.

Trammell Crow Residential has purchased most of the block on Ross between Caddo Street and Haskell Avenue. The property — now a combination of vacant lots and old commercial buildings.

"We are planning to build 292 apartment units on the site," said Matt Enzler, managing director of Crow Residential. "We will start abatement and demolition in November, with full construction starting after the first of the year.


Supposedly, this is the block where there are 3 very old (~100 years) and architecturally interesting retail buildings, including the Oriental Rug Cleaning Co Building. I'm hoping it's a mistake and it's actually the run down strip mall across the street, but that's unlikely. Id these buildings come down, especially for some run of the mill stick apartments, I will be disgusted.

The developer's latest purchase on Ross includes everything but the historic Oriental Rug Cleaning Co. building at 3907 Ross.

Ross is gaining momentum as the next McKinney Ave. Just like McKinney connected downtown to Knox-Henderson and stimulated Uptown and the West Village, Ross is connecting Downtown to Lower Greenville.

The Lower Greenville end is getting stronger as the Henderson and Fitzugh investments reach to Ross.

Things are more sparse on the Downtown end, but not bad, with these various apartment developments on Ross and the new Kroger. It would be nice to connect to the development activity on Good-Latimer with City Lights and the Epic, and get Deep Ellum into the mix.

Ross is a natural connector and it's starting to happen.
