Design District: Moxy Hotel

Page 50 of the CPC Agenda for this week contains the following request by a bunch of LLCs related to Dunhill Partners:

"An application to replat a 3.692-acre tract of land to create 4 lots ranging in size from 0.6-acre to 1.412-acre on property located between Hi Line Drive and Stemmons Freeway, east of Oak Lawn Avenue."

The plat document attached to the request calls it "Moxy Addition". I can't remember if this hotel had been discussed on the forum, but I found a website describing it here: http://www.keystoneeb5.com/projects/

Dallas Hotel will be a 147,918 square foot, 172-room Marriott Moxy hotel in the Dallas Design District. Offering: 24/7 convenience, a Tech-enabled lobby and common spaces, Grab-and-go coffee shop, Pool & outdoor sun deck, Full-circuit gym, stretch area and spin bikes. Additionally it will feature sleeping rooms with small footprint, but big offering and 47” Flat-screen TV and Enclosed and private meeting spaces. Given Dallas’s many employers, tourism attractions, special event venues, and convention center, the outlook for the market area is positive. The hotel’s occupancy penetration is positioned above the market-average level, supported by its Marriott brand affiliation.

It looks like this one will be directly across the street from the Virgin Hotel?

EDIT: Got the location wrong, it's on the east side of Oak Lawn Ave, not the west.

so, like, describing the lobby and common areas of a new hotel as "tech-enabled" isn't that like describing a new cars as "comes with brakes?"

Is this something that has been proposed or just an idea of yours? I have also thought this would be a wonderful addition to the area, especially connecting it to trails and the future Trinity Parks.

I'm sure it's only a matter of time. We'll probably see more and more development along Turtle Creek in the coming years, which will hopefully drive up interest/demand in seeing something done with this.

Nice stuff, recently stayed at the Moxy hotel in Berlin, very similar experience to an ALOFT hotel. Would be cool to see what happens with the river walk in the design district. Would be even better if they could tie it in with the Trinity project as well.

I think whats nice to see is if that rendering is accurate it has an underground garage rather than a podium. You can see a ramp going underground near the green space. It still looks very suburban as far as site layout but an underground garage is a nice shift.

It's certainly better than the podium-style development we used to see, however, I really wish developers would, instead, do above-ground parking that can later be converted into other uses in the future, and just mask it really well.

We don't know specifically where the hotel will be built, but, in that same block, there is some empty land:

I'm not sure if it's big enough for this hotel though.

Based on the photo on page 55, it looks like this replaces the buildings occupied by Pakpao, Oak, Miele, bauhaus and Kim Dawson Agency. I shaded the image myself but the black outline is theirs.

Oh wow, this is taking out a lot of the dining/retail/bar establishments that made this area busier. Not sure how I feel about this unless Miele, Bauhaus, Oak, Pakpao, Quill, and the others are accommodated nearby. These are the very establishments that hotel guests at Moxy and Virgin would be walking to. Without them, it's just a suburban model hotel on an interstate.

I imagine Oak and Quil could be accommodated in the new building very easily if their building is even on the chopping block here. The rendering doesn't provide a clear indicator of site layout and scale to me so it's hard to tell until a site plan is released. Personally, I would gladly trade the active hotel over these two sleepy restaurants/bars. A hotel of this nature will help turn over more retail space around them plus I imagine the hotel will have a bar restaurant of its own if Quill or Oak are not staying.

Yeah, I'm not too worried about existing restaurants in the Design District. It's not even confirmed that those buildings will be razed, and, even if they are, there is nothing unique about those buildings, and they could easily be relocated to another nearby building.

Not sure this has anything to do with the hotel because it's on the other side of Hi Line Dr, but the sudden departure of FT33 could mean that more changes are coming. At the very least, this creates an opening for Oak or Pakpao if they decide to move.
