Top Turtle Creek site eyed for hotel, residential and office project

Developers who own a key property just north of Uptown are proposing a high-rise hotel, residential and office complex.
Prescott Realty Group has owned the former Republic Insurance buildings at 2727 Turtle Creek Blvd. since 2014.
The Dallas-based developer previously looked at rehabbing the old buildings into new offices.

But now Prescott plans to lure a five-star luxury hotel and also build condominiums, apartments and offices on the site near the Mansion on Turtle Creek Hotel.
The three-building proposal is one of several high-rise developments planned in that area.

Prescott intends to ask city planners for approvals to make the project about five stories taller than is currently allowed and to remove prohibitions against serving alcohol.


Is this the third or forth developer to take on this property? I don't remember how many time prohibition broke the process, but surely this time the neighborhood abolitionists will be allayed.

That area is pretty sleepy it would be a welcome change if they can get any of it off the ground.

I drove by 2727 today, saw some workers and an excavator plugging away. I have family that live in the Park Tower across the street so I’ll try to snap a pic of the site next time I’m there.

We have had so many almost starts for projects on Turtle Creek its nice to see something maybe actually going to start.

^...so, maybe the first one will be the beginning of a wave of construction doubling the Turtle Creek Boulevard residential mail boxes within a decade.

They will be too expensive for most people, and the struggle to include affordable units in each project will be significant.

Looks like demo is going full tilt. Most of the ground floor skin has been removed and random windows are missing all along the facade.

Finally, that section of Turtle Creek has been kinda dead and lackluster for a while now. I think this kind of quality development will liven it up just enough. It won't be a party town type of development at all so I think its design and impact will be a very positive one.

NOTICE - Possible loud noise this coming Sunday

This is to inform all residents of a noise ordinance waiver that has been approved by the City of Dallas for this coming Sunday, September 15th, 2019. The building located at 2727 Turtle Creek Blvd, will be imploded at 6:00am and clean up will start immediately following until approximately 6:00am the following day. This has been approved and the time period for this type of work is to protect public safety, per the City of Dallas.

If you have any questions, please reach out directly to the City of Dallas.


I just got this e-mail today from my building. Anyone know of a good/safe place to watch this implosion take place?

My folks that lives across the way got a notification from their building that said the implosion will be between 7:30am and 8:00am on Sunday. You might be able to see it from the Heritage Auctions building’s parking lot?

Maybe finally West of Turtle Creek towards the tollway will see the high rises start to go up and density increase. I wish the vacant lot at Turtle Creek and Cedar Springs would start as it would go along way to connect that side of Oak Lawn to Uptown.

I think we have a hotel flag for this project. I hear they are a big fan of Dallas and have been trying to be victorious in our market for some time.

I walked by the site today. I didn't get a chance to take any pictures, but the development looks about the same as it was back in December when those last pictures were posted. Perhaps some work is still being done, but it doesn't appear to be significant to me.

Which hotel is included in this development? So many hotels announced new projects at once, and it got hard to track.

The Turtle Creek Gardens condos right next to 2727 are going to be sold for redevelopment.

Good, so we will be stuck with another vacant desolate multi-acre weed filled lot in the middle of the city for the next several years. Seems like we have lots of those.

I’m a little hesitant. This “development opportunity” is directly in between two pieces of land that have big plans but don’t seem to actually move forward.

Yeah this is so they property will sell easier. Since this is a bunch of condo owners who ever their agent is probably advised them a study would show developers how valuable the property could be. In the countryside you can just slap a piece of land on the market without much investment in studies depending on how far out it is but urban parcels require some marketing to get the highest price. Plus it helps the current owners understand what is realistic about their land so they don't settle for two low or expect too high of a price. I doubt anything built here will be this dense. Probably more than one high rise but I wouldn't expect a new West Village/Legacy Mixed use complex of shopping, residential and office space.

Hope to see this come to fruition. The Turtle Creek area has been far too inactive for far too long. Way too many projects that have been proposed but aren't moving anywhere.
