Also, that second picture, all of those trees that are directly across from 300 Pearl... What's that?

I believe those trees are the planned park, will be a great addition that is hopefully surrounded by new towers. I would absolutely love to see the skyline stretch into this corner of downtown in a much bigger way.

Agreed, would love to see these two other towers (aside from 300 Pearl) to happen, especially that one with the sloped top (sorry for basic ass terms). But damn, those would be cool.
Also, I just revived the 2200 Pacific thread to dream a bit. Imagine these possible EQ towers plus a beast (800 ish footer) here. That would be insane (just speaking in terms of the skyline and density).

In the foreground of the second picture, there appears to be an additional ~6 story building on Commerce & Caesar Chavez? Potentially Main & Caesar Chavez?


It looks like Commerce and Cesar Chavez to me. Looks like maybe the plan is to add height to the block of two story buildings in the 2100 block of Commerce across from the baby Flatiron? That would be pretty awesome.

Boutique hotel with mini-rooms debuts in charming downtown Dallas building

A unique new hotel is opening in a charming old building on the very east side of downtown Dallas. Called Sova Hotel, it'll go into a three-story structure at 2105 Commerce St., where it will open in May.


Their "micro-rooms" will come in at about 120 square feet for a basic room, and 180 to 220 square feet for their VIP rooms. (An average hotel room is 250 square feet.) There are 39 rooms total.

We should definitely have more mini hotels like this. They appeal to travelers who just need a cheap place to crash after being out most of the day, but we basically only have the Deep Ellum Hostel down the street. Not every hotel needs to be an experience in itself if the city is appealing on its own. Hopefully Dallas is reaching that point.

Happy to see this concept here. Some years ago, we needed a cheap room in London for a night just to catch the flight home from Heathrow the next morning, and booked the Z Hotel in Piccadilly... very tiny rooms that are modern and clean but you'd never spend any time in.

They had free wine and cheese at the bar.

Cool news! I'm looking forward to some retail opening up in the East Quarter so I can actually start hanging out there.

According to this link, it looks like National Anthem will open up in June? I'm not sure how accurate that is, but it's been a while since we have gotten an update regarding this place.

Historic Dallas masonic hall will house immersive museum space

Los Angeles-based Impact Museums is converting the old Masonic building into what it calls a center for “next-gen immersive experiences focused on important social causes.”


Construction is scheduled to start this month to convert the former Masonic building into what’s called BlockHouse – Impact Museum in state planning documents.

Dallas architect Omniplan is working on the project, according to the state filings.

Therabody, the makers of Theragun, are adding a second HQ in Downtown Dallas. More specifically, they'll be in the East Quarter at 2200 Main St. Pretty great to see all these relocations to the EQ, and makes me even more excited to see 300 Pearl open up and the office space in that fill out (as well as the residential component).

Not what I want but not terrible idea I guess. A museum seems like a logical use for that architecture but it has to have a big enough draw that will compel people to ignore the areas evolving uses and difficulties. Once the park is full steam I could see it being a serious draw for sure as a digital museum. It always seemed too big for a traditional office tenant even if they were a dot com type company.

All of these projects are poised for near term development in the immediate vicinity of 300 Pearl:

1. Convert the Magnolia Oil/KLIF building into a restaurant.
2. Turn the Masonic lodge into a museum.
3. Build Harwood Park.
4. Complete the apartment development on Jackson.
5. Complete the town home development on Commerce.

(Nothing has been announced for 4&5 yet, but substantial work was done on these projects before the work stopped.)

If I could pick one place to live in Downtown in the near future, it would be the East Quarter district. It's a great location and is "true urban" as compared to Design District or Uptown. It's so close to all the hot spots--Discovery District, Deep Ellum, Farmer's Market and CBD/The Municipal district. It's also that not far from Cedar's and the Arts District.

In fact, I've looked at the roll plots of the hybrid I-345 replacement option. I think if the DOT could eliminate exit ramps and onramps between I-30 and Live Oak, or even just between Canton and Live Oak, then the civic space with better city hall and library could become a cost-effective reality. That's because most of our New 345 Express mainlanes for this segment could be built offsite in precast concrete modules with integrated stormwater channels, then rapidly laid like an at-grade causeway within the right-of-way currently being used up just for frontage roads and access ramps.

Most of the big pillars upholding 345's current mainlanes could remain intact, actually, and help support the civic boulevard deck level that would be Central Avenue.

If the storm drainage capacity's prefabricated inside the depth profile of the new expressway concrete beams, then the ground will not require excavation before the mainlanes can be replaced. Just lay them like a land bridge.

The tradeoff is that the maximum volume of aboveground drainage needing to be designed into it is going to raise (within a margin of a few feet) the overall clearance height by the boulevard deck or avenue cap that covers it. This overall design height affects the cost of the irrigated tree boxes for any boulevard-level street trees -- as well as lengths/costs of gradual approaches on both sides for EMC, Pacific and Swiss to tie into this avenue. It would be more construction time devoted to subsequently reconstructing them as opposed to 345 itself, but the carrot would be worth it for the neighborhood in the near term if we can compensate the affected neighborhood enterprises in the meantime.

I actually walked in between 300 pearl and the other building and it was nice. When the retail fills up it will be a really cool walkable hangout spot

This is almost definitely the wrong place, but there is a less than stellar argument to be made that this is the fringe of the EQ. The applicant is MCRT LLC, aka Mill Creek.

The location this development is proposed to be built currently exists as a parking lot. The applicant is proposing to build 333 multifamily units and 4,300-6,500 square feet of commercial uses.

Is that lot big enough for a donut? I would assume a garage with units stacked on top plus its usually used for church parking so I imagine the church has to be getting some parking out of it as well. That's of course if the church owns the lot and that I am not aware of.

Could it be the bigger lots across the street at all?
