It's incredible how much this one project is changing the feel of this sleepy part of the core. If construction topped out right here the amount of density it adds would be huge, yet it still has about 6ish more floors to go I think?

It's great that it won't just be a tower in the middle of nowhere, but it'll be a tower in a new, emerging district that has re-developed smaller buildings and upgrade pedestrian infrastructure to compliment it.

But yes, without this tower, I feel like the East Quarter might not get as much attention as it could have.

And with four major parks to soon all be within a few minutes walk of each other, I can't imagine any of the surface parking lots around here survive the decade. This could become the place to live downtown.

Trust me the Salazar building has been gaining value real quick since Uber/Deep Ellum exploded and now the East Quarter. I imagine its just waiting on the right buyer and I am sure the price has gone up. I doubt too much will be done to the glass exterior but I imagine some work could be done to the parking garage, streetscape and the ground level will probably get a redo that attempts to tie it into the surrounding walkability they are trying to create.

Oh im sure it has. A remodel doesnt even need to be that dramatic. Redo of the interior
and maybe rework the first few floors like the Stack to connect better with the East Quarter.
Not all the glass should be removed, but just enough so that it doesnt stick out as much.
Between now and the construction of D2, im sure someone will buy it.

On a somewhat related note, with the rest of the EQ getting spruced up, I wonder if we'll ever see Salazar Center remove the ugly glass skin which was added back in the '80s. It wasn't ever the prettiest building, but what we have now is hard to look at.

Couldnt find the post, luckily they are on wikipedia.
It would be good to see what the interior looks like now.
I figure it would be very costly to restore it, ala 1401 elm/National,
Given its age, its probably an asbestos treasure trove.

I could've also sworn I read somewhere this is actually where EDS really started (beyond an idea at home), as a small one desk office, before moving up the road a couple of/few times as it grew.

I agree, this will draw a decent amount of attention and foot traffic to the area, and will hopefully draw some of the Farmer's Market traffic to the East Quarter.

According to their website, it says they will be 'delivering May 2021'. I'm guessing that's when people can start moving in, but construction won't necessarily be fully complete at that point.

I counted the floors in both the construction photo & artist's rendering of the building. You are absolutely correct. It appears there are six more floors to go on the larger of the two residential towers.

Thanks for the pictures kingpin. I appreciate that this building creates a visual bookend for that back section of the discovery district. Adds a degree of pedestrian coziness and mitigates the canyon effect that a lot of downtown has due to the street layout.

Thanks for sharing! They've done a wonderful job with this development and with its success to this point plus the addition of Harwood Park, one would have to assume even bigger and better things (i.e., significant additional development on par with 300 Pearl) are just around the corner.

That's Harwood Park not the land behind City Hall. Which East Quarter made a donation to make sure it starts very soon.

Thanks to a generous donation from The Decherd Foundation and Maureen and Robert Decherd, the entire park site is now under PfDD’s purview. East Quarter and Todd Interests have donated $1 million toward park construction.

I drove past this construction site Saturday night and was pretty floored by how much it changes the perception of density in this part of downtown. I'd say it's one of the most dramatic changes to the downtown core I've seen since I moved here in 2006.

There are not many restaurants, bars or retailers here outside of the Farmers Market itself. Not much that is neighborhoody like the Green Door. It seems that with so may Farmer’s Market apartments the neighborhood could support a lot more. I hope that the East Quarter becomes their pedestrian destination.

Would also be nice to have a compact residential couple of blocks unencumbered by nonresidential entities so neighbors can get to recognize each other. With so much adjacent activity within walking distance, the quite zone is a benefit.

Hardwood Park to break ground late summer 2021

Harwood Park design work officially kicked off in 2020, and the public weighed in on the concepts and amenities they want to see in this park in the East Quarter District of Downtown. Todd Interests and East Quarter pledged $1 million to Parks of Downtown Dallas for the construction of Harwood Park, which will serve as the backyard to East Quarter residences and businesses. Harwood Park is still in its planning stages, and is scheduled for a late summer 2021 groundbreaking.

What has happened to the town home development near 345 between Commerce and Canton, by the self storage? Do the lenders have it now?

I am surprised that the developer had to stop work. Even with COVID, single family is doing great in Dallas. The nearby In-Town Homes project sold out. And this particular project seemed very well-conceived.

I would love to see this project go forward, and in-fill another site in the EQ/FM neighborhood. I remember when State-Thomas got filled in over a couple of years with a steady stream of small projects done by different developers. This neighborhood is ripe for that—even more so, I would say. There are many more successful projects here to validate this neighborhood than there were in State Thomas when it got rolling.

You'd think it would be full speed ahead. I've been reading about the housing shortage in the Dallas/Ft. Worth area due the avalanche of people moving to the area from California, New York, & other high tax states. Whoever is sitting on this development is missing out. I hear there are people signing up to buy new homes before they are even built now.

Well I suspect more of those moves are going for the suburbs not the inner city townhomes. I would suspect that most banks that are writing the checks to developers are saying bring us suburban developments and we will sign off immediately that townhomes/condos are not something we see as what these big moves are looking for...

Ultimately banks do tend to be big deciders on what developers build and if you cant convince them then you end up building what they want.

The entire program with alll of the videos are supposed to show up on YouTube this week. They featured 10-12 development areas in downtown so there was quite a bit there. SoGood looked much better than any of the renderings we have seen so far.

In the foreground of the second picture, there appears to be an additional ~6 story building on Commerce & Caesar Chavez? Potentially Main & Caesar Chavez?

There are a handful of smaller one to two story buildings, but that block is still mostly surface lots. Hopefully some smaller infill projects pop up sooner rather than later once Todd can leverage the parking at 300 Pearl for the rest of the ‘district’. If that even is the plan, at all...

If thats 300 Pearl on the 2nd picture, then the other two towers are maybe 50 stories tall? :shock:
Woulda been great if they had the rest of downtown in their model to get a good grasp on the big impact these builds could have on the skyline.
Either way, exciting. :D
