The masterplan calls for several more wrap apartments and 7-9 floor office and hotel buildings.

Some retail updates/news for Clearfork:
-Tesla has closed their showroom
-Billy Reid has also closed
-Both Gucci & Psycho Bunny are slated to open locations according to the center's lease plan
-Natuzzi is combining the end 2 spots in the Louis Vuitton/Tory Burch/Kate Spade section
-Alo Yoga is planning to start construction in about a month for a storefront at Clearfork

Are Tesla showrooms in general closing? I noticed NorthPark’s and Legacy West’s no longer have vehicles inside of them.

NorthPark does have two vehicles inside now. I would like to see it closed though.

Tesla in LW is empty, yes, but I have a feeling that will change since construction on Lucid's Legacy West showroom is underway.

Is the issue with the center kind of struggling due to the location or is FW really not much of a luxury label city?

I think it's a mixture of reasons. The center heavily relies on traffic from TCU, and although I think TCU students can afford to shop there, college kids aren't going to regularly shop at Louis Vuitton or Burberry. COVID caused CH Carolina Herrera to pull out, and Hemline and Ylang 23 to close. Billy Reid is also gone, and now Kate Spade is too. I just don't think Fort Worth has the luxury following that Dallas has. The center also had very little publicity when it was being built/opened because only a few stores were actually committed. Also, most of the stores are repeats, so there's no reason for someone who lives in Dallas to drive 40+ mins each way, when they could've just gone to the Galleria or Northpark.

The basic designer stores (Louis, Gucci, Tiffany) probably do well with college kids, and then there’s Neiman Marcus for anything else. I don’t think they need designated boutiques like in Dallas though. Other high end stores like Alo are probably very good with that crowd as well, and so would Aritzia or Vineyard Vines. As for Kate Spade, I’m sure most of Fort Worth would rather have an outlet at Tanger.

It feels very isolated. They’d have more success if it were more integrated with neighborhoods and shopping.

I guess we’ll see what happens once the expansion is done. The location isn’t bad at all, it’s near TCU and not far from Hulen Mall at all.

For comparison, supposedly Stonebriar, The Galleria, and NorthPark all average around 20 million visitors per year, double The Parks Mall in Arlington and 10X The Shops at Clearfork. IMO, a big factor is the difference in population density.

I've gone out there a few times with friends that live in the area and it did feel somewhat isolated to me. And although there were shoppers there, it definitely never seemed "busy" and several stores were downright dead. I would say Southlake Town Square is much livelier in comparison. I wish this development was located where that big typical shopping center is at Hulen and I-30. I think it would have been a huge hit there.

Finally went out there for the first time today, and I do understand the isolated feeling. It's not like it's on a major road, so it's easy to miss in comparison to places like The Domain or Legacy West. That said, it was pretty busy when I went there, and I bet the stores there do pretty well. I think the further expansion to this place will really help it in the long run, it did remind me of the Domain a little bit actually. It's surrounded by a lot of apartments which I bet helps it immensely. Obviously this wouldn't be my first choice to shop at unless I'm in Fort Worth, since I do live closer to NorthPark and the Galleria, but if I did live in the area I could see myself coming here more often.

I rarely go to the Fort Worth side of the metroplex but I was really pleased with how the city in general has maintained its identity, even with the rapid growth that's made it almost the same population as Austin. I don't live in Austin but I've definitely heard people complain about it losing its identity.
