Has anyone been by this one? Has there been any activity? Is the existing building still occupied?

Haven’t been by, but this overall update of Turtle Creek projects by Jon Anderson says the development company is starting from scratch on zoning approval with a new plan to save the existing building. He argues that it doesn’t make sense and the building isn’t worth preserving, and he also has information and opinions on the other stalled plans along the boulevard.

Yeah I saw that I don't quite get what happened cause I don't think too many people were against the project as it was but maybe some on the Oak Lawn committee had a desire to see the building preserved in a trade off for the density? I mean this area is all high rises and haven't seen projects like a high rise hotel get public push back but this is a well healed area that could be working in more back channel ways. If you are truly powerful you don't need the press to apply pressure. How ironic would it be that this false sense of historical architecture gets preserved but so many other actual historical buildings in other parts of the city are treated like garbage that needs to be hauled off to the dump.

With COVID-19 still wrecking havoc with the hotel & travel industry, I expect the possible construction of a new hotel on Turtle Creek Boulevard has been put on the back burner until we can see some light at the end of the pandemic tunnel. The economic environment just isn't conducive to build this kind of development. Perhaps this time next year, things will be a bit more stable.

But that's not what the delay is supposedly about. The developer is still proposing a highrise hotel project but they are just changing up the design.

I walk by this pretty frequently and haven't noticed any changes to this development.

The other development further down the road on Turtle Creek appears to have stalled as well. I can't remember the name of it, but it's this one:

Do we actually know that for sure? According to Candy, all we know is that they are changing the plan and now plan to keep the existing "chateau". That, and that the developer might be on thin ice, financially.

Last I heard but I admit even I am second guessing my source cause it wasn't the horses mouth more like the horses back end.

It could be *many many* months (if not much longer) before anything smooths out among existing hotels. There's still little reason for people to come to the DFW area at the moment, and business traffic is still at a crawl, with greater awareness and use of video-conferencing as well as working from home. The hotels that have been planned or in the pipeline really are rolling the dice. It's very unlikely for now that all the upcoming ones can open, much less make it, when there are still existing hotels that are closed or have operations that have been drastically slashed. The hotel next to the one where I work, is dealing with single-digit occupancy levels; they have no food and beverage, and our breakfast hostess is doing their room laundry.

I'm trying not to poke holes in balloons, but the industry (locally and nationally) is not going to resemble pre-virus times for a while, and any project should be considered know-it-when-you-see-it at this rate.

The Mandarin Oriental seems to be very much alive. The developers wanted a 30 day delay of the Four Seasons project to correct potential traffic issues on Dickason. (May 19, 2022)

One delay for the Mandarin Oriental was from feedback they received to try to incorporate the current structure on the site. I agree that may be a smart move as that is a beautiful structure and a Turtle Creek staple.

I'm still skeptical about the Mandarin Oriental.

There have been literally no press releases/updates in 3 years and even the folks in the meeting admitted they didn't know that project was happening before this issue with the street & traffic flow came up.

Maybe the Mandarin Oriental would be a good fit for the proposed Roherman Tower on the Eastside of Downtown Dallas. That would be a great place for it as Downtown's Eastside heats up.

Agreed, but (no hate towards em) Scott Rohrman and 42RE don't have a record of making projects like this come to life. I think their proposal is awesome, but I don't know that they could be the ones to finally bring Mandarin Oriental here. If anything, I feel like we're more likely to see Mandarin Oriental go to a project like Hunt's Northend redevelopment.

It would sure increase the drama a great deal to drive between those two towers and the Epic twins in Deep Ellum, yet it seems like that style of luxury hotel does not appear in a gentrifying edge of a neighborhood. That's not their M.O. (to coin a phrase). Around here, they huddle. So the sites for the Four Seasons and the M.O. are both within two or three doors of the Mansion on Turtle Creek, which located near the earlier luxury hotel that's now Warwick Melrose.

Then Ritz went in around the corner from Hotel Crescent Court (which was a stone's throw from the earlier Stoneleigh).

I don't know how those clumps compare in quality to the two clumps downtown -- Adolphus, Joule, Thompson, and Fairmont, Hall Arts Hotel, JW Marriott -- but it's basically irrelevant to me because I would rather go to the Magnolia for the building itself.

Edit: There is at least one exception to the clumps though, which I forgot: the upcoming Auberge at Travis & Knox.

Well damn. Is Turtle Creek Blvd cursed? It seems like something always happens to where nothing gets off the ground. Hopefully, the Four Seasons doesn’t have that problem.
