Got to be honest, there is a better use for the land than a museum that lets be honest, most people wont go to and is a little too niche of a market.

I just want to see this built as originally proposed for the site in the 80's....lol

With that unlimited height restriction I would rather see something larger. That ^ would have been a nice addition to the skyline but would have also been built as a fortress tower. If they did something tall and mixed use that would be awesome.

I wonder what they've been doing since we last heard anything. Drawing? Deciding what will be there? Fundraising?

At least they didn't hire Joe-Blow's Museum Planning and Building Drawing place (lol)... With Beck being the firm, surely we'll hear more about this development, and more often.

I don't know if the land sold yet, but the owners definitely did put it up for sale. The museum's not happening.

Apparently Beck doesn't know that. Why would they just post a pic of their associates drawing up plans in the last week, for a client that obviously hired them? A client who is mentioned by name on Beck's social media site? It's too early for April Fool's. Whatever the *real* story is, it will be interesting to see.

YES!! I am finally the person on the boards with an inside scoop. FINALLY!!!

Jokes aside, I heard from someone in the know that there isn't anything to get excited about here. Apparently they are cleaning up the lot to make way for a special event for grade school age children. They are working in partnership with the uplift school in the west end to put together some pop up museum/learning site that will be done on this lot.

Randomly drove by this site today, the fencing is pictures promoting the shraman family and their cause.. hard to tell anything by it, but what do you guys think? Is it just for a one time event or is the start of the museum?

Interesting. This whole time I thought the museum was going in on the lot across Griffin, immediately adjacent to the the proposed Perot tower. Maybe because I was assuming they were going to need a larger piece of land to accommodate the lawn, residential tower, and the actual museum. Oh well. haha

Could still be true^ This could be a staging area for something related to that project or maybe some event to promote their causes. They may own this and the larger parking lot.

Kaizen Development Partners — which already has one major central Dallas project in the works — and Woods Capital bought the huge building site on the north side of downtown.

They're planning a major mixed-use development on the two-block, almost 6-acre property near Woodall Rodgers Freeway and Field Street.

Kaizen and Woods Capital are buying the land from a Dallas investor who bought the property five years ago with plans to build a South Asian museum and cultural center.

The buyers say their preliminary plans call for 750,000 square feet of office space, 50,000 square feet of retail space and 300 multifamily apartment units.

The developers say they will build the huge project in phases.


Probably safe to assume that if they're planning to phase this out, then we can count on separate residential and office buildings plus standalone retail or retail mixed with either building. For reference, 50,000 square feet is slightly smaller than the Preston Center Target.

Too bad about the museum. It would have been nice to have there, but I hope there are still plans for one somewhere in DFW.

Either way, I really hope something actually materializes on what has been one of the more baffling empty lots. Putting a walkable area here will form a much-needed connective tissue between all the adjacent neighborhoods.

750,000 sf of office would make a nice sized tower unless they plan two or three smaller towers. I wish they would go big here.

A Union-like development sounds like almost exactly what we're getting, which is hardly a "huge project" when you consider this site is zoned for high-rise construction of up to 5 million square feet. Frankly it's a letdown.

Initial plans for the first phase call for 750,000 square feet of office space, 50,000 square feet of retail space, and 300 multifamily units. Construction is expected to get underway in the fall of 2020.

Will be interesting to see what this does (if anything) to Hillwood's plans next door. Obviously Perot is in the "wealth preservation" stage, so wouldn't likely be building spec like Kaizen or the Union guys.

On another note, could you picture what this area of downtown will look and feel like once this development + the El Fenix plot is developed?

This makes a lot more sense than the DMN version. Why would they buy such a large tract and just build 750,000sf of office plus apartments?

On another note, I'm surprised the foundation wasn't interested in partnering with them on a long-term lease and scaled-down version of the museum.

Reminds me how much I wish the Dallas Aquarium was planning a massive expansion to take on more of the local educational market to feed off the Perot Museum traffic plus feed off the edge of the Arts District. They still could expand their current digs but I imagine without starting from fresh any expansion would be just like adding a few extra exhibits rather some massive decision to take on a new position in the marketplace.

So let's switch gears and focus on discussing what this list of partners may produce. The D Magazine piece summarizes around Wood Partners being the owner and redeveloper of Thanks Giving Tower. Kaizen is the one doing the Link in Uptown which is just getting started.

The Union done by Red Development has been planned out for decades in some form and finally, they moved forward with the now built plans. Red is not involved here but they are the current comparison nearby.

Do we think this list of development partners involved here will build a successful attractive and interactive development that bridges the gap between the West End and Victory/Uptown? Will all the retail face inside their development and throw up the parking garage facing exterior walls to exterior-facing edges? I am sure they will be worried about bus transit center people wandering through their development so I fear this will be a walled garden development rather than something that interacts with outward-facing parcels.

Even the Sylvan Thirty project in Oak Cliff bordered on being public-facing and inward-facing. Legacy in Plano which is a success for now is largely inward-facing and does nothing to connect to other parcels. It has a Disney world like quality where it looks like urbanity but largely contains its success and control over a short area and refuses to connect to surrounding parcels. The Union does an ok job by providing access to Tom Thumb through parking and street level, office building access the same and the retail area is inward with outward connected areas. Gables Park Seventeen, on the other hand, is Mixed-use but largely has trouble with it's retail being long term successful cause it also appears to be integrated poorly into the larger project.

Smart design is what can make or break these mixed-use projects. I am sure Gables Park Seventeen was largely a project about residential and office space and retail was thrown in. Hopefully, the partnership here pays attention to all the potential miss-steps. They could be a true bridge between Uptown, West End, Victory, and a modern lively CBD.

.. I certainly hope not. These ivory tower developments gotta stop. There's something to be said about being the Nexus to multiple sub districts that hopefully will propel them to integrate better.

I fear for how Field st. Will turn out though. The Fountain Place tower really did a shite job facing the street. Then there's the odd off ramp that comes down right there.

How this projet interacts with Field st. Is important..
Hopefully some retail allows for the lots closer to field to connect to this development.

However, what is done here Will likely determine the fate of this street. Which is a shame because a crappy job was done with Houston street. The buildings in VP all have their loading/docking area and garages exposed all along Houston st. Creating a forgettable treck along the street.

What a travesty if Field st has the same fortune.

The other big player in all of this is Dundon Capital which is owned by Tom Dundon… For those that don't know him, he's worth billions... He's the owner of the Carolina Hurricanes hockey team as well as the majority owner of TopGolf. He's also the man responsible for bringing the PGA Headquarters to Frisco and was the major player in developing the Trinity Forest Golf Course. Together with Woods Capital they also bought the AT&T Headquarters.

Now with that being said, who knows if these guys will do it right or not! I will say that with 6 acres to develop would be sweet to have a TopGolf downtown on top of one of these buildings :)

Field and Griffin are so terrible... Many of these thoroughfares were built when there wasn't much north of Woodall Rogers and they were essentially vast off-ramps.
While large scale developments such as this have the 'potential' to change the current structure, its rare a developer sees such opportunity and is willing to take it on.
If we can get two or three sides of the developement that are approachable, I'll be happy with that, lol. Talk about setting the bar low... :)

Keep in mind this spot also has great highway visibility for retail/restaurants and since chains love highway visibility signage here is gonna be a big part of any design scheme. Not to mention chains tend to want to be an on access ramp because the illusion is they are likely to be more successful without any effort.

A mid-30 floor residential and mid-40 floor office tower would be a solid Phase 1. It will be interesting to see what they have planned.

Agreed. I know that brick and mortal retail is shrinking but central Dallas seems so underserved when it comes to retail. A modern urban "lifestyle center" type shopping center anchoring the bottom of this development would be very welcome, and have great visibility and access to the highway.
