Is there a spa at HPV?

Draper James website now lists their Dallas store as being located at Windrose Parkway in Plano - disappointing to lose an exclusive store to the suburbs.

Not sure why HPV is so secretive - they used to have a nice coming soon portion of their site. If they actually believe they are a destination that people travel in for like they tout in the media I would think they would want to hype up their coming soon more.

Windrose Parkway in Plano is the street for Legacy West...

I could see DJ doing well at Legacy.

A boutique hotel would do wonders but the residents don't want it and will not let it happen unfortunately.

Maybe a good plan, presented in the right way, will one day resonate in the right way with residents. Elevating the stature of the shopping center could do wonders for the neighborhood.

Remember when the Park Cities YMCA, a couple blocks from HP Village, expanded? The HP city council tried to make the building permit conditional on them only allowing HP and UP residents as members. The YMCA refused and the city eventually gave in.

I was told many years ago that there is not a single church physically located within the city limits of Highland Park. They're not allowed because they generate too much noise and traffic for their quiet village.

Even Highland Park High School is in University Park. So UP gets all the "traffic" and "noise" for that one also. But how many homes in HP have something involving "Scots" (signs, flags, stickers, etc) in their front yards or on their cars/SUVs? Umm-hmm.

Former Draper James has coming soon Tory Burch signs so they are on the move. Perhaps Goyard wanted two spaces? Also Hadleighs opens July 5 in the former Goop/Billy Reid space. Appears this leaves 2 vacant spaces next to them. Still surprised Billy Reid never reopened after so many years in Dallas.

Billy Reid mentioned reopening in Dallas at some point. I’d imagine in a more trendy location. I can’t imagine Goyard having that large of a store. Maybe someone else is moving in.

...is there any chatter about these brands cycling out of HPV looking at a location near the Downtown Neimans & FortyFiveTen?

Bills Reid is going back to NorthPark. 99 percent of retailers need foot traffic and HPV doesn’t provide that. Just look at Saint Laurent now who looks like they are doing much better at NorthPark

I did some digging around on the HP Permit site.

The current Tory Burch space has a renovation permit filed under Tory Burch so appears they may move to Draper James on a temp basis while the perm store undergoes renovation.

The Stella McCartney space has a demo and Reno permit filed but not yet issued. Would be surprised if they could get Goyard up and running in this space by their suggested Nov opening.

None of the other empty spaces had any records of active permits.

This is such great news for Dallas! I have had the privilege of shopping in the Goyard spaces in San Francisco and New York and they are breathtaking, every detail is accounted for.

I also just heard of the Madison 214 moving and it will be nice for them to receive and update. Had not heard of the BC doing so well, but they have such great pieces for casual wear and dressed up that I am not surprised people want as much as they can get.

Any other rumors you know of for new stores?

According to updated maps, Brunello Cucinelli will indeed take over the old Madison 214 space, and use the previous Saint Laurent space as a temporary store while they remodel.

Lela Rose is also expanding her flagship to absorb the previous Molto Formaggio space

Still no updates on:
-Two vacant spaces new to Cartier (previously William Noble & various popups)
-Previous Dior Beauty space
-Current temporary Tory Burch space (previous Draper James)
-Brunello Cucinelli temporary space (previous Saint Laurent)

Interesting - not seeing these updated maps on their site but all makes sense. The Tot space is still empty. I wonder what happened to the Vince 2nd story expansion? Also the 2nd floor of the Chanel building is largely vacant. They specifically mentioned in the DNM article that they plan to put retail there and not offices. Will be interesting to see how this plays out as I imagine most big brands will want a street level storefront.

I was in there the other day, before they closed. They said HPV opted to not renew their lease because they had a more compelling tenant in mind for the space.

Robert T had been locked out for not paying rent recently. I’m sure that was another reason.

lol - they understandably failed to mention that!

The former Tot space has a permit filed under “The Conservatory” unsure if this is right but Brian Bolke opened a store called The Conservatory at Hudson Yards earlier this year. Seems like a small space in comparison but may make sense due to his Dallas roots.

Only other permits that showed up were for Goyard, Madison and other previously posted remodels.

Permits for "Pop Up Store Louis Vuitton" have appeared for 100 HP Village Suite #205 .

Anyone know more on this??

DFW could support a 4th or even 5th location if one were to open in West Plano as well.

Not sure yet but it's a major name.

For this venture, I'm not sure, but ordinarily it could be a combo of less overhead, less inventory, and more exclusivity.

I originally thought this might open during a renovation/expansion of the Northpark Center boutique. Looks like this might be just an exclusive pop-up to have unique or rare pieces ? Not sure

Looks more like something to draw out the fashion crowds to see the new collections.

Peaked through the door crack at Goyard. Still very much a raw space that is not even fully sheetrocked. I would be surprised if they are still opening in November.

With Tory, Bruno, Lela and Zegna all taking up 2 storefronts while their perm stores undergo renovations I’m still excited to see what may come. Prada is very hot right now and nobody really carries their clothes in Dallas other than a few pieces in Forty Five Ten.

It’s been a while since Max Mara had a Dallas store. Nice to see them show some interest in the market again.

Tory Burch has reopened in its original spot. Asprey looks to be opening a pop-up next to Ralph Lauren.

Goyard has made a lot of progress since my last peep through the construction boards. A lot of woodwork up! They had contractors there at 9:30p on Friday so maybe they are trying to push around the clock work to open close to their original date of Nov

The Goyard store is beyond gorgeous. Absolute luxurious facade. Anyone know what happened to Stella? Did they really do that bad? They did last 8 years.

I assumed Stella was doing well here. It was an odd exit. DVF was a surprise too.

I think Stella overall is condensing their footprint to top markets possibly, I know that recently the San Francisco and Palo Alto boutiques closed shop.

Not trying to rile anything up but I have always wondered why Highland Park Village and Northpark are under the urban discussion tab especially since most of the discussions only involve store front changes not extra growth or new buildings and neither are in a very urban part of the metro mostly surrounded by single residential use.

Co-signed. Especially Northpark. The whole shebang is decidedly suburban, right down to the endless streams of 12-passenger luxury SUVs.

It's interesting when these areas snag a rare/big name shop like Goyard and Eataly, it's worth noting and celebrating, but just because those shops typically appear in dense urban areas elsewhere in the country doesn't magically transform HPV or Northpark into urban destinations.
