Permit filed at 42 HPSV (Loro Piana) - not sure what that means for La Perla or other neighboring tenants. 2 vacancies still with Balenciaga about to be vacant as well.

The last few times I have been over on a weekend most stores have long lines and many out of state cars in the lot - HPV continues to be a draw with a great mix of stores that appear to be doing quite well.

Another new permit now filed for 34 Hpsv which is the address for Escada??

MINOR COSMETIC WORK TO TEMPORARY LEASE SPACE WHILE PERMANENT STORE IS BEING CONSTRUCTED LORO PIANA

Not sure if Escada is closing or what this means?

Also I was reminded of an article from Dec 2020 when it was discussed that Highland Park Village owners were contracted to own the leasing for huge portions of the Knox area. They indicated that they have a long list of tenants waiting to get into the Village but some would be better suited for Knox. Will be interesting to see what happens to Knox and the empty storefronts the temp RH spaces will leave. I have noticed Austin’s South Congress explode with exclusive to Texas retail. HPV owners are involved with leasing out the Music Lane development there too. I know Dallas is getting a Buck Mason just not sure where - Knox, Deep Ellum, Northpark?

Escada had the windows blacked out when I was at HP Village today.

The label has filed bankruptcy and store closures seem to be imminent.

A Dallas food blogger on Instagram seems convinced that Royal Blue is being booted and their space will be divided with Sadelle’s NY taking a portion of the space. I guess this makes sense since HPV also brought Carbones to town and they are from the same people. Disappointing on Royal Blue - loved having a bottle of wine on their patio. They are evidently looking for space on Knox.

Royal Blue Grocery to rebrand in Dallas as Berkley’s Market and close in Highland Park Village

Two other Royal Blue locations — in the Trammell Crow Center in the Arts District and on Main Street in the Mercantile building — will transition to Berkley’s Markets on July 1, pending landlords’ approvals.


The owners said they are looking for a replacement location near the original Highland Park Village store and expect to make an announcement soon.

This space was always busy and had people hanging out front all of the time. This must be a rent increase issue that drove them out. I thought it was a great part of the whole scene at the village it will be missed there.

Vince is moving to one of the two spaces created from previous Anne Fontaine.

Peter Millar is opening in the previous Vince space. Surprising as they not high fashion, and already have a boutique in Plano...wondering if it is a temp lease?

Anthropologie has closed in HP Village as of today (moving to Knox/Henderson)...

This space will temporarily house Chanel while the French luxury brand expands its store from its current, 5,000-square-foot space into a two-level, 11,500-square-foot one, Chanel is expected to open in its temporary space late in the spring of 2022.

Wonder if the space will be divided after Chanel moves back. Would be great to see some new brands come in.

Its interesting to see West Village developers hand the keys over to the HP Village management and see HP Village sending certain brands down there while HP Village I guess tries to be even more exclusive and unique high end brands.

I heard Lounge 31 is either moving to or adding an additional location in the Knox area. The former makes more sense but the latter is actually what I heard. Apparently Park House wants HPV's nightlife to itself.

I assume you mean the developers for Knox/Henderson right? West Village has a different set of management.

Anthropologie was one of the last "upscale" shops left leaving behind the "luxury" shops was not surprising watching the Village change since the days of Banana Republic.

I think mostly Northpark & Highland Park Village are the biggest competitors to each other with rushing for first to market luxury brands/poaching from the other center.

St. John as been removed from the listings as it prepares to move to Northpark Center.

This leaves behind a medium sized vacant space to an otherwise fully leased shopping center. Disregarding the space Chanel will temporarily use for 10 months while they renovate, and the space Celine is using while they expand to carry menswear.

That's good to hear, it was a renovation to include menswear so that will be a nice addition to the lineup. Hoping to see at least a pop-up for the holiday season in those spaces.

For a permanent tenant maybe Thom Browne (EZG) who is on a US expansion, Loewe (LVMH) & Marc Jacobs (LVMH) also are looking for new markets, maybe a return to market for the sudden shuttered Bvlgari (LVMH), or would also be nice to see Dior (LVMH) to expand and include Dior Homme. Hopeful modern longshots include Off-White (LVMH/NGG), Rick Owens (Rick Owens), Orlebar Brown (Chanel), or Bode (Emily Adam Bode).

Of these, I could see Dior expanding as they have been opening larger stores in other markets.

Supposedly I heard from a friend the plan is for Dior to move into Ralph Lauren eventually. Not sure what would happen with RL.

Hmm would be interesting to see such a large Dior space, it would need quite the renovation to match the Dior look. Would be super disappointing that is the last RL in Dallas, and the only one in Texas with all the RL (Purple, Home, Fine Jewelry, RRL, etc) collections in one roof.

I find it unlikely RL would leave that Dallas. I know for a fact their home section is the highest grossing home department of any in the country and the clothing is also one of their highest grossing stores. Perhaps there is another location that would allow a Ralph’s Coffee or even a restaurant concept to open.

Glad to hear it I hope they stay put, ^^ The temp Chanel would be a great Dior location and have a bigger presence.

I would like to see Ralph's take over the Starbucks, I have long thought why it has remained and not something a bit more upscale given the surroundings.

As expected Moncler is now showing opening soon in the vacant space next to Dior.

Usually I just use reader view to get past the paywalls. They’re also opening up a Ralph Lauren home store on Knox on March 3rd, when both stores will be reopening.

The theatre has been closed since the pandemic.

A couple of big moves at Highland Park Village include a beeline to Knox Street and the repurposing of The Village Theater into retail space.

Ralph Lauren is moving out of its two-story building at the Preston Road entrance of Highland Park Village, where it’s been since 1978. It closed last week and is temporarily moving into two other spaces.

Men’s and women’s apparel and accessories are taking over 9,605 square feet of The Village Theater.
The store’s home department is being carved out to create a new Ralph Lauren Home store. It’s opening just south of Knox on Cole Avenue in 2,202 square feet in the same building with Trader Joe’s, Sur La Table, Black Optical and Paper Source.

Ralph Lauren Home moving to Knox Street

The retailer will keep a clothing store at a new site in Highland Park Village and move home goods to Knox Street in the Cole Avenue building near Trader Joe's.

Both stores are opening March 3.

The Village Theater has been closed since the pandemic started three years ago and there are no plans to reopen it as a movie theater, said Victoria Snee, HPVillage’s chief marketing officer.

While the theater is turning into a store, all the historical exterior architecture that identified it as a theater space will remain including the three-sided marquee which will read, Ralph Lauren.

The new Ralph Lauren store is on the second level and accessible by stairs and the escalator that used to take moviegoers up to the theater. Ralph Lauren has 14 other stores in Texas, and all but one at the Houston Galleria are Polo Ralph Lauren Factory stores. Over the years, Ralph Lauren has had stores at NorthPark Center, but it closed. In its most recent quarter, the company posted a 1% decline in brick-and-mortar sales and a 9% increase online.

A new tenant has been identified for the two-level, 13,398-square-foot building that Ralph Lauren is vacating, but Snee said she can’t yet disclose details.

It’s one of the largest spaces in the shopping center. Hermès added a second level in 2015 and is almost 10,000 square feet. The Conservatory opened a year ago on the second level of the Park House building in 9,000 square feet. Most of the shopping center’s 70 stores are in smaller-sized spaces.

The Knox Street district and HPVillage have common management. HPVillage’s team was hired in 2020 to lease and manage properties owned on Knox Street by a partnership that includes Michael Dell’s family investment arm.

It’s not the first time store moves have involved both shopping destinations. Anthropologie moved out of HPVillage and onto Knox Street in 2021.

The HPVillage leasing team’s recent additions include Foxtrot, an upscale convenience store and all-day café, that opened in October and The RealReal in 2021.

The RealReal said last week said it was closing four stores, including its flagship stores in San Francisco and Chicago and two more stores in Atlanta and Austin. It’s a testament to the strength of luxury consignment in Dallas and Knox Street as a shopping destination that the luxury reseller didn’t include the local store in its cuts.
