Just noticed on the Urban Design Peer Review agenda June 23, that they want to put a Royal Blue Grocery and a Verizon store on the ground floor of the Mercantile Place.
I am sure many would be excited to see this one.

Awesome news. When Royal Blue was announced to come to DFW, I was surprised they didn't announce a location in a more urban area.

Finally getting that space leased, and by a much-wanted tenant! Best news for EMC in a long time.

Seems the DMN is following this.
Interestingly, the article also states that a Royal Blue at 2000 Ross is being considered, which I think makes a lot of sense with all the residential going up in the Arts District over the next few years.

All of a sudden, downtown finally gains a competitive advantage over the sprawling suburbs. It'll take just a while to get the attention of folks scouting around for a new city, but as the quality of urban living increases, so does the volume of urban living.

Some people questioned me on Downtown getting two Royal Blues but I reminded them they are not Tom Thumb or Whole Foods or even Trader Joes for that matter. They are much better than a 7 eleven but can operate with more than one location in close proximity so I am not surprised that they want to do what they did in Austin with a few of the standard sized locations. One on Main Street and one on Ross makes sense if you are targeting who they are targeting.
The excitement will come when we find out where they could possibly considering a third and fourth location. Inside the CBD? probably not. Uptown, maybe. Deep Ellum, maybe. Knox Henderson, sure. Oaklawn not a terrible idea. East Dallas could work. Design District, ehh not sure. Trinity Groves or Bishop Arts could be an option.

It's a corner grocery, something that hasn't existed in town in, like, forever. When everyone started driving, they started driving to the big, bigger, biggest, cavernous, monstrous, doubleplus good megalomart, and stopped walking down the block to the corner grocery store.
Well, apparently, it's back, about to be back. Folks will take about a minute to figure it out and start using it. It'll help make the convenience store better, the drug store better, the Farmers Markets better. And just sense a big deal is made about a grocery store (as oppose to a chain drug store or convenience store that has all the groceries), maybe all of a sudden it'll click. Downtown will be downtown.

Funny how it takes a company from Garland to figure out bike share and a company from Austin to figure out corner grocery for downtown Dallas. The Dallas-based companies - Eatzi's, Brinker, etc - have looked elsewhere.

The cool thing about Royal Blue is that they're also a coffee shop/cafe. Last time I was in Austin, they stayed open pretty late, and you could still sit down and get a sandwich and coffee. This will be pretty good to have downtown on the weekends.

I want to point out that they have started construction on the retail space at the Merc. Now all they are doing is building the access corridor for each space and dividing the space up into the sections we saw in the Verizon Store and Royal Blue Grocery proposals. They are not starting those projects yet just creating the shells so that if someone signs on to lease out space they will just need to build out their interior. Just like a newly built shopping center in the suburbs would do.
The good thing lets hope more owners Downtown are seeing numbers improve to the point that this kind of investment in ground floor space is worth it. One of the biggest complaints about Downtown on the retail spaces we do have is their lack of readiness for the tenant to do some basic construction and move in. Many spaces have required complete remodels on the property owners part then the tenant has to do their finish out as well and many groups/companies they just go somewhere else instead. Neimans needs to start working on their empty space in their parking garage. It looks like a dump and is not ready for any tenant to consider it. With the three of the corners of this intersection may be getting tenants soon Neimans garage space looks deplorable with boarded up windows and dark windows.
