Very cool video of the construction. It reminds me of the B1M, if anyone's familiar with that YouTube channel

That's a good video, indeed. And, your're right, it's much like B1M's videos. Great to see both sites going up side-by-side as well.

This one is officially out of the ground, including 2811 Maple. I seen them working on the first level for both buildings while passing through. I believe it’s still the formwork. I think they still have to pour the first level. I did see the X brace columns, I think it is gonna look really nice IMO. I will try to take pics, unless someone does before I do.

I'll move over to Maple Ave to get a different vantage next time. It's just quicker and easier for me to pop in and out on this side.

Great shots thanks. My mindset has changed I used to be height over density now I lean density over height. Don't get me wrong I’d love a super tall at some point but density is more important to me now.

Deloitte moving workers from downtown Dallas to new Uptown tower in huge office lease
The accounting giant will move from the former Chase Tower to Granite Properties’ new 23Springs high-rise.

Wow, that is tiny... does Deloitte have any major presense in uptown/downtown outside of their current location at (formerly) Chase Tower?

If not, then this really shows a major downsizing effect from WFH. If one of the big 4 is reducing its "downtown" office footprint by this much, it really doesn't bode well for the rest of the commercial office market.

Hybrid work has changed the game going forward. Will need less office and more living space.

I think some form of hybrid is here to stay for most corporate and large business models at least for a portion of positions. I don't see office looking like pre-covid ever. My company has moved to a 2 days a week in office and 3 days work from home ongoing with no indicator of changing that in the future. Productivity is up and morale is sky high as well as great employee retention.

I'm glad that Dallas is ahead of the curve converting unused office space to housing. If the demand for DT office space returns (even if a lesser demand) and we are sorely lacking in available, high-quality office space, it will only drive demand for new builds in DT proper. In the words of the belated birthday boy, "I have a dream."

Deloitte must really be leaning into hot desking if their footprint is so small. I tried to find info on their current state of WFH; from what I could gather based off of reddit threads, while fully remote still exists, the majority of people are expected to be hybrid and there was a mandatory "co-location" policy shift in June 2023 (assuming this means you must live in the city in which your home office is registered to - ie no more digital nomading.)

With the same workforce size being expected to come into the office 2-3x a week, I wonder what their hot desk scheduling system looks like.

At my white collar job, we're now 4/1 with expected M-Th in office, with Friday being remote. Earlier on, when it was 2/3 with days at your teams discretion, we still had dedicated desks. I think the expectation was that we'd be coming back in to the office at a higher rate in the near term post covid, so I suppose there never was a push to switch to hot desking.

I personally think I'd hate hot desking - I very much enjoy having a dedicated work station.

Great shot, they will have to raise those cranes fairly soon. Still can't see any sign of construction from our Ross Tower office but eventually this should be the tallest thing out there. At least for a while.

So, this was on the 9th floor going on the 10th floor when this was taken.

Amazing picture, especially like the visual on how Dallas has grown. It's hard to imagine when the Crescent was sitting there all alone.

Got another nice shot of the skyline on Sunday from the river.
https://commons.wikimedia.org/wiki/File ... lution.jpg

Using the built floor heights we can get a rough idea of how far up this pair of buildings will poke into the skyline--although 23 Springs might look slimmer than what I'm suggesting here just because of the angle we're looking at it from, not totally sure.

If the Chalk Hill/Kaizen wedge towers ever break ground I believe they'll create a visual wall across these exact gaps we're looking through.

The cranes for 23 Springs made the climb to match the cranes at the Maple St project next door on Saturday into Sunday morning. They are quite visible from my vantage point in Deep Ellum now.
