LV does have “Global Flagship” stores like in NYC and the new NP expansion is supposed to carry that collection/selection. Bvlgari moved next to YSL for a bit and is now gone.

Yes, LV has a fairly extensive list of "Flagship" stores. So far, I have seen nothing to indicate that Louis Vuitton considers the Northpark store to be one of their "Flagship" locations.

It really seems the top end retail presence in North Texas is poised to bump up the hierarchy of shopping destinations. There's a growing cluster of expensive shops congealing in Plano, Dell properties on Knox appear to have a new future in mind, all this churn between HPV and NorthPark, 45Ten didn't go out of business and the street presence in downtown is so much better....

You're saying those are going to be the top of the local hierarchy, or what is the bump and what is bumping up? North Texas bumping up nationally? Houston thinks that it's about to eclipse Dallas shopping -- or that it has already.

I'm a little sad that they didn't end up somewhere closer to Downtown, but I suppose Northpark is still much better than this opening further out in the 'burbs. I've never been to an Eataly before, but this space looks amazing and I definitely look forward to checking out sometime in the future!

Bvlgari is weird because there's no indication the Dallas store is closed for good. Their phone number still works and they're still listed on the website stating the location is only currently closed.

The only thing I can assume is that they're temporarily closed due to COVID. But Northpark is their only location that isn't open.

EDIT: Per Yelp, it's scheduled to reopen on 12/31. We'll see...

The Bulgari store that just opened now is Balenciaga coming spring 2021. I sound like a broken record on here but the amount of money these stores pay for a build out only to move or close shortly after boggles my mind. I’m guessing they are vacating Dallas if they closed a brand new store that had just opened. This will also leave the former Gregory’s/gallery and pop up Louis holiday store still empty in the luxury corridor.

I think that location is a pretty solid compromise. It would probably be fairly risky to open inside the CBD, so NorthPark at least has a pretty substantial built-in customer base.

Can't wait to check this out!

Balenciaga was rumored to move even before the latest Bvlgari buildout. I always figured it was a temp location for them because they didn’t build out a store front facing NW Hwy like all of the other stores next to it. I’d hate to see Bvlgari leave the DFW market, so we will see what happens. The small LV space was rumored to be absorbed for an expanded Rolex store. Not sure if that’s actually the plan or not.

Max Stanco is opening in the old Lucky Brand space. Gap is closing this location with a big sale going on now. The downstairs Eataly cafe will open next year. And Balenciaga will open in the Spring.

For whatever it's worth, for shits and giggles, I called the number to Bvlgari again today.

Before, all I got was ringing. This time, there was actually a greeting stating that Bvlgari Dallas is unavailable and to leave a message.

I suppose it is still a good sign that the phone number hasn't been disconnected.

I went last Monday, and one of the employees said that the store was in its final days of being open.

Too bad on Gap. Godiva is also closing all North American stores. I do believe Northpark will remain one of America’s top malls even as many others shutter but they sure do have a lot of vacancies to fill. On the bright side Eataly seems to be doing very well - have been 5 or 6 times and steady traffic with people purchasing.

The old mall age is coming to a close. Many of the smaller brands that were still holding on were around at the right malls that are still the lifeblood for many communities shopping like NorthPark. Now with COVID providing a nail for the coffins it will be time for a new age for Malls to fill in with different kinds of concepts and ideas like Eatly or these experience stores like what Grapevine Mills has been procuring for years. Welcome in more of the the Mall Tax office cause more office space, clinics, dry cleaners will further become the norm. NorthPark is at least able to real in the high end luxury brands. Stuff that TownEast can't and wont need.

Did Bath & Body Works close? Their location is empty on the map, and gone from the directory. It also looks like Marmi closed, they were supposed to move next to Finish Line, but their website doesn't indicate a NP location.

Bath & Body has a temp location upstairs across from Eataly while they rebuild their space to combine with the Peloton space. It should be similar to the Galleria Dallas store with an expanded candle area.

Marmi is closed and it seems like they don’t have too many stores left.

Bvlgari is a bit of a surprise though, but I don’t know the current health of that brand. They did close in Atlanta a while back.

Did a lap around the mall today for the first time in a while. It was honestly kind of sad. So, so many empty storefronts it just makes you wonder what is next. I’m hopeful she will be able to fill the spaces back up but with only 2 stores coming soon not sure she has the waiting list she used to always have. Not sure what the future of malls looks like period but even harder to imagine Northpark letting in non brand retailers to fill the spaces.

On another note I saw Buck Mason is hiring a Dallas store manager so they must be coming soon. I highly doubt they will be in Northpark - more likely to choose Knox or even Deep Ellum. Which leads to another question - with new, fresh brands choosing new shopping districts how will that affect Northpark?

The collapse in the number of national retail chains has dramatically increased over the past few years, but 2020's pandemic was even more brutal on retail as we all know. Since NorthPark has always been smart about keeping up with trends, I could easily see a rather large hotel wind up adjacent to the mall, which would feed the stores customers on a daily basis. I think Eataly is a great addition to the mall and example of NorthPark's ability to bring in customers. There will be additional new concepts that will enter the retail world which will bring people back to the personal shopping experience. If there is one mall in Dallas that will survive, I think it will be NorthPark.

I think this will open up some spaces for NP to get some new stores. I am not sure they should be as picky if the retail market stays soft.

It will also be up to the wider market to see what NorthParks future goes. If other less than significant malls shut down more pressure will be on NorthPark to be the unique offering. NorthPark already sets a much higher bar for shopping quality in its mall experience. Its a art museum and in a location so poised for continual evolution I imagine you would see someone like Town East, Firewheel and other suburban malls suffer worse sending customers further into town to NorthPark. Even Firewheel which is a outdoor mall is also kind of a island to itself and could see more retailers spots fill up with non mall businesses like more neighborhood services and smaller retail options that could send those exclusively retail shoppers to NorthPark where they get lots of more options for clothes and unique offerings that wont go to Garland or Town East. Malls like Firewheel are trying to straddle the line as mixed use development and mall with one owner who dictates store mix. NorthPark is the king of this and Simon Malls will suffer trying to fight the desire to make malls more neighborhood like and will suffer in experience long term. I really do hope NorthPark gets that hotel we all want and they start filling up some parking lots with garages and ancillary development.

Agreed, the Firewheel concept is a modern day mall in the open. "Downtown" Southlake is thriving. I expect their will be more free-standing open shopping districts going forward as many of the remaining malls are razed or converted to that new concept.

I knew Aritzia’s location inside of the old Henri Bendel was a temporary location as it resuses the exact same storefront, while their other locations have unique storefronts, including their (now defunct) Willow Bend location.

As for the addition of a Shake Shack, I am kind of surprised by it as there are already several locations in Dallas, but I would be excited to see it take over the old Theodore space??

Knowing that Uniqlo is coming to Houston, I am hoping they’d enter the North Texas market, however, I do feel that they’re better suited for the Galleria

The Houston store was quoted at just over 22,000 sq ft. I’m not sure how big that previous Microsoft store space is.

The majority of the space between Under Armour and Express will be the new location for Aritzia.

Shopping centers, including Northpark, readily move tenants around to make room for someone new that they want. It looks like it would be pretty easy to make room for Uniglo.

Sam Edelman is gone and that appears to be where Diesel is going. I imagine Apple will take over the space next to it where Marmi used to be.

I was saying that I believe Uniqlo would better represent the clientele of a mall like Galleria Dallas or possibly Stonebriar or Grapevine Mills than Northpark. Although if NorthPark really wanted to, they would definitely make space for it to move in. As for the Apple Store, an expansion/remodel is well overdue, considering that the Galleria and Southlake store have the updated look, and so did the Willow Bend store prior to its closing. I do, however, expect that if Apple chooses to remain in its space by Nordstrom, it’ll need a temporary space, possibly the old Microsoft space? Which would be ironic…

The Apple store was remodeled recently aka moved to a larger location and built brand new so I don't imagine Apple is gonna rebuild it again after they already almost tripled its previous size. Its interior looks are similar to most of its Mall stores.
