Very interesting. I hope HP Village continues to do well. Some stores are a better fit at NorthPark.

There are multiple spaces opening up at NorthPark and these new stores could go in any of them.

Saint Laurent is going next to the new Salvatore Ferragamo and Versace is expanding into Ferragamo. Those rumors are now public. Saint Laurent like so many stores at HPV need foot traffic and tourists to survive which will never be at a small neighborhood center. Those customers do their main shopping at NorthPark. Wait till NorthPark adds the hotel(s)..... gamechanger.

I was wondering when some Kering owned brands would open at Northpark ever since the Keing CEO of the US visited Northpark Center for the 50th anniversary and gave an interview about Northpark Center.

Will be interesting to see Saint Laurent make the transition and hopefully expand its collection holding. Will also be interesting if Balenciaga (another Kering brand) makes the jump to Northpark as well it would join Gucci and Bottega Veneta, and supposedly Saint Laurent making a Kering army at Northpark. That would leave Alexander McQueen and Stella McCartney as the only Kering brands at HP Village.

I saw that previous maps placed the new Versace near the new Salvatore Ferragamo, are you saying that space is now for Saint Laurent and that Versace will move next to Gucci and take the current Salvatore Ferragamo space?

Saint Laurent is moving next to Ferragamo. Versace is expanding to Ferragamo. I heard it was a printing mistake on the directories.

While the current Ferragamo space isn't too much larger than the current Versace space, it's a way better location.
Good for them! The Scotch & Soda location will be more interesting.

The new Johnston & Murphy is open in the previous 7 for all Mankind space and it now contains a full men's and women's line. There is construction plywood up at the old J&M location next to James Avery. Is this where Scotch & Soda will go? or is an existing retailer moving into that space?

My wife heard from papyrus that they are moving to the former Johnston & Murphy space. My guess is Scotch and Soda takes over Papyrus. Makes sense for them to be around apple and the other contemporary brands. From stores I've seen they like small spaces.

I haven't heard any news on where Scotch and Soda was opening, but I agree it seems like it would be near Nordstrom and such. I do think that the Papyrus space is a bit small from the S&S boutiques I have been into before but maybe they are testing the market with a small store.

Still nothing about a hotel and or condo tower coming. I would think that with the mass consolidation of retail that they would want to take this up another notch and make this the go to multi state regional shopping destination. It seems like such an easy button to do and they originally discussed it several years ago with a Four Seasons going in.

Having been involved in developments like what you are saying is not as easy as you think. First off, I would imagine they need approval from the department stores which is never an easy task as they all want something for giving their approval. 2nd city approval again not a slam dunk process. 3rd, Knowing the NP owners I’m sure they have a full master plan of expansion and not just a hotel so it all flows smooth when they add the next additions. I’ve read the first hotel is close, can’t wait to see it.

There's plenty of room for several more expansion phases on the Northpark Center property, and probably the most fashionable of all hotels to eventually join the fold will be the last -- the loftiest level possible at Northpark cannot be identified until Caruth Plaza et al is scraped off and replaced. I absolutely do not want the DART Station side of Caruth Plaza et al to redevelop until such a plan is led by station renovation to accommodate rush hour express trains -- presumably the train stop would be elevate allowing rush hour express trains the level through track while passengers are given station entry from Greenville Ave north and south of Park Lane as well as from Art Institute/Shops@Park Lane and Caruth Plaza.

The question arose in another thread about whether Northpark has plans to add a hotel. I've done some web searching and can find no indication that the owners of Northpark have any such plans. The closest I've found is pure speculation by a journalist. Can anyone find a source for the idea that the owners of Northpark plan to add a hotel or the other oft-mentioned "plan" to complete the second story on the rest of the mall?

At one point in time, and this was a long time ago as in probably a decade I sort of remember talk about Omni doing a hotel here, attached to the center.

The plans were from before the recent ownership change, back when the expansion was mentioned as a phased expansion.

NorthPark’s PR Manager and owners have said multiple times they have plans to add hotel(s), high rise class A Office and additional dining. They also said they looked at adding more space on the 2nd level in the 90’s but felt 2 million square feet of Retail was enough.

Someone posted the luxury hotel they have a deal with but I don’t have time to waste looking for the article. I’m patient and have a very good feeling they will add it in the near future. It just makes sense to bring even more tourists to the best shopping center in Big D.

My wife ran into a manager she knows and he said he was approached for the new Louis Vuitton Men's store and she also heard Paige denim is opening soon too. 2 great additions opening this Fall.

I saw the other day that Paige was hiring for a Dallas store manager online but they didn't specify it was Northpark. Bet this will be a good addition, I am sure they want to compete with AG Jeans at Northpark also Rag & Bone, and FRAME Demin at HP Village.

I didn't know LV had stand alone Men's boutiques, will be interesting to see what happens with that.

Akola is now gone and construction boards are up for the space to be renovated for a new store. Also, Oliver People's is said to be opening this week. I wonder if the Fabiana Filippi store next to it will open around the same time. I'd also expect Splendid to be moving or closing soon if 7 for All Mankind is supposed to go into that space as the center's map had indicated. I wonder what is planned for the current Clark's and Papyrus spaces when they relocate within the center.

The Galleria in Houston does a lot of shuffling as well. Not sure if it's quite on the level that NorthPark is doing. I'm sure it has a lot to do with the opportunity to not renew leases from the expansion that opened quite some time ago and also with the way retail is not doing to great, when some chains close, it opens space for other stores to move, expand or new stores to come in.

The other question is more about the retail industry. Is there this much shift in the changing nature of retail? We all know department stores have been closing down left and right but how are the types of boutiques that call mall's home doing overall. NorthPark is a very successful mall but many chains are seeing shrinkage throughout their entire market reach and a store at Northpark can't necessarily drive the logistics to keep a whole Texas segment going if other stores all over Texas aren't doing as well.

Cowboyeagle - NorthPark probably has 1/3rd their stores as the only store in DFW and the other stores they have are doing fine. If you talk to the managers the majority of NorthPark's stores are in the Top 10% and many are Top 5% of their chains. On the flip side, looking at their retailers I'd guess 5% are struggling as chains and NP is trying to recapture their spaces.

A million years ago, I managed a store at NorthPark. Our sales were always in the top % for our company; however we NEVER made a profit due to the rent rates. We, as I’m sure others, tolerated the loss in order to say we had a NP store. I often wonder if that holds true to this day. If so, how long can those businesses absorb that kind of loss?

Agreed, both stores are looking great.

Oliver Peoples is a DFW exclusive, and Fabiana Filippi a Texas exclusive (second store in the US).

The new Clarks location is open and it's a very nice looking store. The old location looks to have the flat drywall going up, so I imagine there's not anything currently planned for that space. Also, I believe Aesop will open around July 20th. The opening date was pushed back some due to some design elements in the space I'm told.

I was at Northpark recently and see every space in the mall is accounted for for future stores besides Scotch & Soda, and there are for the first time ever what looks to be a decent amount of spots in Northpark. (future Papyrus empty space, future Ferragamo empty space, PIRCH space etc)

Can anyone add up how many spots there are in Northpark currently open for leasing? Or has anyone heard of any new retailers coming?

I wouldn't be surprised if Gucci expanded into all or part of Ferragamo's space.

Versace will take some if not all of the Ferragamo space. I think the ATL Versace expanded in recent years as well when space became available. I could see them adding more home goods.

Also, I assume S&S will go into the current Papyrus space. It was previously rumored that 7 would re-open in the current Splendid space, but I'd hate to see Splendid go. If S&S doesn't go into the current Papyrus space, I could see 7 going in there.

When they cared out the space for Saint Laurent and Ferragamo, they have built the storefront to SL as needed because they just have the flat drywall covering the front instead of the typical box you see when the store front is being remodeled.

If the barricade is popped out the store is under construction. If it is flush it’s not under construction yet. Open the construction doors and see for yourself. Saint Laurent is the 1st of a few new amazing additions I’m hearing from those in the know.... :)
