Quite right, and note that earlier in this thread the same poster told us that Louis Vuitton would be opening a 'flagship' at Northpark. A year and a half after opening that new Northpark store, Louis Vuitton still hasn't included it in their list of flagship locations. Skepticism is in order.

This store is going in next to Ann Taylor where Eileen Fisher just moved from.

The Previous Burberry space appears to have absorbed the previous Panerai space and some of the space next to it. I wonder what the plan is for that space. The only larger "luxury" store I can think of would be COS, but I haven't heard anything.

Don’t they still have the Theodore space to fill after over two years? And the old La Duni space? Why would they replace Seasons 52? NorthPark is lacking in the sit down restaurant space already, considering the rest of the restaurants are basic mall restaurants. I mean, right behind Burberry is a PF Changs, which has many locations throughout the metroplex and across the country and probably should not be on that side of the mall. If I wanted PF Changs, there’s like, three other locations that are closer to me than the NorthPark one. Seasons 52 is probably the most exclusive restaurant in all of NorthPark and it’s not even that exclusive.

Has anyone noticed that there’s like, a big string of empty spaces by Macy’s on the second floor? What’s the possibility that they’re all going to be combined together into one big one?

Sarah Flint is moving upstairs to the spot in between Finish Line and Upwest. I don't know if this is just another pop-up or a permanent location.

It’s about time Gucci gets an upgrade considering their Houston store was updated years ago and they’ve kept the old design at NorthPark for way longer. Makes me wonder what’ll happen to their Galleria Dallas store.

In an article from when they opened the Legacy West store, the Gucci folks were quoted saying they wanted to keep three stores in the area. So, hopefully nothing happens to that store. It seems to get good traffic from what I've seen. I actually think a lot more stores would do well at the Galleria if they focused on more destination retail.

Yeah, I noticed that they’ve been expanding a lot with new stores opening in The Woodlands and San Antonio as well. I’ve been feeling like Gucci’s been going the direction of Coach, but it doesn’t seem like they’d downsize any time soon. Maybe that location will get a simple refresh in comparison to the NorthPark one, and I could even see them opening a fourth location in Fort Worth.

According to Clearfork’s lease plan- Gucci is opening at Clearfork. They’re combining the former Ylang23 and the former future CH Carolina Herrera (who backed out in like late 2020).

I expected that. That would make them have the same amount of locations in the area as Louis Vuitton, which kept their Galleria store open even after the NorthPark expansion and the Legacy West store opening. Still makes me feel like these brands are losing their value, but good for them.

As far as Gucci, the biggest shock to me is them planning to open a location in Detroit *PROPER* (there's already one in Troy at Somerset Collection).

That said, Dallas along with Miami are pretty unique in terms of being the only metros with 3-4+ Louis Vuitton, Tiffany & Co. and Gucci stores. Every other major metro (excluding the NYC, LA and Chicago) has fewer stores, most of them only 1 or 2 max.

I concede that including NYC, LA and Chicago in my post was inaccurate.

That being said, outside the top 3, there is no other major metro that has as many LV, Gucci and Tiffany stores as Dallas and Miami. Given these tend to be exclusive brands that are very picky about where they open stores (and how many stores they open), I personally think that's impressive.

It amazes me that DFW can sustain four Gucci, LV, and Tiffany locations despite not being a major shopping city. At least Miami has a good amount of tourism going for them, but Dallas still has yet to get a Prada store, and Armani left the market years ago. Is the demand really that high, and has the market really changed that much since Armani left?

Armani was an interesting one...they've definitely downsized their footprint in the U.S. and stated the proximity to the store within a store at Neiman's within eyeshot of their NP store was a reason for closing. I think at least an Emporio store would be a good fit here, but I don't know if there's still many of those around.

The Prada thing baffles me. It would obviously do well if it returned to the market after being gone roughly 30 years. It could go into the current Gucci space once it moves! :)

I have yet to see any evidence that the alleged former Prada store is anything more than an urban legend. ;)

Pretty cool for DFW, but to be honest, it's right in line with being the 4th largest metropolitan area in the country.

La La Land is opening at NorthPark. Construction should start next week. I believe this will be in the old Cinnabon spot next to Paciugo.

NorthPark definitely does not have a shortage in coffee shops, we got two Starbucks locations, the Nespresso store, the Nordstrom Ebar, the Eataly cafe, and now La La Land.
But I like their mission and I’m glad that they’re expanding to NorthPark!

NorthPark easily has the best food court out of any mall in DFW. In terms of sit down restaurants, I do think the mall is lacking a little bit considering the space behind Swarovski has been vacant for years, along with the space behind Zara, and that there’s a PF Chang’s right behind Burberry, which would probably be better off elsewhere in the mall.

I was just at NorthPark yesterday and I'd have to agree with you on the food court, including in terms of its aesthetics. I was about to say that it seems to be a fairly average-sized food court in terms of the number of options available, but after looking at it a little more deeply, the number of food court options seems comparable to other busy malls like Stonebriar or the Galleria. On the other hand, anything NorthPark does, they usually do well; quality over quantity is the name of the game here.

I haven't ate from anywhere in the NorthPark food court aside from The Juice Bar. I do find myself craving one of their Day Tripper smoothies whenever I'm in Dallas; if I'm not going to NorthPark I'll make a quick stop by their Highland Park Village location.

Ah ok, I get the point now.

I think the "Urban Development" subforum is just a catch-all for everything in Dallas proper, separating it from stuff thst's happening in the suburbs.

Uniqlo was supposed to open at the Houston Galleria two years ago or so, but never opened for some reason. so, I’m not entirely sure that they’re interested in the Texas market.

H&M would definitely be a better fit at Park Lane or maybe even Downtown, so I hope it’s getting switched out for something more exclusive. Back in the day, when Forever 21 left NorthPark, there was discussion about a fast fashion tenant coming to Downtown Dallas, but that obviously never happened.

The H&M at NorthPark, historically, has always been the H&M in the area that carries designer collabs, such as the Moschino collab from a couple of years ago. If H&M were to relocate, then hopefully this continues elsewhere.

I remember reading that Primark was looking at expanding in the U.S., that could be a possibility. It would make the most sense for Nike to make a move to go with the expansion of the luxury wing toward Dillard's. With that, I kind of expected to see movement with Nike, Lululemon and Parachute.

I've been advocating hard either for that, or for Macy's to close the Northpark store (making the Galleria their flagship again) so that Saks can return.

I like having Lululemon and Nike next door to each other, but with Burberry moving across the hall and Breitling opening next door, it will look strange considering those are not luxury brands and that they've expanded so much recently.

As for Primark, typically their stores are kind of like department stores in the way that they have exterior entrances. Also, the product seems to be at the same level as H&M, or maybe even a step down. I personally can seem them doing extremely well at Grapevine Mills or Park Lane.

Best case scenario in my opinion is that Nike takes the old H&M, Lululemon takes what's left of the old Express, and the current Nike/Lululemon stores get split into 3 luxury boutiques.

As for Primark, typically their stores are kind of like department stores in the way that they have exterior entrances. Also, the product seems to be at the same level as H&M, or maybe even a step down. I personally can seem them doing extremely well at Grapevine Mills or Park Lane.

Best case scenario in my opinion is that Nike takes the old H&M, Lululemon takes what's left of the old Express, and the current Nike/Lululemon stores get split into 3 luxury boutiques.



I own some Primark and it's about as cheap as you can get hahaha. It is 100% a Grapevine Mills type of store. Their kids selection is great and it's a good place to get something to wear once and forget it ever exists

Is H&M actually closed, or did Northpark just make an error on the website? Official H&M website lists the location as still open. I'm actually supposed to head to the mall tomorrow morning, so I'll keep everyone posted.

I get that it could’ve been removed from just the listing, but it was also removed from the map as well, which makes me a bit more skeptical. But yes, keep us posted.
