I really love the new Library in Downtown Austin. I didn't really follow the development of the library, but apparently it took way longer than expected and cost a ton of money, so I'm not sure if I'd jump on the idea of Dallas doing the same, but I do think it's a beautiful addition to their city.

I've always been a big proponent that Libraries should be merged with community center resources. They are usually two separate departments in the city since rec centers are attached to parks but I think there is room for the library system to look at shuffling the cards a bit more and adding community space that has more than sedentary uses. Ultimately Rec Centers and libraries will probably fully merge. Community lounge space with wifi, light refreshments, education programing, reading time, etc.

As we ring in a holiday season, the Bishop Arts craft brew haven Small Brewpub will be both celebrating its five year anniversary and shuttering on December 7.

The brewery on Jefferson Avenue, founded by owners Daniel Bowman, Aaron Garcia, and Joshua Dawn—later joined by Benj Pocta and Primo King—had its ups and downs. They decided not to renew their lease.


Another closing on Jefferson Avenue, after Mesa shut down early this year (I think?). I'll be curious to see what happens to Jefferson Avenue, especially with Exxir creeping southward and the development of the deck park to the east. Would be cool if a streetcar or trolley went by Bishop, to Jefferson, then on to the deck/park to the zoo.

Anyone have any idea when they will start work on the the "3 hole punch" railroad underpass between Beckley and Sylvan? I thought it was supposed to start this fall? With all the new town homes/apartments being built along W Main / Commerce/ Singleton the roads are getting annoyingly busy to go north south.

Yeah it’s been a dump for years, but only because the owners let it get that way. If you or I owned a house and let it rot like that, we would be up to our eyeballs in code violation notices.

I live literally 2 min away from there. I saw the commotion as I passed Colorado last night but failed to realize it was this building.

Personally, I never had any emotional attachment to this structure as some did. For my entire life, there's only been a few random small businesses that have been in the building. The last couple of years, the building has been screaming "...kill me...". I never liked the design of the build too. So I'm okay with it going to smoke...

In my opinion something better deserves to on that pad site. I'd be totally ok, with even a small 1 story retail site there for a dry cleaners there.

This is a follow-up on the project on Beckley and 30. As the forum indicated, the project is being done by flournoy development from Colombus, OH. The project is moving along they're digging up the lot. Here's some info I dug up myself..

The project will be called Skyline Trinity Apartments

Looks like it will be 4 stories as suggested by the forum. There's no details indicating if there will be retail. That would be nice if they did.



These apartments are currently underway... And I know they're not completed... But I noticed this the other day...the garage is visible from the roof....

Lots of properties you can see the garage or best case scenario just the lights on the top of the garage.

If I remember correctly, I saw on DCAD that most of this lot sold to PSW Homes.

Also, I ran across these renderings of the town homes on Ft. Worth Ave. and Colorado by Centre Living Homes, across from the new 24-Hr Fitness.

Apartments would replace landmark Oak Cliff’s El Fenix restaurant

The planned 8-story Lake Cliff Apartments would take up a big chunk of the block at 120 E. Colorado Boulevard in North Oak Cliff.

The El Fenix Restaurant – which dates to the 1940s – and other buildings on the block including the former Polar Bear Ice Cream store on Zang Boulevard – are all owned by a unit of Firebird Restaurant Group.

Firebird CEO Mike Karns confirmed the properties are under contract but have not yet sold. He would not discuss the buyer or potential sales date.

Even so, Kairoi Residential’s Fenix TX Owner LP filed plans with the state with details of its 352 unit, almost $30 million apartment project proposed for the site.

The more than half million square foot project would start in April and be finished in 2022.

Kairoi Residential says the new project will be designed by Dallas’ Merriman Anderson Architects.

I guess it's too early to know, but would this development on the El Fenix site at least have ground floor retail/restaurants? It seems like Lake Cliff Park is a sleeping gem.

There's also that land swap just north of the park next to Lake Cliff Tower as well.

Not to mention the Zang Flats apartments by Larkspur ( http://larkspurcapital.com/projects/zang-flats ), which look like they've been redesigned since first announced.

As for the land swap on Colorado and Marsalis, I'm a little glad that deal fell through. I am 99% sure that corner is the site of the Lavender Shingle which may be the birthplace of LGBT history in Dallas. It should have a marker one day.

Saw this on Facebook today. Looks like demo activity on the Central Market site, which doesn't make sense if HEB still owns the site and you believe what we've been told about the Oak Cliff store opening after the Uptown store.

There was one random rumor that HEB had sold the site but I can't even remember where I heard that so it may be complete conjecture.

It’s still owned by HEB per the tax records. Maybe they have decided they can open more than one store every 5 years?

Those guys sold the lot originally and most likely just asked if they could place or leave their sign to drum up other business. They did that with me on a lot in the Cedars.

This project was announced back in 2018 and appears to have broken ground. Nothing to write home about, but I'm glad to see this big empty lot on W Davis fill in. Trying to remember what this used to be in the early 2000s and somehow want to say it was a church. Street View only goes back to 2008 when there was a white iron fence around the lot.

Are there plans for that area to get walkable retail right around there? It seems to be about a mile from TyPo (best abbreviated district name ever IMHO), and about two miles to Bishop Arts. There's not too much else around there in the immediate vicinity, so I'm just not getting what the appeal would be.

The retail buildings next to Davis Street Espresso broke ground recently, which was a nice surprise. Also in the left of the photo, you can see the 2-story house that was moved here from Bishop Arts.

That little church has a large Warehouse behind it. I think that may be what they're referring too. Morgan st. Is trash. I really hope they add large sidewalks. Currently there are none.

“He’s going to upgrade the building to be in line with the nature and quality of people in Bishop Arts today,” said broker J. Scott Lake of Davidson & Bogel Real Estate. “He’s going to bring it into the 21st century.

“It was a chance to own a legacy asset.”

The purchase also includes additional properties along 12th, Zang and Beckley.

“There is about five extra acres of land,” Scott Lake said, that will be used for additional investments.

Davidson & Bogel Real Estate’s Lake and Jake Milner arranged the purchase in an off-market deal.

I'll be looking forward to seeing the plans for the upgrade. Reviving the "Top O' The Cliff" club space mentioned in the article would be cool, and offer some great views of the Downtown skyline. A restaurant/bar up there would be a draw.

This building looks 55 years old!

Also, some updates on the area.

Work has started on the old El Finex site. Demo on the metal structure is on going.
The work has also started on the apartments across from Spiral Café (can't recall the name), and the area at the other corner that was an empty lot is fenced off and work is going on there too.

You mean early Uptown when the MATA streetcar first started and a few 5 story apartment projects started rising?

I don't doubt that eventually we could see some nice office space in this side once things are a little further along. For now it seems a little too far away to get the Lower McKinney Uptown office high rise demand but I could def see the hospital help attract more offices to fit in next to the coming residential fill in we are getting now.

Does anyone know if Trader Joe's has ever shown interest in the neighborhood? I think they'd do very brisk business if they opened a location somewhere around Sylvan/I-30 or Hampton/I-30 to cater to both North Oak Cliff and West Dallas. TJ's has a smaller store format than many grocers, so it shouldn't be too difficult to find a place to squeeze in.

With Central Market still years away from opening in OC, Trader Joe's could get a first mover advantage on this economically accelerating area.

There was an empty Save-A-Lot on Jefferson near Hampton. I wonder if that's still available. It's probably a bit too far west from Bishop Arts for TJ to be highly interested, but there's not many suitable sites near Bishop Arts. Plus, this would be really close to where I just bought a house so it would work quite well for this future Oak Cliffer. :)

I'd even go for a sprouts. We shop at Cox market a lot. Only downside on Cox is they have a lot of expensive staple items & meat/bread section is limited. I don't mind paying more for local on most items though. Would love a grocery store/ residential combo over in Trinity Groves/ Bishop Arts area.
