Dallas' Alpha + Inwood plans to bring apartments, retail, hotel to Galleria neighborhood

https://www.dallasnews.com/business/rea ... ighborhood

A major mixed-use development in the works west of the Galleria Dallas would be the largest such project in that area in more than a decade.

The 14-acre development at Inwood and Alpha roads would replace a vacant big box retail store on the west side of the Dallas North Tollway.

Called Alpha + Inwood, the project is planned to include a combination of apartments, retail and restaurant space, a boutique hotel and an office building taking up a full block.

Going in place of the old Sears outlet store I believe.

There's a decent sized mixed-use just south of this as well, so this is a nice micro pocket of density.

I wonder if at any point there'd be a push to connect this to the Galleria to Midtown. Ped bridge over/under the Tollway perhaps?

There's also a ton of old railroad ROW over there that could improve connectivity as well. Hopefully, as the area evolves, they don't simply build through it. A continuous pedestrian path along the west side of the tollway up through to Addison and eventually connecting to midtown would be pretty sweet.

I am puzzled as to why they did not put this in Midtown. They will have a hard time competing once Midtown gets going.

Farmers Branch seems to have some things in mind: https://www.farmersbranchtx.gov/Documen ... /View/4227 (although, they misspell pedestrian numerous times)

Thx! Good find! That is exactly where I was going... Glad to see Farmers Branch already has a vision for this. It always seemed like this area was an afterthought, which was a shame with it's proximity with Galleria.

Apartment project kicks off near Dallas' Galleria
Steve Brown, Real Estate Editor

Apartment builder JPI has started on its next project near the Galleria - one of three the Irving builder has in the area.
The Jefferson Alpha West apartments at Alpha and Inwood roads will have 409 units.
The new rental community is part of a mixed-use development that includes a 155-room Aloft Hotel, a 296,000-square-foot office building and 22,000 square feet of retail space.

I love that the North Dallas/Galleria market is doing well now that the LBJ freeway is finished.

Agreed. It makes me happy to see that Addison is doing well. It could have gone the other way, being in a vacuum between Downtown and Plano/Frisco.

I remember reading somewhere that the new LBJ freeway had additional space planned for submerged light rail tracks. Does anyone know anything about this?

It was discussed before LBJ started the redo while the Cotton Belt was planning out its future but never implemented for a number of sane reasons. That myth needs to reach its end of life cause there is no tunnel below LBJ for rail.

I wasn't aware of any tunnel being built, but I was pretty sure they relocated all the utilities under the norther frontage road so a tunnel could be made later if desired.

This project is now called Alpha West. They've made substantial progress (sorry no photos) and I just found these new renderings. I think this will be a really good development for the North Dallas area!

Looking on Google Earth vs the renderings, they are not quite the same...

Yeah, what I've seen so far just looks like a regular Texas donut apartment complex, but I guess they've got more in store?

It's been awhile since I've been over here. Used to work right at Alpha & Noel, and passed this site every day for years. Know that Jefferson Alpha West is up, but what about the rest of the "Alpha West" development? Haven't exited DNT or driven west on Alpha in awhile, but really curious as to if there's any further progress on this "project."

Or is it still just in donut apartment form?

The apartment there have been finished for a while but no sign yet of the supposed Hotel and retail going up.

At one time, there was going to be a new Target store built in that area to replace the store on Montfort, but I don't know whatever happened to those plans.

IMO, that seems a bit redundant with the Addison store on Belt Line and Marsh.

Then again, it doesn't seem to be unprecedented with 2 Target stores literally down the block from each other in Northeast Dallas / Vickery Meadow.
