It should be noted that Woodall Rogers was originally planned with the intention of having a deck park on top of it. As for the elevated portion that separates the West End and Victory Park, that was built because of a massive railyard that was originally beneath it. (Original Dallasites might recall the drama that surrounded the demolition of the original Katy Railroad Depot)

As for 345...yeah...that was a disaster from the get-go. Then again, the abandonment of the Interurban Texas Traction Railroad and Dallas' 200 plus miles of streetcar lines was the beginning of our undoing.

I35 west of CBD & VP is the worst. There is almost no way over or under it. At least I345 has numerous passthroughs beneath it, many of which already have usable space (dog park) or are planned to (new parks and proposed soccer fields). Still, the width is way overblown and could use a significant trim, at a minimum.
Hopefully, I30 redesign to the south will include decking options.
Unfortunately, I haven't seen anything remotely promising for I35.

I-35 is lost for a generation, those new elevated ramps are going to make an already bad situation worse.

Noticed that the parking lot on the site for this one was closed with the entrances taped off today. Maybe something is happening. Or they were just repainting the lines. Time will tell.

Should be about ready to start that tower. Is this on the east side of the building?

I wish they could have cleared out that completely redundant Live Oak exit. I've never been a big fan of I345 removal (as most already know), but having all these excessive ramps is just wasteful. The Good Latimer Expy exit serves the exact same purpose as Live Oak exit.
Regardless of what happens with I345, this should be removed.

The city pushed to close it and TXDOT agreed because their department agreed but then randomly TXDOT changed their mind and told the city no and here we are.

Unless you're coming from I-35 or the DNT via Spur 366. Then you're screwed. It's stupid to have to exit at Olive, loop around to the service road and then drive through downtown if you want to get to East Quarter, Deep Ellum or East Dallas.

What they need to do is:

- Cut-off access to that exit ramp from southbound I-345, making it accessible only from 366. This will improve traffic flow on the highway by reducing weaving traffic.

- Remove the curve so that the ramp intersects Live Oak at a right angle. Add a traffic signal so the 366 traffic can turn left to East Dallas, Deep Ellum, etc... This lets them remove the restriction on left turns onto Pearl, so you improve access the East Quarter and Farmers Market areas. The small amount of excess land can then be sold to the adjoining property owner, and lets them have access to the property from the Live Oak side.

- Make the second from inside lane of Southbound 75 so traffic can exit to Good-Latimer or continue onto 345. This will improve traffic flow by reducing idiots sitting in the exit-only lane until the last second, then coming to a stop when they can't merge. It will also make it easier to exit to G-L from the Haskell entrance ramp. This change would just require some paint. The pavement already exists.

New article in the DMN regarding the affordable housing high rise. Nothing new to note but it does appear the project is officially breaking ground.

Developers are breaking ground in downtown Dallas on a new high-rise residential building.

The apartment project at 2400 Bryan Street will include a combination of affordable and market-priced rental units.

Dallas developer Matthews Southwest is building the project next door to the historic Dallas High School building on the eastern edge of downtown.

The 15-story building designed by architect Perkins & Will will have 217 apartments and faces DART’s light rail line.

Matthews Southwest has been working on the Bryan Street tower project for more than two years.

It looks like it is still 15 floors, and the razor sharp design is still there which is great. really exciting for the area!

SUPER psyched for this one. Excellent infill for this corner and I'm always happy to see more affordable housing.

Let's hope this + the completed Carpenter Park helps lead to the eventual development of Dallas High School's surrounding parking lot.

Admittedly though I'd be sad to lose the iconic view of the Robocop Police Station.

Definitely a win win. Lol except for the ad revenue that the Sheraton was making off of the full building Apple ads that have been up there forever. I wonder if those will continue, and how much they're worth.

I would love to see downtown become an urban living space for the entire region. With DART and the streetcars and the walkability it would be great. Someday it could thrive enough to bring offices back into the fold and be a fully realized urban center.

I hope that this building at 15 stories and 300 Pearl at 17 stories are seen as north-south bookends of the East Quarter and generate momentum for even more infill. Hopefully there's easy access from here to South Pearl along Carpenter Park and further south.

There were previous plans for a midrise apt building, but I think that had been scrapped. With the park coming along, I can imagine they are re-thinking space for development.

There have been lots of plans for more office space as well but the developer proposed those phases as a later plan if the ramp is removed. The city was in support and asked for the ramp removal to be a part of the cities official plan but the state would have to agree. Originally the state did agree to a eventual removal but then all of a sudden at the last minute at the meeting where that was to be voted on the state changed its mind quite oddly and it was never spoken of again... No explanation was ever given publicly as far as I found but I did not investigate it after the big vote. Maybe its because they wanted to wait on the big study currently being done on this entire section of freeway as part of the larger downtown highway plan? Basically how most things are done in government with limited explanation in public.

Thank you for the pictures! I actually also drove down I-345 this past weekend, and was pleasantly surprised to see multiple towers under construction. I had a great view of this development, The Stack, 300 Pearl, and The Epic.

Its stunning how many towers have gone up along 345 when many said none would get built because of 345.
