How about neither, because they both sound ridiculously pompous?

It's 51% affordable units, where affordable equals earning 30-60 percent of Dallas’ median household income.

I wonder if the city is subsidizing the affordable units or if their cost is built into the overall pricing, i.e., the normally priced units are acting as an endowment for the affordable ones.

Well, let's see. Poorly constructed buildings. Overpriced, even when subsidized by taxpayers. Pompous would be the names of some of these poorly made buildings with their cheap and terrible looking architecture. If it's not stucco, it's got to be generic glass!

Understood, but what he's saying is that someone living in dorms or living on a plantation is living under somebody else's roof. In our city, and in the labels you suggested, that part is what is going to reflect poorly on a citizen-"consumer," never on the owner, designer, financiers, or nonprofit participants. So the constructive criticism doesn't criticize as you wish it to.

It fails to register rhetorically as a problem with the weird economy or with the embrace of corporate providers for all the fundamentals of life.

So I suppose the point you're trying to say should be made -- that it should reflect poorly on the society that allows policy to put citizens and cities in this posture -- and that it should reflect poorly on the developers who tick the legislated boxes to meet this demand -- is not a point that could be made in Texas by the particular approach you're trying here.

"Corporate dorms" Wish my college dorm was as nice as what they are building. I didn't have AC and that was in 2005. Could be worse I think Dallas City Hall or Burnett Tower in Ft. Worth are ugly. They remind me of soviet architecture, but that's my opinion. I think this building not only helps with the lack of housing in Dallas, but adds residents to the CBD which we all think is a positive.

It also is a great infill spot that could have sat as empty land for years but now has a residential building at a DART station instead of land so I am grateful for this building.

This is one of several cranes that are working both sides of I-345, plus a there is a new Tom Thumb nearby and major new park under construction. Seems like all good karma to me.

With so much happening on both sides of 345, I would like to see Phase 2 of the park, which goes under 345, accelerated in order to connect the two neighborhoods.

BTW, is this a neighborhood without a name? It’s not the EQ or DE. Should we start calling it...Carpenter Park? I.e. can we start saying that the Galbraith is in Carpenter Park?

And while we are at it, I would like to christen the strip of clubs along Good Latimer with a name that is not Deep Ellum. The clubs are outside of Deep Ellum physically and culturally, and by giving that strip a distinct name we would serve the best interests of Deep Ellum.

Agreed, really want to see what this thing looks like once the facade starts going up.

This building is great addition. I never thought the lot it's on would be developed. It's such an odd place. Now if that parking lot for the high school could be reimagined as something else....

Seems like the need for affordable housing in Dallas has only increased with the run-up in home prices. I think this building will do very well. How about one or two more on the adjacent parking lot?

Wow. Seemed like this sat dormant for a few months (not even just on the forum, but when I was in the city checking out, too... might've missed progress though), and now the facade is nearly done, and these hits of color and the variety in windows looks great. I liked the renders, but this looks even better here... Thanks for sharing the photos.

Glad to see we're getting some variety in style Downtown and through the rest of the city.

Looks like each of the red windows is a Juliet balcony. Cool way to add balconies to a building.

I think this building will prove to be very popular given the location by the new park, DART and DE.

The answers yall seek is in the Dallas Urban Peer Review committee docs on page 16. If I am looking at the correct side of the building. Honestly looking at the full presentation it looks like the design has changed enough not to tell what the total plan is for that area.
