Underwhelming. It looks straight out of a 1992 Addison office building rendering. The surface parking out front and hostility to the pedestrian experience (tall brick wall) are downright shameful. It's just all so.... gross.

The two restaurants getting torn down (Sprezza and former Merchant House) added interest and vibrancy.

And I am not letting my status as a recent former resident of the new-ish apartment building getting torn down affect my judgement. It's just not a very good development and it's a step back for proper urban design in the area.

I’m sure the parking passes OLC with flying colors. If this were an urban designed residential building they would have freaked out over “traffic”.

What is the square footage of this whole development? This is the new version of the 80s vanity-fortress towers.

Certainly makes an impact. Exceptionally popular and successful Plano/Frisco campus style.

The parking according to them is 90% underground? Did I read that correctly? How deep will this project go. The little surface parking they will have is mostly some sort of Valet ADA combo best I can tell since no article I have read says there is no coffee shop or other ground floor shop/cafe.

The building is only 9 or 10 stories, about the same 120 feet height as the other buildings on the campus, so either the top of the building is completely out of scale in the renderings and will be an extra 100 feet tall, or there will be another, taller building built later.

It's funny, there aren't a ton of buildings quite like this in Dallas and yet this manages to still be the most Dallas thing ever. The design philosophy is peak Dallas. It's a "North Dallas Special"/McMansion variant of SMU.

The Campanile at Crow's Old Parkland development is now revealed with the scaffolding down. It's quite a lovely addition to the campus and area. It looks like they have some additional construction around the base of the tower and the clock faces will need to be finished as well.

Group me with those that think these are among the most gaudy buildings in Dallas. Celebrating the bell tower completion with fireworks is almost too on the nose. :lol:

The completed Campanile Clock Tower is truly striking and looks wonderful. I know it had some detractors initially, but I think it turned out very nice and is an asset for the surrounding area.

Its just quite hilarious that in DFW we spend decades tearing down Dallas historical buildings with actual architecture similar to this and spend millions creating something that pretends to be historical in this decade. Lord knows the whole value of the old buildings is the fact they were built long ago and have actual stories to their creation and use but usually require lots of care and modifications to make them modern and useful. Instead we build brand new stuff that looks old but without historical value so it tends to be shunned by architecture critics because it equates to fake boobs or drag queens trying to blend in with other women at a straight bar. Yeah they follow some of the rules but to anyone with real eyes they know they aren't the same thing. Don't get me wrong I appreciate the investment its just a interesting behavior of a the modern age in DFW.

I love what this project is doing to my property value as I live within sight of the new clock tower. I hope they jump the street across Maple and raise values even more.

And he is right though...Like I said before this tower was a vanity project by the developer he built a bell tower for no apparent reason. It has no leasable space and is not a technological build to provide Wi-Fi or cell service. I mean I am not saying the tower is illegal or should be banned but lets call a spade a spade. A really really rich guy wanted to waste some money so he built a bell tower. Would I get my torch and protest outside the gates of the walled garden no. Colbert just pointed out the hilarity of when you get so rich that wasting money without a obvious return on investment is provided front and center. I wasted money on cocktails at the bar this weekend and tipped my bartender $20 cause I like the hell out of the person. Does that make me a saint or wasteful person. Did me buying those drinks cure cancer or feed the homeless certainly did not. No matter how much money you have you waste money its just more obvious when a billionaire does it cause the waste is made more public. Colbert was right even if he himself is worth 75 bajillion dollars.

He has his audience and they are very pleased. Most expensive office space in Dallas and I heard there is a waiting list to get in. A lot of other developers wish they had his challenge, which is how to expand without losing the vibe…that said, I hope we don’t start seeing a lot of copycat bell towers around town!

I suspect that this new addition will be successful and it wouldn't surprise me to see an expansion to the block just South of the area for further development. Crow has seen this become one of the premier office locations in the region. The company certainly has the funds to expand this prestigious development.

Too bad they couldn't salvage that restaurant space along maple, that parking lot would be a great central location for some food options. Like some green space and a couple places to eat. Least it would be something.

The site with the additional apartments on it will be a pricer site to redevelop to the south of this site. It not only has that apartment block but the Grapevine Bar which is not for sale supposedly plus two separate condo/townhome developments that will require multiple owners to sell. One of the two of which was built in the last 10 yrs so the owners will haggle for money they know they can get from Crow. This site they are doing now was so easy cause they already owned the restaurants/parking lot and just needed to buy the loft apartments from the complex across the street. Much less cost to assemble the land and work with one corporate lawyer to settle all the details. Any further expansion will require more costs just to gather all the land, assemble it into one parcel get new zoning, and then develop. Unless they just go for the last section of apartments and build something much smaller than previous phases. Based on the style of the whole development

According to DCAD they already own 3/4 of that whole block south.
Including the land under The Grapevine.

More interesting is the same holding company also owns the full block west bordered by Reagan, Brown, Shelby and Fairmont….

Thanks, I heard the opposite from the owner and doubted what was said so you proved what I thought was more likely. I should have looked up DCAD before I wrote my post but I was just too lazy at the time lol.

I drove by this yesterday on the Tollway, couldn't believe how much progress has been made on the new building. I'm not even sure I knew it was under construction but its far enough along to be seen when driving by on the tollway.
