I hope it’s not being demolished to just be an empty lot.

Interesting that such a prime location sat vacant for so long.

Supposedly it sat vacant and became a dilapidated eyesore because the property owner had no money to tear it down or build anything. For the foreseeable future I doubt anything will be built but don’t know.

I think whats best to look at is whats the current zoning now that Dream Hotel is out of the way. Do both parcels have zoning that would allow anything anyone would object to? We have seen proposals die before and the next developer sweep in and throw up something vertical with existing zoning. Could we expect residential here? Or a retail structure of some sort as a temporary solution. Or is temporary valet lot the likely use for the time being.

Agree. I’d like to know the current zoning for both. Is there a simple way to find this information?

Anyone have the scoop on this ongoing demo at Marilla/St Paul? I’ve been a little out of the loop.

Found this online tonight:

https://fpcdallas.org/news-stories/post ... ark-update

It seems that FPC purchased the properties behind their Stewpot service and is having it cleared with the intent to market it to a private developer. That's my understanding, but I could be wrong.

811 S Akard St was torn down and cleared off recently. It sits across from the fire station at the intersections of Canton, S Akard and I-30 near the convention center and the proposed NewPark development. A very small parking lot is next to the property, but so far, no signs of anything but dirt on that lot.

Interesting that they’re rental units. How many are planned? Not sure what HP zoning allows anymore regarding multi family

It will be about 50 units, a mix of larger 2- to 4-bedroom units.

Aha, the old, “the marriage is over, but I need the kids to stay in HPISD until the assets are split” business model. Seen that before up and down Abbott. Can’t imagine HP will resist too much.

Plus families moving to Dallas from other big cities. When I worked for the Hudson, technically in Dallas just over the border our biggest potential resident was families looking for 3-4 Bedrooms for families who wanted HPISD while they look at houses for a year. With all the moves to DFW from other pricier states lots of people moving here want to settle in before jumping into a house and the park cities fights rentals in large amounts and Dallas tends to build only 1 and two-bedroom units.

West Dallas home with ties to Bonnie and Clyde demolished
The historic home of outlaw Clyde Barrow, which sat at 1221 Singleton Blvd., was demolished this week. It was bought by a developer in 2020.
https://www.dallasnews.com/news/2022/04 ... emolished/

The historic West Dallas home of outlaw Clyde Barrow, infamously known as part of the 1930s crime spree duo Bonnie and Clyde, has been torn down.

The home at 1221 Singleton Blvd. was demolished this week, and it’s unclear why it was torn down.

The property had been bought in early 2020 by developer Brent Jackson. But soon after, Dallas’ Landmark Commission told Jackson that the home should be made an official city landmark, a Dallas Morning News columnist wrote.

Same here. Was hoping for something urban with retail to extend the West Village type development South to connect it to the rest of Uptown. Now we are stuck with an auto-oriented gas station for decades. There's already plenty of gas stations in and around the area.

That CVS on the same block is an abomination. I can’t imagine how you develop a space in the WV and not have residential above retail.

The QuikTrip was announced in Jan 2021. I haven’t heard of anything else there and I believe it includes the old restaurant space. With the horrible CVS, it kind of fits.

Plus the closest gas, the Shell at McKinney and Bowen, is typically the highest price in the area so another option won’t be horrible.

D QuickTrip has leased just over 1 acre at 3512 Cole Ave. in Dallas. Ton Filley and Jack Weir with The Retail Connection represented the tenant.

That entire block was sent to hell. Once again, Dallas not doing enough to zone the entire area ... CVS, Walgreens, QT no effort suburbia construction. What a complete waste of a premiere location!

Personally, I live on Oak Lawn Ave and buy gas at the QT near Love Field or the Race Trac on Lemmon but since I work from home I do not move my car that much. I can see how my friends will appreciate this gas station though despite it going against everything that I wanted to see this neighborhood get to stitch the West Village into the rest of Uptown. Without the Central Market, there is still this big dividing line between Uptown and West Village which the owners of the West Village may still like having in place. Lemmon is very much a high-speed danger zone to the pedestrian experience with the cars and almost no shade so this won't help. Lets hope that the QT at least has a consistent sidewalk with some trees around the outer edge.

^ I noticed that the other day. I haven't heard of anything in the works for that property. Stillwater Capital bought in 2020. Their current project portfolio doesn't shown them doing anything I would call "urban". Among other things they're currently doing the PGA HQ and Link mixed use projects in Frisco. https://www.stillwatercap.com/properties/

I'm probably reading too deeply into this, but when you say "land that Hoque Global previously owned," are you implying that it was sold? As far as I know, Hoque hasn't sold the *cringe* SoGood land.

Demolition is occurring at 1701 Canton St, behind the Butler Building and across from City Hall. I think this is a Hoque property, within the NewPark development.

Yeah, that property appears to be owned the “Newpark” entity, and is included in their vision. Unfortunately, it’s not the parcel on which they have said they plan to build first. This will probably become surface parking.

RIP Howard R. Meyer-designed Tiferet Israel built in 1939 on Grand Avenue. Robert Wilonsky reports that this was demolished after another fire occurred in the building yesterday. His photo attached.

https://www.dallasnews.com/news/2023/08 ... th-dallas/

Background:

In 1937, Max Katz, a prominent Dallas Real Estate developer donated land on Grand Avenue and Edgewood Street in South Dallas. The new building, designed by Howard R. Meyer, was a modern design, with stone trim. The main Sanctuary seated 350 people and the finished building, costing $30,000.00, included a chapel for daily prayer, a social hall seating 125, kitchen, pantry, offices and restrooms. Memorial stained glass windows were featured in the auditorium, chapel and main entrance, which was of brick and Roman travertine. The pulpit and Ark of the Covenant formed a recess at the end of the auditorium, which was finished in plaster and walnut, with a ceiling of acoustic tiles. A Sunday School Building was built later. Sol Katz of Tyler, son of Max Katz, laid the cornerstone in memory of his mother, Ester Katz, who was tragically killed by a motorcyclist while trying to cross South Boulevard in 1930. A scroll containing the names of the contributors to the building fund was placed in the cornerstone on July 4, 1938, where it remains to this day.

Candy's Dirt is reporting that another Park Cities home has been torn down. The article refers to it as "landmarked", but I just checked the state Historical Commission's Atlas site and they have no state-level historical marker or National Register marker for it, so it may have been locally-registered some way. The home apparently was dated to the 1920s. Understandably, many in that neighborhood are upset about the move.

I'll deep dive a bit if I can today, but, I do wonder if they are confusing historical/historical character and actually landmarked even at just a local level. Is this in a historic district?

Well, hell, that was quick: https://preservationparkcities.org/page-1761323

It holds no official status.

https://preservationparkcities.org/landmarking
Our Landmarking Program was started as a way to celebrate those home owners who have preserved (or renovated) homes in our community that maintain their original architectural integrity. Although the awards themselves have no bearing on future renovations (or even demolition), we feel many home owners deserve a public acknowledgement for their efforts.

Still, though, too bad for that house. Geez. The land according to DCAD is more valuable than the improvements.
