Went to see a movie at Alamo on Sunday and I used to live at the Sears lofts back in 2000. We were pioneers when we moved over there but I always thought the whole area had great potential. A lot has been done but it still needs to have that one big thing happen to make it all pop and come together. Not sure what that is but would love to see this area rise up and really connect with downtown. Maybe it will be the bullet train I don't know...

Yeah, the area is still lacking cohesiveness. It needs a bigger scale development (like the "SoGood") one to really bring it all together. Or, like you said, the HSR station would really kick things into overdrive there.

For being the facade of the building, these are extremely small windows. Very odd looking.

The part of the building underneath the bump might be a stairwell or some type of common area, according to the renderings.

Now Sonder is taking the top floor of a building in Dallas’ Cedars neighborhood just south of downtown.

The company will create 14 short-stay units in the historic Hotel Newland building on south Akard Street near Interstate 30.

Another sad reminder that any development on this side of the Cedars is completely dependent on HSR, and even the Water Gardens project looks stalled. The city and TxDOT did a decent job with infrastructure improvements here, so you'd think that would attract some new businesses.

Being that this intersection is so easy to get to from Kessler Park, which is still "dry", I wouldn't mind seeing a decent liquor store like Total Wine set up here. Better than another empty lot that adds nothing to the 50 acres of future plans.

Matthews owns most of the available land and anyone left with smaller properties is going to wait on HSR either way. They know they can make more money waiting on HSR than building now. I see something similar in Garland where they built Firewheel. One developer owns all the retail zoned land around the mall. They also owned the land the mall was built on. They feel no rush cause they control the pace of development. Matthews Southwest has the same control in the Cedars there is no gold rush to develop because most of the desired property is under one guy's control.

My bet is Matthews Southwest will also soon own the land currently proposed for that big retail and residential development between Woodall Rogers and Commerce around the jails and they will sit on that property too.

I live in North Oak Cliff and everytime I cross the Trinity (almost daily) I daydream about all the land around the jail being condo towers.

Riverfront Blvd is one shitty stretch of road, that's for sure. I hope for some serious effort on the city's end to make that mess of an area more appealing.

The Tarrant County jail is an eyesore in an unfortunate location too, but they've done a respectable job mitigating the ugliness with the new cell additions.

I've never understood the situation with Belleview between Browder and Orr St, where it was closed off for years as if the Cedars didn't already have a terrible grid.

Yesterday I noticed the street was open to traffic and Centre Living Homes is building 15 homes across from Four Corners Brewing.

I believe those commercial buildings are part of 42 Real Estates holdings. The company that redid the core of Deep Ellum. They have basically shifted their focus on redoing The Cedars now that Deep Ellum is crowded with developers.

Pretty sure this is the current plan for the building(s) that will replace the Ambassador. The tower looks to be about 24 stories with a garage podium taking up much of the abandoned section of S. Saint Paul. Another building facing I-30 is likely a boutique hotel.

It seems like this project is more overdue than ambitious, it's right across the highway from some of the hottest neighborhoods and most expensive real estate in Dallas. It even has some successful assets in the neighborhood that is not to far away (i.e. Alamo Draft-house, Four corners, etc.). And if this actually happens, I hate to say it but I always thought there might be a possibility that the Ambassador fire could have been "intentional". But maybe I'm just stirring the pot.

I’m bullish on this part of the Cedars as well, and I don’t think a new tower is overly ambitious especially if the I-30 reconstruction is done correctly.

Even if the deck park connecting Old City Park to Farmers Market doesn’t pan out, the current plan to demolish St. Paul over the canyon will be a huge win by drastically diminishing foot traffic from the Bridge. Of course that just makes it “someone else’s problem” but from a numbers perspective it makes sense to finance a MF tower and hotel here.

Add to the fact that nothing is getting built on the west side of the Cedars until HSR gets going, and that puts some development pressure on the east side.

My suspicions aside, I think this project looks really, really nice. I will be really curious to see what kind of ancillary effects the two new deck parks have on their surrounding areas (both this one, and the one near the zoo). I think the Cedars has a really nice foundation in place and is on the cusp of being really cool.

I can't remember the price point, but I recall these were pretty reasonably priced. I want to say they were in the $200s, possibly? That's what I meant by 'entry-level'.

I would never buy a condo that’s built like multifamily stick construction. Possibly a town house but never something this large.

No way this building can last 50 years.

Looks like the HQ for Doublemint gum.

We’ve all been asking for new condo inventory that isn’t ultra lux highrise.... and this is what we get? If this sells poorly (which it may with that design), then it sets things back. If they would have left off the horrible outlandish detailing and just made it boring, it would have had a better chance.

Hey Scott, I've not heard of any plans for that corner. It would be sad and quite a shock to lose that station, although I don't know what it could be used for now.

Oh man, I really hope that is not torn down as well. One of my favorite buildings in the entire city. I'm not sure the ROI lines up, but would love to see it turned into a little cafe or coffee shop. A patio with that view of downtown would be amazing.

This old gas station and the lot behind it is owned by Mark Cuban. His real estate lawyer told me he bought it years ago when the Cowboys were looking at a new stadium downtown. Based on my conversations he is sitting on it till the parole office behind this station is moved.

The only way that gas station will survive is if we get a developer who incorporates it into the bigger building aka like Weirs Tower in Knox Henderson is. The reality is at least Knox Henderson is a tighter knit community of people who will make noise if their world is disturbed. This building being on a quite corner rather than smack in the middle of a active community will have a harder time staying vertical. Course with Mark Cuban as the owner who knows he throws wrenches into a lot of things sometimes.

The rail terminal on Riverfront Boulevard would anchor a new high-rise district.

Matthews Southwest also owns large blocks of undeveloped land along Riverfront Boulevard near Cadiz Street, including the property earmarked for the new train terminal.

The rail station would be just part of a much larger multi-block mixed-use development Matthews plans in the area between the Trinity River and Lamar Street.

Proposals for the district include everything from residential buildings, to offices, retail and hotels. Architects Perkins & Will and Omniplan have done preliminary designs for the big south side development.

Matthews is also a partner in the proposed redevelopment of the nearby former Dallas Morning News buildings on the south side of downtown.

The Riverfront Boulevard site has been targeted for the new train station since plans for the high-speed train link were put forward a few years ago.

It's pretty easy to tell. Anything with either an entire forest on its roof or twenty searchlights shooting out of it is not realistic.
