On Friday, June 8, DDI and the City of Dallas hosted the Marilla to Market Walk, in which over 85 participants walked Marilla Street between City Hall and the Dallas Farmers Market, denoting needed improvements in a short survey. This input will inform the #MarillaMakeover project, a temporary and tactical implementation of strategies that will enhance the pedestrian experience along the Marilla Street corridor. From September 1 to December 31, the #MarillaMakeover project will improve the functionality of the street and increase safety by installing improved crosswalks at key intersections and potted and/or planted street trees along the corridor. DDI will also host seasonal and themed events throughout the fall to further activate the vacant and/or underutilized spaces along Marilla Street.

For those unable to attend the Marilla to Market Walk – and would like to provide ideas for the Marilla Street corridor – please visit bit.ly/marillamarket.

The Downtown Dallas Inc. Facebook page posted this. It's not exactly Farmer's Market related, but it does talk about Marilla Street from City Hall to the Farmer's Market and improvements that could be made there. It was just a simple survey, so obviously nothing will actually change anytime soon, but I guess it's nice that they are looking for improvement areas.

It does sound like they're at least committing to some short-term beautification enhancements (potted plants, etc). I think even that would make a positive impact. It's cool to see stuff like this done while the larger changes are churned through the gears of bureaucracy.

It's not a street that will majorly activate until some more major development happens but having officials actually walk the street is a big deal. Most of these projects never include a walk by anyone but a lower level staff member. Having more them walk these streets provides a very important perspective of what safety is. I walk from Downtown Dallas to Oak Lawn frequently and I could recite off the top of my head the most dangerous crossings and places where the sidewalk is basically useless from damage or obstruction. I wish more similar walks were a part of a public official's duties for projects. Studies show that when they are done the pedestrian environment is infinitely improved in more than just one area.

I hope FM gets more retail that stays open a little later once more residential gets completed. Stopped by yesterday evening and it's really quiet in this area. Was happy to see that Green Door Pub was pretty lively though.

From the photos, crazy how close The Bridge is to downtown now. It used to seem so isolated.

How much store front does the furniture store take up? Cause one big tenant like that could work against them. A furniture store while a draw is also what kept most of Downtown Garland dead too. Bakers Furniture sat for years within their downtown and didn't create lively activity. It suffered from a lack of energy and real marketing effort on the business part but it also took up almost all the storefronts like Mattress Frim does on Henderson and Knox creating a dead zone that didn't allow for a variety of businesses that create interest for visitors.

On the Taylor Street side, I saw signs for a floral shop coming in on the far corner, and I believe there's was retail available for one more vendor. On the Pearl Street side, I think there's a Thai place and 2-3 more retail spaces.

The development facing Marilla has a ton of retail space.

Hopefully further development on Harwood “re-isolates” the Bridge. It’s a blight on the neighborhood. Right up there with the Stewpit.

I'm really liking how this building is turning out. It'll be interesting to see what kind of retail goes into the lower level.

"Amelia at Farmers Market" is progressing quickly and already doing a good job of framing the area with something to look at west of Harwood St. It complements the Harvest Lofts building really well.

If you remember wind-swept sheds stranded in the middle of a parking desert, seeing the Market surrounded by wall to wall apartments and full of people will raise your expectations of what we can do with other neglected City assets like Fair Park, Heritage Park and theTrinity.

I am just hoping that developers are also seeing Farmers Market as a retail destination. While it's great we are getting a lot more residents in the area, the actual Farmers Market feels like a faux Market Hall with a very limited actual selection of produce. If places like Rubials and some of the other non "shed" vendors close, the area will become just another neighborhood of Dallas.

But I would absolutely take what we have today over what was there 10 years ago.

This here I agree with. If you hop over to Oaklawn near Old Parkland you can witness a perfect example of this. it hasn't quite reached 8-10 mark but with the apartments they have built along with new town homes, it has become one of the densest portions of Oaklawn. It actually feels like you are walking through a neighborhood in a large city as numerous Central Dallas neighboorhoods should feel.

Was she drunk? She drove the wrong way down Canton then drove straight through a T intersection into the front doors of Green Door like it was a 4 point intersection.

Isn't that sort of what's happening? I don't know what the PD looks like but everything being built seem to fit that category or close to it.

No, they don't. Zoning basically never requires a minimum density, and this is no different. Developers could build large lot single family homes if they wanted. There's also nothing stopping towers in this area: most of the PD has no unit density or height restrictions and max FAR of 20. What's being built is just a product of the level of demand in the area right now.

Here's the doc if you'd like to see: http://www.dallascityattorney.com/51P/A ... %20357.pdf
One nice thing is that the parking requirements aren't too bad! Just 1 per 2000 sqft of building, which would be a 0.67 per unit requirement for a building with average 1,000 sq ft units and 75% usable space.

Join us on Friday, November 16th for food, live music and art at the #MarillaMakeover Grand Opening! This event is a follow up to June’s Marilla to Market Walk. An introduction and remarks at City Hall Plaza will kick off the event at 11am. Afterwards, DDI and Planning and Urban Design will lead a walk down Marilla Street to the street festival along Marilla at 11:20am.

The #MarillaMakeover project, led by Downtown Dallas, Inc. and the City of Dallas Planning and Urban Design department, will showcase new streetscape improvements including crosswalks, a reconfigured intersection at Marilla and Canton, and new potted street trees.

https://www.facebook.com/events/2010214552371511/

Several months ago, I posted a Facebook event which mentioned a study being done on Marilla. It seems this event is taking the next step and actually turning the stretch of road into a bit of a festival. I would have loved to make it out to this event to show my support, but unfortunately I won't be able to make it.

I haven't seen any sort of official discussion or concrete plan for any sort of re-do, so I'm really skeptical that anything will happen anytime soon, but it is nice that someone sees the potential here. My guess is that the East Quarter will probably be where the action is for the next couple of years, but once that starts to get built out, then maybe there will be more serious discussions about Marilla and this part of town.

I'm glad this is getting some attention. Given that Farmers Market residents don't have a neighborhood park and that City Hall plaza is showing potential with things like Aurora and the tree lighting, this connection really matters.

The question is who driving this activation of Marilla? Who is funding it?

From what I have seen City Hall is pushing it and Downtown Dallas Inc is but is Hoque Global/KDC? It does seem like a random project for City Hall to just pull out of its back pocket and support. Downtown Dallas Inc is also pushing the Deck the Halls tree lighting event at City Hall Plaza as well.

Is this just strategy to try to get something actually moving on that side from the "ground up" or is there a particular developer that's pushing things along. Dallas tends to do things based on developers checkbooks so I have to wonder.

This doesn't appear to be developer driven. Maybe the city is just trying to market this place to someone who wants something similar to the East Quarter. Definitely some potential in this part of town with the Farmer's market, City Hall, and upcoming Smart District as well.

I didn't end up going, but, just to be clear, it wasn't exactly a 'grand opening'. Nothing was developed and nothing has changed in the area, it was just an outdoor event intended to simply draw people and attention to this road, that's it. It's a good start, for sure, but just don't want people thinking the street has actually been re-developed or anything.

First Presbyterian would surely have something about it on its website if that had happened, and something would have come along in the media somewhere. The Stewpot's been around since the 1970s and is the main food-service provider at The Bridge. The Stewpot has many basic/essential functions, like a clothes closet, food pantry, helps homeless get IDs and paperwork for no charge, holds mail for those who don't have a home or permanent address, and other social work. If all that disappeared in a day, there aren't too many places or organizations ready to step up to replace it. The cold weather has to be the main reason you aren't seeing many/anyone around.

I think the rendering looks pretty solid. It doesn't need to be anything incredibly fancy, just a spot folks can do play.

The renderings don't look like actual was my point. This had to go before Urban Design Review Panel because it was a TIF project. If they build something different, it defeats the purpose, right?

Not sure what the plan is, but it looks like it could be used as another open floor for the market, or the whole space could be divided up for retail. When I looked in, it was all empty space with no walls.

Just noticed that columns and a crane are up for what appears to be a new apartment project on S Harwood just south of the Amelia, occupying the site between Harvest Lofts and The Bridge.

Was there ever an announcement or renders?

There is so much nice, low key, residential around the Farmers Market now—it reminds me of how State Thomas grew organically for many years before Uptown happened.
