Have we heard of a start date for the planned building next to the Statler and DMN? It looks like the base for a tower crane has been put in place.

Tower crane was going up on Saturday. Given Centurion’s head start, I imagine that this project and Mill Creek’s project on St. Paul St. may complete around the same time. The new park should be in full swing by then, so maybe they will get some good retail tenants too.

Does anyone know what was the final height on this project?

Sadly, there is a huge homeless issue in this area and I wonder if the local soup kitchen will be moved as these new residences are being rented. I doubt if new tenants will want to be threatened as they park their cars and go to their apartments or walk their dogs or exercise in the area. Here's a radical thought.......the city could provide adequate housing and rehabilitation opportunities in a different but safe location.

Reason why there is a homeless problem mainly halfway south of Downtown is because of these locations. Just behind of the Statler you got the Stewpot on Young Street for the homeless and at Corsicana Street east of St. Paul is this place The Bridge Homeless Recovery Center and another location just a little further southeast of there called The Cottages at Hickory Crossing are helping with the homeless problem. But it seems that these places are always overwhelmed with the homeless.

The sidewalk in front of the convenience store at 2008 Commerce Street was constantly littered with trash and impassable many times of the day as homeless people congregated outside the store. Potential customers avoided the location even though it was the only convenience store in an area with enough pedestrian traffic to support such a business.
Located on the southeast corner of Commerce and Harwood Streets, it’s surrounded by apartments and hotels, the University of North Texas satellite campus on Main Street and UNT College of Law and the Dallas Municipal Court.
In the last three months, the 7-Eleven had 98 calls to 911 – an average of one per day, according to the Dallas Police Department.

Those calls resulted in officers writing 11 reports, mostly related to incidents involving people with warrants who were then arrested, said Juan Fernandez, DPD public information officer. Calls often followed disturbances between homeless people that dissipated once the police arrived.

“But all those calls cost the city money,” Fernandez said.

7-Eleven and its landlord haven’t replied to The Dallas Morning News’ requests for comment.

Amazing to see this 7-11 close the day after we discussed the problems on this corner due to criminal activity. The East Quarter does back up to some pretty tough neighborhoods, but I'm sure they have a beefed up security staff to protect residences. Frankly, the entire block of the South side of Commerce Street should be gutted to discourage the homeless and their criminal behavior. With North Texas Law School opening, perhaps the building can be converted to a more productive development for the area.

I don't know a downtown of a major North American city where homelessness isn't an issue. I've never felt unsafe at anytime downtown.

Dallas feels safe to me. But I will say Dallas has to do better enforcing loitering. Especially near the Library. Why would they just allow the homeless to congregate there. How does that promote usage of the library to begin with? Insane.

^ I've noticed this phenomenon in practically every large city I've ever visited. Homeless folks love to congregate around the Main Public Library. Must be the free internet.

I have been to downtown Dallas several times..day and night...and I never felt unsafe by the homeless. Guess what? Every major city has a homeless issue. Get a grip people....

If people don't feel safe, they don't feel safe - it's not for anyone to decide how someone else should feel. Objectively speaking, this 7-11 was receiving the police calls it was receiving. Just because it's not as bad as what goes on in say San Francisco doesn't mean it's not bad.

Centuries American Development Group doesn't have it listed in their coming soon. Just a bunch suburban SFH projects. Idk if they even are serious about this site or what? ... To just let sit like this.... They must be OK with not completing a project.

There have been a few people milling around over the last year on a handful of occasions, but over the last couple of days there have been probably a dozen folks onsite. Rebar was being loaded onto the roof via a telehandler yesterday. Not confident it is going to start in the near future but more optimistic than I have been.

There has been a ton of work on the roof of the existing parking structure. I would be shocked if this project is not in the full swings of things by February.

Drove by here in rain on Friday, noticed progress. Looked like they built out the stairwell boxes on both ends of the building up to about six stories. Anybody else notice that?

Alright yall, since this thing has finally been moving with the elevator shafts going up, the question mark of what this project will actually look like has been bugging me too much so I started digging around.

It looks like 2002 Commerce got through the Landmark Commission process last May, if I'm understanding all this documentation correctly. These renderings come from the approval of the certificate of appropriateness.
The important thing to note is that, per the approval, the black bricks that go up along the side of the building in these renderings will have to be changed to match either the primary brick color of the rest of the building or be made into a more neutral/lighter color. Also, the black metal panels overhanging the retail space will have to "be replaced with rectangular canopies (commercial grade) in a lighter neutral color(s)."

It's not awful because I'm generally a big fan of that warm brick color at the base, but this is definitely the bizarre result of splitting the difference between matching the lighter midcentury look of the Dahl building on the Jackson st facing side, and matching the former 7-11 building on the Commerce st facing side.

An interesting look at how it's changed as it's gone through the LC process... I sure would have liked this 09/01/2022 submission.

Also, these renderings show a 9 story building, but, and someone correct me if I'm wrong, just based on the elevator shaft that was recently put up I think it's only going to be 7 floors in reality.

Yes, I believe it's being treated as a separate project. No idea when that corner might start but hopefully sooner rather than later. At the very least I think the landmark commission hurdles have been cleared.
