A coring truck has been working in the parking lot this week. There was some coring done a year ago. Maybe potential contractors wanted more info before submitting bids.

How long does it usually take the city plan commission to review and sign off on plans like this? Are we looking at several months until construction starts still?

I’d like to see the Walgreens lot turn to mixed use with a ground floor Walgreens next. If we can get continuous urban development on at least one side of the street that would make a big difference. Then the Hot Joy gas station/car wash lots combined into one development would help to at least box in the CVS and Strip center which would both then hopefully redevelop over time.

They could build the Bishop Arts Central Market in less than a year, but I'm afraid folks there will have to wait until this tower opens in 2023 or so, which is too bad. Logistically, this would be the mothership to the satellite store in Oak Cliff.

I don't think there will be residential included in this project, the residential they were referring to was the residential tower that was approved to be added to the Cabana Hotel along 35. The article made it easy to confuse.

From the article:

Last fall, Dallas developer KDC and the San Antonio-based grocer announced plans for the project, which will include an office tower with residential units and the Central Market on the lower floors.

The height request I saw indicated at least two towers from my reading of it. An office building at the SE corner of McKinney Ave and Lemmon Ave East and a residential tower on the opposite corner of the property (where Original Pancake House is currently. I want to say that one height request for for about 20 stories and one for about 30 stories. It’s possible I have them backwards, but that’s what I remember. Isn’t that request in this thread?

I remember Central Market is to take all the first floor frontage along McKinney Ave. What I don’t remember is where the hotel element fits in.

I guess the old Mannys space will sit there until it falls in like Uptown Pub across the street. Who would buy that small tract in the future? We haven’t yet reached demand levels for pencil towers. Uptown Pub will probably eventually become a valet parking lot at THE prime corner of West Village. At least it will fit right in with CVS across the street.

^I believe that is correct, looks like the residential tower is 360 feet and 439 units which is the largest structure and the hotel appears to be 200 feet. This is a massive change for the area and will be a very busy place once complete. Hope to see additional renderings before long.

So I love the project, but I think one down side of this is: what happens to the Uptown Whole Foods? With the Tom Thumbs opening up in between uptown and victory park, the need for a 'regular' grocer has now been met, and with the central market opening up less than a mile north of the uptown whole foods, in what is arguably a much, much better location (as far as addressable residential market goes), I think it spells some pretty bad news for the Gables Whole Foods.

This central market will be more accessible to all of the residential along 75 and in the West Village, as well as being easier to access for most oak lawn and turtle creek residents.

With as many residents moving into this area I would not think there is a problem, not yet. Each of these developments brings hundreds of new living units with them plus so much more are going up around them.

So.... McKinney isn't as much of a party destination as it used to be, but it's sure turning into a food destination! Central Market, Whole Foods, Tom Thumb, San Martin, Eatzi not too far off.... I would expect Royal Blue to enter the neighborhood soon and probably a couple more high end specialty grocers. Where will the butcher open?

Exactly. In suburbs, grocery stores are often closer than 1 mile apart. For example on Preston Road in Plano, Market Street, Trader Joes, and Whole Foods are across the street from one another. I don't see why a successful dense area like Uptown would be any different.

Don't forget, you also have Chicago based Foxtrot moving into the old McKinney Ave Tavern space... Looks like a cool concept!

Thanks for that, I have not seen two-way McKinney Ave except in the city of Dallas drawings.

The tower in the background got bigger too. I wonder if they know anything or are just filling space in this rendering.

Love it all (mostly). Love the density, the wide sidewalks, the tree buffer between peds and cars, the two-way street (!) Only way it could be improved is if they built this out to accommodate smaller retail opportunities on the street-facing side of the CM, but overall, so pleased with how this will connect West Village with the rest of McKinney.

Agreed, this is a very very exciting, near-perfect development! A funny observation is that several of these renderings were from the perspective of the world's ugliest and least-urban CVS. Talk about irony! :lol:

Ugh, I know. I used to visit the CVS a stone's throw from my house in Boston almost daily, but it was a proper urban-style convenience-type store oriented to pedestrians with great healthy snacks, and there was a spot to tie up my dog for a quick run-in. It was truly, y'know, convenient.

Now I live a stone's throw from the new CVS in Henderson and never, ever go there because even though it's walkable and easy to do, it's depressing to wade across their treeless sea of parking lot and everything is 3x the price of Kroger, 30 seconds further down the road. The parking lot is SO BIG and I never see more than 3 cars there at a time. :evil:

Dallas CVSes are so useless. I can't figure out why they even exist or what niche they're filling.

The CVS we walk to on Ross sounds just as bad. A least the walk there down Lowest Greenville is pretty nice. ;)

Considering when they were built, I can understand why a number of these suburban-styled CVS stores exist (these areas were basically suburbs at the time). Hopefully enough densification has happened though that CVS gets the memo and starts to build the urban-styled ones, rather than the suburban-style turds we have everywhere now.
