Hunt Realty is working on plans for what will eventually replace the more than 500 apartments on the Northend site. The zoning allows towers like the ones next door at Victory Park or at Union Dallas, which just sold for the highest price ever paid for such a project.

What I am curious to know is will Gaglardi make a contract to have the visiting NHL teams use his hotel since it will be right next to the AAC?

from the DMN article..

One of my biggest wishes out of any redevelopment here is for Ashland St to connect to Houston. And while this isn't Hunt's responsibility, I'd love a simple crosswalk at Houston and Museum Way/High Market St.

The removal of those 500 Apartments is really going to hurt the businesses in the area. I really hope they at least bring back 500 units.in the new project

I don't really mind those apartments. They look out of place but are bringing 500 families into down town Dallas.

Those 500 people could turn into 3000 people if they would build this out to the dense levels of height that this parcel could support today.

I know someone who actually moved out of Gables Park Seventeen to the North End units he was kinda over spending so much money on extras but wanted to stay close into Downtown.

It's not people. It's units. When's the last time someone proposed a 500 unit development in the core? That's a lot of apartments. I doubt they'll bring back as many units. They'll probably add an office, some residential and retail.

It's not like we are short on space in Dallas. If this particular re-development doesn't have 500 more residential units, that's just an opportunity for someone else to build more units on another vacant lot. Clearly the demand is there.

I understand why people would like the north end apartments as they did contain a lot of units and provided a bit of a 'different' living experience compared to most other high-rises in the area. At the same time, it's really killed any sort of cohesiveness this area could have, so I'm happy to see it go.

I wish SW downtown had more development with Hunt. I do feel like it's got great potential. However, With new towers instead of the current apartments I think we can really fill a big hole in the skyline. I hope we can get 500' plus in height at least. Still waiting on Hillwood....

That would be great, wouldn't it? With at least one of those proposed towers in that rendering being at least 60 floors it could be a total skyline changer. Although Reunion Tower area really needs something new too, preferably something with some height to help pull the skyline to the southwest.

Yes indeed. Having Hunt own this location is a blessing. Nice to have a developer recognize the importance of a site and want to do something special. Hillwood, TC, and even Hall are conservative, play-it-safers. And don’t hold your breath on Hillwood doing a super tall or something special. Their current office development in Victory is nice but it’s on a primo site adjacent to the AAC and the DART rail station. Would expect far more here.

Is this an old development concept for the Northend apartments that I missed? I saw it on Facebook as the cover photo for a DMN article.

It’s called “The Interweave.” Fitting name as it would weave together Uptown, Harwood, and Victory Park. I don’t want to speculate but it almost looks like indoor walkways. That would be a brilliant concept. Indoor pedestrian walkways/greenways with glass ceilings to make it feel outdoors, but it’s indoors with AC, and shops and restaurants lining it. Give it dramatic architecture and programmed lark space, and make it as popular as Klyde Warren. It would be valuable retail space and an oasis from the summer heat while exploring the area.

What's funny is google matches the image when you do a google image match search but when you click the image which is says is much bigger it takes you to Dallas News Retail section where the article no longer appears to be. My best guess is the article was posted in Dallas News Retail then updated to remove the above image and changed to another news category on the site. I wonder if this is a new or old proposal.

It seems old to me because it includes the older proposals for the twin-tower Harwood buildings and the Hillwood cigar shape on the BoA site. Neither of those are active currently, are they?

Could those be other modular scenarios that fit onto the North End site, showing different densities and designs for the same area? The ”buildings” on the actual property in this pic have the same edge around them as all of those pieces and their shapes are similar, like they all can drop onto the parcel of redeveloped land to envision different plans.

You can see that through the windows at St. Paul Station. It's all been there a very long time actually. Bright daylight, you can't see it so easily though. I think I took a picture of that when it was dusk out a couple of years ago from the outside. Can't say what was plugged into the site, I'd have to go deep dive for that picture.

TinEye.com has 11 results with dates on them and still gets us the hi-res download.

I think the lot that Perot owns is the lot in front of the Perot Museum. It's the open parking lot in front of the museum.

^that lot is not big enough. The Hunts need to get with the Perots and plan for a better facility, world class. A lawn is definitely needed for running children, picnics, outdoor displays and more starchitecture.

I'd like to see a giant, visually stunning, living science installation that cleans the air of man-made pollutants so prominently showcased in the current facility.

The worst mistake IMO would be a failure to connect Victory Plaza to the museum. We know that D2 will make Museum Way into a barrier, so a north entrance to the Perot is crucial.

That lot is effing huge. You could build another museum there. I will say this... There does seem to be some sort of cohesion between the museum and interweave project. If you look closely on the hi res pic, you'll notice that one of the color coded bands is for "culture". Basically the interweave walkways will have some cultural aspect. What that means.. IDk .. but they're certainly trying to incorporate something there... Maybe rotating exhibits .. who knows.

There's only one museum that I've seen where a lawn was cool, that being the lawn near the Van Gogh Museum in Amsterdam. I think this idea would be a cool idea but I'd rather use that space for another museum tbh. But I think the idea could be incorporated still. Imagine a learning/play area under Woodall Rogers, that would be dope. The parking lots under there could be utilized for something more. I've seen underpasses in Mexico City be activated with art and stands.. we could do something like here I think. Imagine if you put stuff under there and reactivated frog alley And had two museums across the street. That'd be a little better than just a lawn imo.

Well its the usual office project in Dallas huge parking garage as a base with a plaza next to the DART station and a tower on top. This is the shorter version of the Amazon proposal. For the Amazon proposal, they added three more floors to the same design to meet Amazon's requirement for a certain amount of square footage available in short order with long term space requirements in later phases. Also, Hillwood already was working with Amazon on opening offices in the city when Amazon went quiet and later announced the now botched Amazon HQ2 contest of champions...I suspect they are still working with Amazon. They still like Dallas for its logistics business and they know the City of Dallas will still write them a check if they open any offices here even though it won't be so massive.

Great video. Is that yours or are you just reposting? Asking because I'd love some more info about the drive through testing if you know any. I'm guessing it wasn't open at this point (either for the day or it hadn't been brought online yet in totality) due to the lack of cars.

Sorry, it’s not my video. I came across it when searching about Covid-19 in Dallas. The drive thru testing center has been running out of tests. So, they’ve been closing very early.

Its been a great run, would love to see victor, victory commons, swexan hotel, the link all finish up in uptown with fingers crossed hopefully still getting the harwood No 12 building done and the central market tower in west village. Would be a great cycle to close out until economy starts strong again

Popbar has closed, and there's a sign above the door that seemed to say 'Mad Pies'. Might be a pizza place? I didn't get a good look.

The company that runs IT'Sugar had recently filed for bankruptcy and the store is currently closed, possibly for good.

Imoto is open again, they've been leaving the door open and setting up their outdoor seating. I wonder how they are doing, the place still always looks closed/empty. Maybe if you could see into the restaurant it'd feel more lively.

The Victory Park website has a new COVID section that mentions this:
Earth XR: COMING SOON! EarthXR, a subdivision of EarthX, is dedicated to interactive storytelling designed to further engage and inspire environmental awareness through immersive technology.

Seems to be an AR/VR experience.
