At least the approach from the DART station will be much nicer but I do wish they would redo the connection between the AA center and Victory Avenue. That little connector street to the drive along that side of the center is a killer for the potential pedestrian quality of the development. You can keep the drive that follows along the side of the AA center just eliminate the short street between it and Victory Avenue. It needs a pseudo plaza on this side with a wide pedestrian crosswalk to promote the overall connection to the transit accessibility of the neighborhood. You could even just redo the small street with pavers and bollards to block off the road include a landscaped median/planter down the middle and if its needed as a road for something, in particular, take away the bollards.

Totally... Both Trophy and Valor should both have bollards available at all ends so they can be reconfigured as necessary at certain times. Laying pavers, as you suggested, is a great way to tie all these areas together without fully restricting automobile uses.
Not sure who would manage such a transition though... I assume these are legally city streets. But if we depend on the city to do it, it'll either never happen, or they'll find a way to screw it up, and pay way too much for it. Perhaps a neighborhood group, or some key players can get the city to abandon the streets...?

The group the German bank hired to fix its part of Victory Park was the one that got the one-way streets changed. In this case, it would have to be someone like Hillwood since the city doesn't plan on doing some sort of consultation study on the rest of Victory Park. I doubt Hillwood would see it as a boon to their land at this point. Does the Mavericks or AAC think it would be a nice upgrade?

To clarify my position here, no fountains needed on this side just thoughtful design that allows both functions in a safe and more useful and functional way. As usual, this side of the arena is built on the street level as the back door despite its access doors being fully functional and used by visitors.

I'm not counting on Hillwood to design a world-class public space here, but I'm pleasantly surprised by the effort to make something comparable in size to Victory Plaza a block away.

Thought about going to Cinepolis this weekend, but was surprised to see all the ticket prices at basically $20. I think that would pretty much make them the highest priced movie ticket in DFW. Could be wrong about that. I know sometimes you pay extra for IMAX or 3D movies but haven't seem them that high for just a regular movie.

Was at Billy Can Can friday night. Nice crowd great drinks food was only so so. Went and have a drink upstairs at Imoto (great space filled with people downtairs and upstairs. If they can keep these crowds going while they add more restuarants then there might be a glimmer of hope down here.

Cinepolis seems to be big on dynamic pricing.

It looks fine, and will fit the neighborhood well. What's the hype with being taller than the W Hotel? Is it solely on the fact that the previous project proposed on this site was supposed to be taller?

I would say a solid front of 30 story buildings fronting the highway is good enough :lol: I really want to see a 60-70 story building go up on the Forum site though.

Project description...

Victory Plaza is a luxury high rise residential tower in the Victory District in Dallas. The project consists of retail space, lobby, leasing offices, structured parking, amenity deck, and 365 units. Its units range from 743 sqft to penthouse apartments at 2,498 sqft with views to downtown Dallas. The project performs three main pedestrian focused objectives, connecting AT&T Plaza’s to the new retail on Victory Place, link east-west on Olive Street with pedestrian-oriented design and porous landscaped frontage, and activate all three sides with use like retail, lobbies, and pocket parks. The podium garage stretches across the site in a tiered fashion with amenity functions on the higher roof and a green roof occupying a second lower level. The building’s tower design and massing gives a sensation that the masonry form is supporting a lifted glass box form.


Looking at that rendering I would assume the tower is at the Victory Ave and Olive street intersection with the parking garage and retail facing Victory Park Lane and Olive.

When the building was announced in the news, it was announced as the new tallest building in VP. I'm not sure that will be the case.

The ** on those kinds of stories are always the most subtle hilariously questionable facts to look at. We are the tallest, well if you ignore Downtown and ignore buildings built before 2000 etc. They can always find a way of qualifying their claim.

The "announcement" that it would be the tallest building in VP may be little more than Steve Brown leaping to the (desired) conclusion that because it has more floors it will therefore be taller than the W.

I care less about what is the tallest but more about what will substantially help the area grow steadily and that could be done with something far more shorter.

Let me be clear taller does not mean bad things just that this male mines bigger ego thing is a waste of time. The right type of development and its final form is what matters not the biggest most bestest friggin tower you have ever seen.

^sure, I totally get that, and I enthusiastically agree. But, as a downtown Dallas master-planned development, Victory Park needs an unmistakable symbol, way finder, skyline spike of starchitecture. At some point, much of the pretentious wannaby truism about Dallas will transition to the harder-trying No. 2 coming into its own. Put a ring on it, a big fat flashy you-cannot-help-but-see-it token of success.

A skyscraper that lets everyone know exactly where Victory Park is. NorthPark Center needs one of these, too.

I was going to ask but am assuming this is where that claim came from.

Based on the one render, my personal feeling is that it's a nice fit. 30-40 floor height seems to be more common here now and this one appears that it will look good, interact well with the neighborhood and so forth.

Tamtagon likes a good skyline icon as much as anyone. Something that can be seen as a place-maker from a distance to anchor a hotspot of activity. NorthPark is a significant economic draw but from the perspective of the skyline near it, it is dominated by its neighbors. Considering NorthPark is a highway driven development a highway visible iconic tower is not a terrible idea. Not casting shade here but its a similar idea to what drove the Trinity Bridges into happening. They wanted physical icons that people could attach to a renewed interest in a geographical area and in the Trinity River Projects case they pursued a famous bridge architect for those icons. NorthPark could easily absorb office and/or hotel rooms in a modest but modern icon attached to the mall.

^ya, something like that. I think I've expressed the signpost idea in the NorthPark and.or park Lane thread(s). In the merger of highway suburban development with pedestrian urban development, I see Central Expressway as the New Millennial "Main Street" of downtown Dallas (Stemmons Corridor is similar, but a little different). Under that umbrella, I look at NorthPark area as completing node of the downtown tendril... by the time Central gets to Royal Lane, we are no longer in the same garden. By car or if you must by train, the distance between Northpark area and downtown is doable during a lunch break.

Also, NorthPark Center is more than just a mall, it's an actual international shopping destination. The combination of American Sunbelt City downtown and suburban shopping is evolving in the NorthPark area and over time the other 1970s suburban strip center parking lot prairies will redevelop along the lines of Park Lane and that part of town grows and grows and grows more important to folks heading to Dallas for the shopping. NorthPark Center is an such a perfect companion to Highland Park Village, and now that the CBD is turning back into an actual place with an actual vibe, ambiance, energy, a downtown scene, the entire Central Expressway "Main Street" consideration really gets into the game. In Richardson, we've seen TOD suburban corporate campus, there's every reason this sort of return to the city will continue back into town along Central. Presbyterian Hospital neighborhood will probably double or more with a wide and wider array of medical practices leading into a (10s of?) millions more square feet of office, hotel, shopping, entertainment happily dog-piling into wedge of redevelopable land between Greenville Ave, Central and Royal Oaks Country Club....

So, ya, I'd love to see an actual skyscraper mark this prominent area on the skyline.

Stopped by Olivella’s yesterday and there was a sign on the door saying they are closed until late September for “maintenance.” That doesn’t sound good. Most restaurants that say they’re closing temporarily usually end up closing permanently. I sure hope this one is an exception.

I was a little in panic mode because they’re opening up Olivella’s in Las Colinas in September, but I’m sorta relieved it’s the one in Victory Park. Hopefully it stays open - I really like that place and we’d walk to Olivella’s frequently when we lived in west end.

In the movie "Drive-In" (1976) they had a cameo as "the world's tallest buildings" in the movie-within-the-movie.

It was always meant as a 3 month pop up. The space was won in a contest. They were open. They won the space through the end of August, and then the pop up ended.

Does anyone know if there is a plan to do more pop-ups like this in the area? I think this is a great idea to temporarily utilize the VP space. I know longer-term tenants are likely more desirable, but lots of pop-ups would do a great job of generating incremental buzz and hopefully consistent foot traffic.

I really would have thought that Kessler Pies would have some business with the apartment people or even getting some from the office tenants. Not sure what is going to happen down there it seems the people that live and work there eat and shop elsewhere which is odd considering they can walk out there door and it is all right there.

In general, I would love to see more property owners explore the benefits of pop retail. It can do a lot for increasing visibility of a empty space and can provide a new business some testing ground for operating a space. In some cases, the popup business itself signs a permanent lease.

•Hero (west plaza). They have removed a section of the glass looking down Victory Park Lane, presumably for some new feature. Hope this addresses the misalignment of VPL and the plaza and draws people that direction.
