The first is a restaurant and bar from This & That Concepts, the team behind High Fives, So & So's, and the Standard Pour. They'll open a 4,232-square-foot restaurant and bar, plus a 2,600-square-foot, second-floor covered patio overlooking Victory Plaza and Victory Park Lane, at the northwest corner of Victory Park Lane across from the W Dallas – Victory Hotel.

The second is a massive restaurant and entertainment complex going into the space previously occupied by dearly departed Nove and N9NE. It's from 8020 Hospitality, the Elias Pope company that owns HG Sply Co., and Brooke Humphries, owner of Barcadia. The complex will extend 24,022 square feet, occupying the entire ground floor of the west Victory Plaza building.


The third is a bar and tavern from Humphries located in an "out-of-the-box" space inside the parking garage on Victory Avenue, across from the Arpeggio apartments. It'll have 2,466 square feet plus a 1,179-square-foot covered patio. Humphries' portfolio includes Barcadia, Beauty Bar, Mudsmith, It’ll Do Club, and Pints & Quarts.


Wow, all three restaurants are coming from people with solid track records. Honestly, I would have been happy with almost any three restaurants given the current state of VP, but three restaurants of this caliber is a great sign. Not to mention these three won't be too terribly far from the successful Happiest Hour.

Located at Victory Park, Kenichi will close its doors at the end of April. With no plans to reopen this concept, co-owner Josh Babb of Rock Libations (the restaurant group behind new concept Musumé in HALL Arts, Shooters in Victory Park, Chop Shop in Carrolton and Chop Shop Live in Roanoke) says, “It has been a great run, and we are thankful to our guests for their loyalty all these years. We are excited to move on to another phase with fresh, new concepts in different locations and look forward to what the future brings.”

I've never eaten here, and I don't know if it's good or not, but the timing of their closure is unfortunate. Seems like they struggled through the tough times of Victory Park and won't be sticking around long enough to reap the benefits. I don't know how dire their situation was, but I feel like if they could have stuck around one more year, things would have really turned around for them. The movie theater and three restaurant/bar concepts coming to the area are really going to liven things up. Not to mention a lot of the existing construction will be completed by then which would make the area a lot more pleasant to walk in.

I've eaten at both the Dallas and Aspen locations, and was never impressed. Especially with the service.

There are better sushi places in (both) towns.

Mesero is coming to Victory Park, probably in the new spot that we thought could become a Mi Cocina or perhaps in the space vacated by Kenichi.

Great tenant. It's local. It's for the neighborhood. It's a destination. Great before a movie. Great after a movie. Hoping they serve breakfast. Kudos to Trademark.

I count about 20 apartment developments in or bordering VP. That should be sufficient to support the newly announced restaraunts. And it's much more than VP had going for it in prior iterations.

Coming soon signs are up in the Vista building for "Rebees a Modern Texas Saloon."

Victory Park is also anticipating the late 2017 openings of three unique concepts by Dallas entrepreneur Tristan Simon’s new venture, Rebees, including a modern Texas saloon, a retail emporium showcasing local artists and makers, and a creative workspace with a seasonally-minded, day-focused café.

Wow, that's a pretty significant plot of land. Do we have any old renderings about what could be built here? I really hope they do a good job connecting the station to the neighborhood.

No, it was over by the DART station in the large surface lot that Hillwood said it would build on.
I would love to see that Hines building move forward. Hopefully we will see some movement on that one in a year.

Oh yeah I forgot Perot owned a plot in VP. If it's Hillwood don't get to excited.

If Park District and 1900 will deliver in 2017, and Union and No.10 will deliver in 2018, then now would be a good time to start planning for something office to deliver in 2019.

I doubt that is what they are planning at this time. Notice Hillwood put out three different proposals to hopefully catch a big fish. They published renderings for a Valley View Tower on the old mall site, an office tower at Turtle Creek with a large front lawn and this site. I imagine they simply wanted to be where ever the potential tenant wanted to be. I suspect only one of those three will be built if it is built. Maybe the Victory site finally got a bite. Hillwood did sell off most of Victory to apartments so the question remains are they still holding on for an office project or finally sold the property off for more apartments.

On the VP website under "office" they have this building listed:

2601 Victory Avenue is a 350,000 sf office building with ground floor retail adjacent to a new DART plaza. The building design includes an offset building core that allows dynamic flexibility on the 31,200 sf. ft. floor plates. The 12-story brick and steel building includes 3 per 1,000 parking. 2601 Victory Ave. is the first building of a contiguous 8.4 acre urban office campus with up to 2 million square feet of density rights. The building is currently in design and pre-leasing and is a development of Hillwood Urban.

That parking lot is stil owned by Hillwood who has marketed it as a HQ relocation site. The German bank who now runs Victory Park probably doesn't talk about other parcels other companies own and Steve Brown doesn't seem like he cares to add that detail. When Victory Park went under Hillwood got to keep undeveloped parking lots to the north and the Bank kept basically the built out parts including some parking lots.

^I kinda figured Hillwood's bankrupt Victory Park Plan and subsequent creditor take-over was filtered out of this most recent presentation of the project. The article also mentions that early on the development was supposed to be mostly office buildings, but I thought 6-8,000 residential units was always part of the marketing of the new downtown neighborhood.

I don't think I mind too much if Hillwood keeps some acreage on ice for a while. Whatever about the HQ-Relocation site smokescreen, Hillwood owns all remaining potential for a confluence platform with the Design District. I certainly would not want the creative flow of Hi Line Drive to wither away on a Victory Lane flanked on both sides by the totally uninspiring, deadended apartment & garage there now. Get the highway rebuild well underway and then put the surface parking lot back into play.

The ridiculously attempted initiatives to profit by a thoroughfare inside the levees is on the verge of being written out of the history books to save face and finally Industrial Blvd (oh Riverfront Blvd) will get the appropriate attention as the next downtown backbone...

It can't be understated how bad Hillwood Urban was at launching VP. I'm glad it's turned more mixed used than previously envisioned. Hopefully those garages get rebuilt into something one day.

Hopefully, but probably not, Hillwood's Victory Park will be the last time one of these large scale mixed use master planned new urbanist public-private partnerships tries to replicate and sell the attributes of another town like Miami or Las Vegas or Chicago or Manhattan to North Texans.

Build a big honking highrise spread of Dallas to the folk looking at Dallas, sell something 'Fort Worth' to the folks looking at Fort Worth.... but stop trying to sell the Miami Beach experience to potential members of a private pool & cabana club in Uptown or whatever.

I have no idea what sort of Regional Characteristic specific to Las Colinas or Plano/Frisco there is to sell when it's time for that level of development in CoCo.... hahaha

Top Pot Doughnuts at SkyHouse is no more. I popped in there on Sunday and noticed a few cartons of banker boxes and almost asked if they were moving. I did ask whether they had been busy and the barista told me they had been very slow.

It was my go to for donuts downtown. I will miss it.

First Kenichi and now Top Pots, not the best time for VP to be losing the few retailers it has. I feel like it'll still turn the corner this time next year, but every retailer counts at this point.

Well I went once when it was supposed to be open and it was closed for no reason posted. The location near North Park seems to do very well. I always thought being tucked away in that apartment tower, turned away from the street, was a lousy location.

Victory Park has a bright future ahead. The Downtown Dallas neighborhood just got a lot more colorful with the debut of five new murals by local artist Lesli Marshall. The vibrant additions are part of Victory Park’s redevelopment efforts to bring more energy and character to the urban district.

The eye-catching paintings depict geometric and imaginative portraits of wildlife – a phoenix sweeping over mountaintops, a pair of rainbow-hued fish swimming among diamonds, a surreal longhorn with two faces.

Marshall and her team members, Sarah Reyes and Daniel Driensky, drew inspiration for the striking murals from five adjectives: radiant, victorious, fierce, strong, and brave.


Impressively, the trio completed the project in only two weeks.

As radiant as they are, the location of these artworks may come as a surprise: You’ll find them tucked away in the parking garage on Victory Park Lane. The artist and her team were up for the challenge of transforming a boring, industrial space into a hidden art gallery.

“Usually you don’t see giant murals in parking garages, so I really wanted to make them bold and stand out. You turn the corner and it’s really unexpected,” says Marshall.

Dispersed throughout every level of the five-story garage, the murals kill two bird with one stone. They bring public art to Victory Park, and act as a creative way-finding mechanism. It becomes a lot easier to remember where you parked with the murals.

“We could just paint numbers on each level like everywhere else does, but the new Victory Park isn’t like everywhere else,” Terry Montesi, CEO, Trademark Property Co., said in a statement. “Art is a powerful medium that can transform a space visually and impact how people experience a space emotionally. It’s one of the most important ways that we are adding texture, character, and soul to the district and fostering a vibe that is completely unique to Victory.”

Marshall’s murals are just one part of Victory Park’s makeover. This spring, the neighborhood unveiled its first piece of public art, a steel sculpture by California-based artist Nathan Mabry. More artwork will pop up in the coming months, including a large-scale sculpture by Las Vegas-based artist Tim Bavington.

The redevelopment will also bring a bevy of new businesses to the area. Seven new restaurants, Cinépolis Luxury Cinemas, Orangetheory Fitness, and a new 285-unit apartment building will open their doors over the next year.

There is a new Italian restaurant opening in Skyhouse Dallas: Victory Italian Bistro and Bar. The restaurant will face Houston Street across from AA Center. I spoke to the owner and he said "it will be priced, not expensive". They will have a full bar and plan to open in 3 weeks.

Anland North Commercial (a Hillwood affiliate) will be at the City Plan Commission this week for a replat of the lot north of the DART plaza. Maybe this is moving forward regardless of whatever Hillwood is pitching to Amazon.

The Victory Park site (http://victorypark.com/office/) has had a rendering of the office site for some time now. There is also this article from DMN (https://www.dallasnews.com/business/rea ... amazon-hq2) that shows the same building with the Amazon logo at the top of the building.

I assumed that was a hypothetical "if we get Amazon" kinda rendering, but if that's what they're building, then awesome! I like the building a lot and appreciate how unique it is compared to Victory's other structures.

I have to say, though... I really don't understand having the wider grassy area of the plaza against the DART station, and the hard surface oriented toward Victory. It seems you could easily make this entire plaza more functional, while still having grassy areas off to the side so they don't get trampled to death after every Mavs/Stars game or concert.
A little creative landscaping could deter that traffic from interfering directly with the building lobby if that was their concern.
As it's oriented now, it appears your primary foot traffic flow is going directly from AA into this building... and back.

My thought is, maybe this could be a space where Amazon could locate if they decide to come to Dallas. I believe Amazon wanted 500,000 sq ft of space readily available. Even if Amazon decides to go elsewhere, the office space could be filled just based on the number of corporations looking to expand in the Dallas area.

I also like the brick facade, it will blend in with the AAC.

I am going to do what everyone else has been doing for Atlanta, Boston, and Chicago. Which is suggesting this could be a good sign that Amazon is coming to Dallas. We know Hillwood already has a good relationship with Amazon and we know Amazon requires a certain amount of space as soon as details are worked once the HQ2 city is chosen. So couldn't we also make the leap like other cities have that this is sign that Amazon is choosing Dallas. Or that Hillwood has signed a significant tenant of some kind for this project to move forward. The Google regional HQ announcement is supposed to come a lot sooner for example.
