Does anyone feel that the success (or lack thereof) of the Mavericks and Stars plays into this at all?

I don't think so. The Stars draw really well- 97% full at 18k per game average (http://www.espn.com/nhl/attendance) (I know that these are tickets sold and not necessarily fans in the seats - but if the Stars numbers are inflated then everyone else's are too) and The Rangers draw well and their new park is actually has fewer seats than the existing one.

Mavs were 5th in the league this year in attendance, at over 100% of seats sold.

My opinion: once the buildings are filled, VP will be fine.

If Amazon theoretically did move into the VP spot I would love to see them somehow purchase the AA Center and put a park/plaza in its place as part of its campus. It would be an ideal spot for a nice open park that bookends Katy trail.

Victory Park's new tallest tower will cost more than $138 million

Houston developer Hines has filed building permits for what would be the tallest tower in Dallas' Victory Park development near downtown.

The 39-story skyscraper will be constructed across the street from American Airlines Center arena and next door to the W Dallas Victory Hotel and Residences.

Hines in building permit information filed with the city says that the project at 3099 Olive Street will cost more than $138 million.

The residential tower will include 334 apartments and 9,500 square feet of retail space.

Bummer that this will block the w hotel which i think is a beautiful building.. its cool this and amli fountain place are being constructed to add to the skyline, its just stinks they are going to block two amazing buildings.

I am very excited for this tower! I do like the W but I feel like the W has the "King" of uptown for too long now, its time for another tower to take the title.

So one version is 334 units at 39 stories and the other is 344 units at 29 stories.

Quick glance at Ascent Victory Park's site yields 153 units currently available out of 302...so just under 50% leased. A June 2017 article said it was going to be fully completed in August 2017, so about 8 months in of the full building being available.

Edit: Victory Place has 120 open units out of 352, so faring a little better at 66% leased.

Really excited to see this one kick off. And it looks like the retail will funnel into the main "strip" of Victory Park, which is great.

Skylines are to be enjoyed at different angles. Adding another building enriches the overall perspective. Whether Buildings are visible is entirely dependent on where you're taking in the view.

I'm glad these two building will bring residents more than anything.

They need to start opening some of that retail as these residents move in. It will help the units seem more attractive.

How many feet is the proposed 39 story building supposed to be? I think the 43 story Mandarin was supposed to be around 650 feet if I remember correctly.

So, based on the Planning Commision application, it will be 39 floors and 432 feet. NOT taller than the W after all. So, somebody saw the 39 floors and made an incorrect assumption?

It could simply be that it would be the tallest residency only building in Victory Park. The W is a Hotel/Residence so you could make the claim with some minor qualifiers for the sake of sensationalism in headlines that the W doesn't count under whatever was said previously about this new tower. Let's hope we see more final renderings before they start construction.

In addition, the restaurant/bar space next to Itsugar with the balconies is under construction (this is Dibs, I believe).
A restaurant called Mio Nonno is going into the first floor of The Ascent. Construction is underway.
And it looks like the bar to be built in the back of the retail garage facing Arpeggio may or may not be happening. Construction stopped a few months back and then just 2-3 weeks ago they removed the chain link fencing around the space.

I see why he called it the tallest tower in Victory Park it's because of this qualifier from the article.

Victory Park's current tallest high-rise — the 31-story W Hotel — opened next door to the building site in 2006.


Hines new tower will be 39 stories so he wasn't basing the statement on actual height but by a number of stories.

There's a handful of open shops as you near the AAC, but it's overpowered by all the boarded up storefronts. With this shop open, you can kind of get a feel for what VP could be.

I saw this tonight and it really stands out and makes you envision what they have in mind for that street. I'm excited to see what happens there. I hope the new highrise apt tower at the end of the street does happen. It's much needed to make this street re-do successful.

I hope this is successful. I just have tamed expectations with this project. Retail seems to die here. I think the area is to subservient to the arena, monstruos garages and parking lot abound. Hopefully this works.

With Victory Tavern closing and another closing possible I hope somehow they are able to bring new life back here but I think it will be an uphill climb. Nothing connects this area to the city other than the rail station. Not inviting to walk to from uptown or downtown and butts up against I-35 and arena is more hinderance than help. Somehow they have to stitch this place to the surrounding city.

Field needs a road diet to connect VP to Uptown and Harwood. It just feels like a highway as it is.

It will be fun to see how the Union does, it's a much easier trek if you live or work in LoMac or work just across Woodall in downtown.

IMO North End is the biggest barrier to connectivity between VP and Uptown.

Would love to see that redeveloped.

Simply removing the fence around North End would be a good start. I understand managing vehicular traffic, but pedestrian flow should not be restricted through this area.

You could easily extend some of those internal streets into the VP fabric and simply put up some bollards to keep vehicles from passing through. Heck, I'd love to live in North End if it were oriented in that manner.

I really like this idea actually. Long term I would still want the apartments completely gone, but making these changes in the short term would be wonderful.

Tunnel Harry Hines and McKinnon and build a pedestrian bridge across Field street from the Happiest Hour area into Victory and use the old McKinnon above ground as a Katy Trail extension into lower uptown and connect to Klyde Warren Park. Dreams are free.

That's not practically possible. North End was built with the only access control being the perimeter fence and gates. Unlike new wrap and podium style projects, there are no access control doors for all of the individual buildings. Residents, multifamily property owners, and insurance companies don't like free and open access to every unit for anyone and everyone.

That project will be redeveloped eventually, but I wouldn't hold your breath that is happens this cycle.

I think most of the North End real estate should be turned into a Natural History park.

You have to remember, North End was built before Victory Park existed and at the time there was a very undesirable industrial/power plant use on the other side of Houston St that you wanted to be as isolated from as possible. Given what was built in 1998 it would be very hard to re-orient and engage Houston Street today. You certainly aren't going to do that when the entire project is going to be redeveloped in the medium term, likely the next 3-7 years if I had to make a slightly educated guess.
